Anyone else had viewings today?

I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

We had our third viewing this afternoon. I parked across the street as I had nowhere I really needed to be and usually they are in and out in 15 minutes - typically they took longer than 15 minutes.

They were in the house for 35 minutes and then stood outside talking and pointing to my house and another house up the street that's for sale.

All immaterial if they don't offer!

Were they looking at their phones, maybe they were using PropertyLog for comparing prices?

@GoingDownLikeBHS oh no! How frustrating.
I had three viewings and one cancellation this afternoon. It was difficult being out of the house with two dogs for over an hour and a half (i dont have a car). When I got back there were three people holding an estate agent's printout standing on.the other side of the road looking at my house.
I spent six hours cleaning today before they came, and no idea if it was worth it.

Sorry to hear that @GoingDownLikeBHS it's always frustrating when viewers cancel at the last minute. At least you have a nice tidy house, right?

Not really, they maybe decided that they like another house better, that is the buyer`s choice to do that.

It’s bad form to cancel at such short notice. Fair enough the day before but not twenty minutes before. I hope karma gets them when they come to sell.

I always think when people behave like assholes throughout their life that karma is bound to catch up with them eventually. Because maybe you can get away with it once or twice but not forever. It's a comforting thought.

@GoingDownLikeBHS Total arseholes! There's just no excuse for such last minute cancelling, it's completely rude. Only (very tiny) positive is that at least they didn't view with no intent to offer and you know for sure the problem is them not your house! Hope you get someone better through the doors soon!

You dont know that for sure, the problem could be many things to do with the house, including the price. People dont just pull out of viewings for no reason.

Well, you wouldnt know that @CrashyTime having never been in that position, but as ever your opinion is presented as fact. People pull out of viewings because they feel like it all the time, it's common knowledge. To suggest its because of the price is completely obtuse and provocative; so you think someone books a viewing 10 days in advance knowing the price and then 20 minutes beforehand they suddenly go "nah too expensive"?!

Or is that what you do to people yourself?

Anyway, before I get involved with goady posters (well, poster), thanks for support yesterday I did get a bit tired and emotional last night thankfully I'd hidden my laptop pre-viewing so I just had wine and left it for the night. As almost everyone knows on here (it being a thread for those having house viewings) selling your home is never straightforward and is often upsetting. I could tell a long story about why we have to sell, but I know a certain person would enjoy reading about my misfortune (well, anyone's misfortune is attractive to them), so I won't.

The viewer that pulled out wants me to take more time off work to re-book, apparently he can only do office hours. I asked the agent if this was a serious buyer; apparently this guy already owns one house which he is thinking he might sell or rent out, if he can get a mortgage on second house. So I reckon the answer to that question is "no". I've said if we have other viewers booked e.g., on a Saturday and this guy wants to tag a viewing onto that, then fine, but otherwise I reckon it's just a time waster and he's likely to do this again or worse - had this last year - offer on several properties then a few weeks in decide he wants something else.

@GoingDownLikeBHS I'm just ignoring the goady posters now, I find it better for my mental peace to just not even read what they're writing. I'm sure they'll get bored eventually or just talk among themselves Smile

I think you're doing the right thing regarding this buyer. No decent person massively inconveniences someone and then rather than be sheepish and willing to make amends asks you to bend over again!

I’m trying to ignore a different person today on another thread. I know him from old and he just likes to start arguments so I’m telling myself IGNORE.

Is there any way your EA could go some of the viewings for you? Like this annoying guy who will only do them during office hours.

@GoingDownLikeBHS I think you're right. If he's at the "might" and "if he can get a mortgage" stage, he's a waste of time anyway. Tell estate agent he can view if and when he has an AIP for his second mortgage.

One of my viewers wants to come for a second viewing on Monday. What is a second viewing for? I'm worried as I need more than asking price to move on. And i just found out my estate agent, who was going to advise me after the viewing feedback, is on leave all week!

Normally a second viewing is considered a good thing @Flensburg

Viewers often request a second viewing to confirm in their minds that a property is for them.

Might not be a time waster. We’ve had a LOT of viewers in that position, and some have made serious offers.
I imagine they’ve seen how difficult it is to sell and either don’t want to take a big hit or/and don’t want to get caught up in a long and fragile chain. So they plan to let out the first house, buy the second house cheaply, and then sell the first when prices start rising.
I don’t think it’s a cast-iron strategy. We’ve had buyers in this situation pull out because they can’t, in the event, get the numbers to work or (my theory) they’ve realised they might get clobbered for CGT. But it may work for some.

Second viewing often results in an offer @Flensburg so that sounds positive? Means they are very interested. Is there another agent in the office you’d be comfortable dealing with?

Fingers crossed for you @Flensburg! When we were looking a year or two ago, we only booked second viewings for the houses we were really keen to make an offer on.

I've now run out of jobs I can do to make my house more viewing ready. Everything else is "pay a professional" territory and best left to the buyers taste (if we ever get one...!). I hate this sitting around. It reminds me of how antsy I was when I was pregnant, feeling like I should actively be doing something to move things along but just having to try and carry on with life while waiting 😂

I really trust this one because he sold me my first house and the second one he sold without even taking photos. I find any sort of negotiation difficult because its not straightforward and honest, it's like a game I can't play. So I need him to do it. The receptionist said she will message him and ask him to get in touch. I did say if he's unavailable can I speak to someone else?

Just had feedback from my viewing yesterday. He actually went into the office this morning to feedback and discuss the house.

He loves the house. He's divorced and has 2 girls. He loves 3 storey houses & has lived in one before and is very interested. He's sold and completed on his house and is currently living with his parents.

He has another house to view on Monday but that house is much smaller than this.

He told the EA that he has a mortgage in principle (although she's not seen proof of that yet) and needs to look at his figures over the weekend. She's told him to please come back to them after his viewing on Monday as she would like to hear his thoughts and told him that they could discuss figures etc. She knows that we're slightly flexible on price but she obviously hasn't told him that yet.

So pretty positive.
