@sweetpickle23 could you contact your sellers estate agents? I did this to help keep everyone in the chain updated. They were very motivated to keep chain updated too, solicitors not so much!

@Jaq27 sorry if I've missed it but how long have you been waiting?? I wish my chain was as simple as yours. Shocking you are experiencing any delays at all!

Hey thanks @ShittyGlitter Ye it's amazing that even an uncomplicated chain can be held up.
To answer your question, we had a buyer back in June but they pulled out in October. So we lost the first house we offered on.
Then we got a new buyer (we reduced our price) end of November. Just as things were coming together, the people in the second house (THE dream house!) we'd offered on decided to withdraw the house from the market :( After we'd spent £900 on a survey too. Bastids.
So .. we had to quickly find a THIRD house to keep our buyer happy and on board.
This is where we are now. We went for a house not quite where I wanted, and not quite what I wanted, but it is chain-free and we can move in (no big renovation needed).
And now we are in the limbo world ... I really hope things start to happen next week!!!

We've had no update, which I understand as everywhere has been closed. But would be nice to try and talk dates. As a bridging loan is being used at the bottom of the chain another solicitor has to be appointment and they have to do their own conveyancing. You would like to think this would be fairly straightforward and queries raised would be pretty similar to the original ones raised. It took two weeks for us to agree a date last time. Very fed up, should have been in for nearly a month now!

Only positive was I redid our mortgage offer this morning and the rate has really gone down!

We sent the rest of the deposit/legal fees over today. I'm pretty much packed up but my partner hasn't even started packing his and his DD's bits yet!

Roll on next Friday.

Sorry to hear so many people aren't getting much information about their sales/purchases.

We have been called in to see our solicitor tomorrow, as our purchase has progressed and she wants to see us.

Is it going to good news or bad?! At least it is progress....

Having exchanged what feels like a lifetime ago but which a quick search tells me was only three weeks ago, we completed today without incident. Absolutely knackered from cleaning and unpacking and there’s still a lot more to go…

So we are desperately trying to exchange before the late school applications deadline in Feb. Trouble is our buyer will not order their searches and survey until there is a particular enquiry (which has nothing to do with the searches) is sorted. I feel like they’re not committing and really want to push this on. Think we need to say to them that unless they commit to those, then we can proceed with our onward purchase and we need to find something else within our LA. Don’t know what to do! We did all our searches and survey 6 weeks ago!

@Areyootakingthepish what is the enquiry and can it be easily resolved? How long have you been under offer with them - I would also be very frustrated and nervous because of course paying for the searches = commitment. Is it end Feb or early Feb for your deadline?

Not much to report here - trickle of enquiries going back and forth, am very keen as are many of us here now for a sense of an impending time frame. I’ve done nothing about starting to declutter.

Sorry a long one. As my DP remarked recently he's grown a beard, shaved and grown another one or two as our wait has stretched into eternity.

I sold in two days back in July. Survey was done promptly and no issues. Filled in the TA10 and TA6 and the fun began. With spurious queries about certification we clearly didn't need and a small hiccup over a rentcharge. So time tootled on.

Then, when we should have been done, came the fun. For reasons lost in time the bottoms of the gardens on my side of the street are on separate deeds. Mine wasn't in my name, actually not in anyones name. I've lived here over 30 years without being aware of this and with no issues. So when this was highlighted my solicitor suggested an indemnity and a sworn affidavit to cover the buyers. That wasn't accepted. Only a change at the Land registry would do. The buyers seem to have been told by their solicitor this would take a few weeks. Mine said it will take as long as it takes. So we applied in October and in late November I called the LR more in hope than expectation. Actually they were quite helpful but their legal team had requested the matter be put to six of my neighbours to see if any objected to our 'adverse occupation'. Though the correct legal term it does sound like we were pinching land. The cut-off date for objections was late December and now we wait for the whole thing to be rubber stamped. Given it was simply a paper exercise - no change of boundaries - who knows what objections anyone could have had. My solicitor is as baffled as we are. And why oh why did it take til October to raise this?

And then this week my buyers offer ran out and their mortgage company now want another survey. That happens next week and please let it be an end to it.
Hopefully we will be done by mid February. Given they are FTB and I can move in with DP temporarily this should have been done in around three months.

In the meantime our sellers, who we agreed the purchase in late August with, are now chomping at the bit as they - mother and son - are both ready to go. Arggghh!!!

I think I was being optimistic withthe word progress. Activity is more accurate. Issues with miss dated trust deeds and missing planning permission and building regs. Very sloppy conveyancing from our buyers solicitor. No word on the big P.

@Laughingravy our situation is not too dissimilar to yours. Everything at the land registry takes so bloody long. It’s a short chain and we have been under offer since April, but it took us until November to find our onward purchase. Started all this in March last year, nearly year ago!

Can I have a quiet moan here? There's no point in it, I won't change anything, because I can't actually bear the thought of changing my mind. But the grade 2 listed house we lost out on is still on the market. I think the other offer the buyers chose stepped away from the purchase- a few weeks back I got a call from the EA asking about our status to "update their records" but I think it was because the buyers pulled out. We'd already had our offer accepted on this house.

A listed property would be a pain, and my partner wasn't overly keen, and there were plenty of other reasons not to be sad about losing out on it. And the house we're buying is lovely, in the same area, etc etc. I won't regret buying that house.

But I'm feeling that "what if" feeling tonight. And still just a bit sad about losing the chance at the other one.

So gutted we was so close and our buyer has just had to pull out due to problems with the mortgage (our garage conversion/storage room not meeting building regs) which was not not done by us and done over 20 years ago. We really don’t want to lose out on the house we want so need to find a buyer for ours quickly. We have a viewing tomorrow from a FTB so I’m got my fingers crossed. And we are in the process of taking the radiator off and putting a new door so that it gets signed off as not habitable so we can just state that’s it’s fine as a storage room but I’m totally deflated.

Our survey on the house we're buying is happening week after next. I'm a bit confused over the exchange deposit, I'd never even heard of this. I was a FTB last time so don't remember what happened but I'm hoping our seller will accept less than 10% as our deposit is coming from the equity in our current house. Our buyer has sold to a FTB and their 10% won't cover 10% on ours or the one we're buying. Has anyone had to top up their exchange deposit before? We're going to start sorting through the house, doing tip runs and things this weekend. I'm really hoping Easter will be in our new home!

It usually all moves up the chain, so you get deposit from your
Buyer etc, are you not putting in any money yourself? We're putting in savings so will be topping up to 10%

@onthefence23 we have £65k equity in our current property so all the deposit is coming from there. The savings we have are being used for solicitors fees, surveys etc. our buyer has sold to a FTB but we'll be about 7k short on the 10%. Could likely borrow the money if we need to but would rather not!

Finally joining. Should've exchanged this week with a view to completing end of Jan. Our buyers have already exchanged on the sale of their flat so they are feeling v stressed but has certainly amped up pressure on the chain!

I'm currently sitting with the anxiety of having to pack up our house in less than 3 weeks. Also moving into a probate project house. Someone tell me this time next year when I'm sitting in my newly renovated kitchen diner looking onto my amazing garden the stress will be all worth it????

@Deedippy we’re doing the same, though we are not as far along as you. The advantage with buying a probate is getting the house exactly how you want it. I’m excited for putting our stamp on a project and owning a property in a far better location than we could afford. It will all be worth it in the end, this time next year!
