We're also buying a probate property. It doesn't even have central heating and it isn't connected to the gas mains. Not quite sure how we are even going to cook when we first move in - on the oil fired aga ??!! Eeek.

Slow cooker and air fryer recommendations are spot on and that's our plan.

No central heating? Oil filled rads maybe?

It's economy 7 heating and the aga heats the water. I'm trying not to worry about how much of an upheaval it's going to be right now! Thanks for the recommendations for cooking, we will definitely look into an air fryer.

We won't be exchanging for a few months yet - we sold much faster than I expected and we need to wait until DW has finished the term at uni! So we are in the decluttering stage.

@deedippy the plan is to live in it as we will have enough space to store furniture in a room or the garage. We viewed it again on Saturday as our dd hadn’t seen it (she’s at uni) her reaction was interesting, totally freaked by what we’re intending to do, moving from a ‘done up’ Victorian semi to a dated 1960s detached 😀

Goid idea to have a probate reno thread, we need to do everything, knocking walls down, electrics, heating, you name it, it needs doing!! The only thing g we don’t need to do is an extension but there is an interesting extension already which needs to be better integrated with the main house.

@NextPrimeMinister @MovingToPlan great to hear there are some other probate buyers too! An air fryer is a great idea, we don’t own one so will need to add that to the list! We will have to live with the kitchen for a while, need to sort out layout, electrics, heatIng before we can tackle kitchen, plus we’re thinking it might be a good idea to do the utility room first and we can then use that as a temp kitchen when we come to update the kitchen.

We marketed in September.

Last week we had 2 viewings and 2 offers (both for the same amount - £15k under the min we had in our head) Hopefully today will see us accept an offer - once the estate agent has dealt with the haggling. Both buyers are mortgage free but one is also chain free so I think they'd be the easiest buyer.

We've started looking but can't find anything we like. Hoping to see more on rightmove over the next week or two!

Can I join? Put.house on market late November and had 2 viewings yesterday. Agent is not convinced by either but we are crossing fingers and hoping things will start to pick up and there will be more interest.

We have an electrician going round tomorrow give us a quote for the works required. I'm expecting to need a full rewire. We are going from a comfortable victorian end terrace to a 1920s house that hasn't been done up in all the years of its existence, looks like. Well, it's got lovely bones and we aren't ever leaving it so it'll be worth it.

@newbeliever Sounds very similar, there isn't much that doesn't doing and plan is to store stuff in garage. We are however building a huge extension. Our teenager is not impressed with us moving from our cosy Victorian which is the only home she's over known to put run down 1930s. As soon as I've exchanged will get that thread started

@MovingToPlan good luck with the electrics. Ours were in a much better condition than we expected although electrician is still going in day after we complete to do part of the work as apparently the previous resident wired the electrics in the garage himself!!!!

Listed house for sale in late Sep 23 at 480K (as advised by EA).
Gradually reduced to £425 (our choice). Had two viewings and offers of £410 (later increased to £415 and then 400 from an earlier viewing - rejected both.
Had a viewing just prior to Christmas and an offer of £422 which we accepted. Survey was today. Zoopla estimates £489-£598 as the value range for our house.

Finally got the paperwork for the house we are buying. No issues or surprises except we agreed a price and had surveys done in late August. I'd put in several requests for it via our solicitor and their EA only to find when it arrives it had been filled in in early October. So someone sat on it for three months....

Hi all,
So some movement from both of our sols last week :)
Our sol has now received the contract pack for the house we are buying and has ordered searches. I've heard the council there is pretty good and turn things around in 1-2 weeks, but we shall see. One silly niggle is back in 2017 it says there was a Leasehold on the house ... it's definitely a Freehold property so sol needs to investigate this and close it down for certainty.
Also come across something called 'Chancel Repair Liability' - look it up!! In brief, certain properties were earmarked at some point as responsible for repairs/upkeep of local churches. In one case the owner got a bill for over £100k Swoons if it happens your job is to organise and split costs with the surrounding neighbours (some chance).
Luckily it looks like CRL was covered by an indemnity insurance policy some years ago so we are not too worried about it ... but isn't English property law and all these hidden pitfalls weird???!!!
In the meantime we wait for the searches to come back.
On our sale the sol has our draft Exchange contracts so we're expecting to start talking about Completion dates very soon.
Anyway, good luck -- and watch out for your chancels :D

That's crazy @Jaq27! English property law is so weird.

Our solicitors have said we can start talking exchange/completion dates soon- our buyers have now had The Big Bad News and we're waiting on their reaction to it. I don't think we are going to be talking dates soon!

Sounds nerve-wracking.
Can you say what it is or would it be too outing? Maybe it's something people don't care about as much as you think?
We once sold a flat where there was ongoing litigation over a tree from our shared garden that had fallen onto a nearby (derelict) garage.
The buyers don't seem to care about the potential liability of being sued for costs of the damage.
The case could still be ongoing for all I know.
