Some sellers take forever to accept! Both this one and the last one took 3 days or so.

The only times we’ve had instant replies have been when the sellers have rejected it!

I feel you @AUDHDVET but agree that rejects usually come quicker- as the seller will have told the agent to automatically reject anything under x amount.

If you offered this morning and it's a number that is over the x amount they're willing to accept, then they may want to discuss it amongst themselves, they'll have been at work so might be planning on that this evening and then sleeping on it. I would expect to hear tomorrow!

Don't worry about the L3 survey. Im buying a 119 year old house and love it. It needs new windows, theres some obvious issues I've noticed such as new pointing needed, fascias and downpipes need replacing and windows need replacing as the wood is rotten, but the reason for the survey is to make sure things like chimney breasts have been removed properly and the house wont fall down. Unless my surveyor comes back and says 'run' its more for me to restore the house back to its original beauty.

Obviously if the whole roof needs replacing (it doesn't look like it but thats a huge expense) or the house is significantly defective beyond what we can accept then we may have to discuss buying it but as far as im concerned the offer we had accepted stands as we factored all the obvious work into it.

Same, we got L3 surveys for every house we’ve bought or offered on, and we were really checking no major structural damage we couldn’t afford to fix, or that would make house unsaleable in the future. We’ve found damp and minor roof problems in our current purchase, as well as potentially asbestos.

If it turns out there is asbestos we’ll ask for money off to cover removal (it is some spectacularly ugly ridged cladding around the fireplace in the living room, so can’t easily be sealed up and left), aside from that we are just using the survey to plan future renovations.

we are still surrounded by boxes … trying to fit the contents of a huge 5 bed house into a bungalow is proving something of a challenge 😂 if I unwrap another Gu ramekin I think I will scream 😱

I’m the same!!! It’s mad. I’ve also found flour and ingredients best before 2004 … I obviously didn’t get round to emptying the back of my cupboards. Just thrown away 2 sacks full of stuff.
So stupid.
also just found the stuff I’d put aside as ‘junk’ carefully boxed up … it followed me here 😂
My advice is if you have packers make sure you’re clear about what you don’t want packed!

Another slow news day here. Our solicitor has gone back to say we don't need the FENSA certificate as it's a new build and we're waiting to hear what notices were served so we can go back to the developer to clarify they were discharged.

Im fretting over some small cosmetic issues and not sure whether to get them sorted before we move but DH is of the opinion they were there before and so it's sold as seen. I know he's right but I have anxiety and I'm a natural worrier. I had a dream this weekend that our bedroom ceiling caved in, woke up in such a panic!

FTB buying in London probably zone 4/5ish I did consider the shared ownership but I would only do that if it was a resale as I've seen too many horror stories in London.

Recently had withdraw an offer on the property, viewing a property in Romford tomorrow although it's above a shop and my mortgage broker said it might be a bit difficult to get a mortgage on 3/4 viewings at the weekend.

I am finding flats in London at the minute I really overpriced for example they will need a lot of significant work but be listed at something wild like £260-300k but they clear the boiler changing new bath new kitchen etc. Also finding estate agents are very rude.

Good luck on the continued de-clutter @Jaq27 - at least those GU ramekins will be easy to file into glass recycling!

The people who haven't sold yet and want to buy mine have just reduced their property price in a bid to speed up their sale... so that is positive. I am still in limbo as despite lots of viewings, only 2 people want it, but neither have sold yet.

My road is busy and too far out from the town centre is the main feedback, plus we now have to mention that planning may not happen for a kerb to be dropped - so nothing I can change. Since dropping the price by £25k I have had a lot of viewings (17) so hopefully something will give soon...

Sorry everyone, I’m pretty bad at keeping up. @SJ456 how did you find the process of booking packers? Seriously considering it, as I’m now looking at a section at 39 weeks, which incidentally is the week we’d initially targeted for completion, but that’s very unlikely now due to the month the vendors requested.
Still heard nothing 10 days after signing contracts, so a little concerned.
Great to hear some people’s good news and I hope that others have that too this week.

And hope the report kicks off with some generic "house is basically fine" sort of paragraph before he goes into all the stuff that's so non-committal it can give a weird impression.

Laughing about your ramekins @Jaq27. I'm keen not to use packers for this very reason. I need to thin my stuff out and packing things myself slowly seems a good time to face up to getting rid.

@Tupster Absolutely a good time to declutter. I was caught out when exchange was delayed and the packers had to come 4 days early. I would have cleared out more useless stuff!
@noodles44 the strange thing is, I really can’t remember buying that many Gu desserts. I reckon the ramekins have been breeding like rabbits in my cupboards…

Booking the packers was fine but we found a couple of companies as obviously you can’t book a date until you know a date. They are in the house now and doing a smashing (luckily no pun intended) job. I would strongly recommend!

Hope the section goes okay! You will need movers if you have had a section

I have tentatively booked our movers, they allow me to move the date so decided to just go for it- they only take a £100 deposit. Seeing as the completion date everyone is aiming for is almost a month away it seemed sensible.

Don't think we'll be exchanging today after all as turns out the outstanding document needs to be circulated for signature, and I assume this will need to be wet?? But hoping it will happen this week. Can't spend another weekend worrying, I'll go bananas!!

Have been updating our movers for (literally) months now. Finally pencilled them for a date in March that has been agreed by all parties but worried that now exchange has been delayed again the date is at risk. At the point where I vacillate between 'I can't do this anymore, I just need it to happen!' and just sort of numb 'I don't even know if I care anymore'. Not a great place to be in, honestly. Trying to keep my chin up but every week we're supposed to exchange and don't.

This will give you a laugh, I found a pack of Paxo sage and onion stuffing mix that went out of date in 2007.

I have moved twice since then...so I have packed out of date mix TWICE and UNPACKED it into my new cupboard.

DH has claimed it would be sad to bin it now, it's part of the family

This literally sums up how I feel! One minute it’s all I can think about and the next I just couldn’t care less!

We are waiting on a piece of paper work which was due last week and now our onward sale has accepted another offer. The whole thing is awful.

lol @ShittyGlitter that is hilarious. I feel slightly better about my 2002 blancmange mix now. We had a can of Sprite that came to every family party for years. He became a good friend.

@sweetpickle2 how frustrating. I hope you hear something soon. Our contracts etc. were sent for signing and returned by hand the next day and haven’t heard a thing, so I do get the frustration.
