Hi everyone, thought I’d check back in as we have slight progress since our buyers pulled out at the beginning of November. We have accepted new offer on ours (£12k) less than before but only £8k hit as house we are buying has accepted £5k less. Our buyers are in a long chain our purchase is the end of the chain. We are pretty much ready to go and I understand the bottom three properties of chain are too, just ‘the middle’ two parties to sort themselves out. Not feeling overly optimistic, but you never know, it might well happen!

Reading some of the updates, I see there are a number of you who have been trying to sell far longer than us. Let’s hope the new year brings us all some luck!

Hi there all, grateful to discover this thread.

My situation, house on market late Nov, offer in late Dec, and my offer on onward property accepted that day. Have booked survey on onward property and got mortgage agreed, but with Christmas post so far nothing from solicitors etc... Struggling between imagining the new place (in a new area) and trying to hold things lightly in case it doesn't go ahead. And decluttering family home...

Welcome @redmapleleaves1, I totally get the ‘holding it lightly’ but also having to deal with de-cluttering. We haven’t done anything over Christmas as can’t believe our long chain will ever happen. I can see us being caught out with the sale suddenly progressing and we won’t feel ready! Waiting to see how everything progresses in Jan.

The only advice I’d give is to be sure that the people below you are progressing at the same pace and at the merest hint of non-activity to be straight on it. We’d didn’t keep our eye properly on the ball with our first purchasers and had we been a bit more ‘on it’ I think we would have discovered they were pulling out a couple of weeks earlier.

5 week countdown til our proposed exchange date but our onward house sol hadn’t moved on the paperwork before the break so who knows if we’ll have a home to move into.
our buyer desperately wants to be in ASAP … stressful

Hello, joining the crew and offering another sympathetic ear.

Our buyers buyer pulled out just before exchange and before Christmas to add to the pain. No reason provided, but suspect mortgage might have been an issue though.

So we're sitting in limbo over the holidays, our buyer will re-list but the wait is not fun.

I'm hoping our sellers can remain patient too.

Welcome back everyone! Hope you all had restful holidays away from the stress, even if only for a week or so!

We had some news from our solicitor the Friday before Xmas which when relayed to our buyer we suspect will cause them to pull out. It’s to do with something revealed by our building manager (selling a flat) that will likely never happen but on paper looks bad and that we unfortunately have absolutely no control over. For now we’re just waiting to hear the impact.

We are really hoping for some progress this week. Earliest exchange for us is looking like early Feb, and that was when it was all supposed to be done and dusted.

my new years mantra is what will be will be. We can’t control what other people will do so just have to let it be. Keep thinking we are lucky to be able to even think of moving to a better house when for many that’s not an option. What will be will be!

Welcome back everyone ! I will be back to refreshing my inbox again from today hoping for an update.

We are in a very short chain with us being end of chain and our vendor moving Into a vacant property.

The solicitors have all the documents and the responses to their queries are back from vendors, the last I heard before Christmas break was they would review responses and get back to us this week. I will get back to chasing them if I dont hear back by tomorrow. We were hoping to have atleast exchanged before Christmas break.

This morning I sent off my signed and witnessed contracts for the sale of my house. And my broker is in contact with our lender, so it looks like that offer is being progressed.

We have some concerns about the guttering in our purchase property- it's a probate and currently empty so the owners may not realise it's leaking. Would you go through your solicitor or the estate agent to ask about this? I'd like the owners to fix the guttering before more storms hit ideally!

@MovingToPlan i think I’d go through the EA although provide evidence from the survey etc to back up the request - which is totally reasonable given the property is empty.

Also really hoping for some progress in the next few days after 2 weeks of limbo! We sent back all the signed paperwork before Christmas, and were told there's only one outstanding item in the chain now (not with us!). So close but so nerve-wracking that it's now out of our hands and reliant on the rest of the chain all being OK 😩

@ShittyGlitter I feel for you as we had a similar situation, it’s so frustrating! Our sellers gave us 2 months to find a new buyer before going back on the market themselves which seemed very fair to me. Our new buyer offered on our house back in August but we didn’t accept at the time as they weren’t in a complete chain.

One thing to consider is that your buyer may need to drop the price in order to attract new interest. Our buyers had to do this, dropped 25k and then accepted 20k less, we accepted less on ours and our sellers accepted a bit less too to keep the chain together.

Nothing much happening here, have asked solicitors for an update but they're clearly working through the backlog after Xmas and we're not top priority. Which I understand, but I'm impatient!!

No sooner than I sent that did the solicitors email- no update really, and asking a question that I already answered before Christmas, which is a bit annoying.

No word yet on our buyers pulling out, but hard to ascertain if they've even had the bombshell information yet. It's gone to their solicitors, and our solicitors haven't heard anything as yet... but that could be that they are deciding what to do, or they just don't yet have the info if their solicitor is still playing catchup after Xmas. It's so stressful!!

My update from the solicitors was also a non update one with a bunch of questions the answers to all of which were in the documents they were u
Supposedly reviewing for over two weeks . I have highlighted the relevant bits and sent it back to them.

Similar story! Radio silence from our sol re: our signed draft contracts and nothing from the sol or the EA for our onward purchase.
Our buyer is a chain-free cash buyer, Nothing to sell.
Our purchase is vacant possession where everyone just wants the £££.
We are cash from sale buyers, no mortgage.
GAAAAAAAHHHHHHHHHHHH
How can it be so long and drawn-out? We must have the shortest and simplest chain in the UK.
So fed up. Some days I don't care if it all falls apart so I can stop worrying about it all.
Major aggravation is we work for ourselves so our office move is on 1st Feb but I doubt we'll be living in the new town by then ... GAAAAAAAHHHH
It's torture.
