Hi all. We’re currently in a rental after having to complete on our sale. Our first purchase fell through and we’re hoping second will exchange in Jan but it’s SOooo frustrating the solicitors are closed for TWO WEEKs! Aghhhh. Is that normal?

Ours are closed 22nd December - 2nd Jan

What does everyone think the best day of the week to complete is? I had thought Friday so you have the weekend to unpack, but is it Monday so you have the weekend to pack and get the house ready?

I definitely wouldn't complete on a Friday @ibelieveinmirrorballs- if something goes wrong in the chain/handing over keys/estate agents being open then you might end up homeless with all your stuff for a weekend.

Interesting @sweetpickle23 as Google said Friday is the most common day to complete! Surely you absolutely do complete on the day you’re meant to - am I being naive?! More Googling has Phil Spencer advocating Tuesdays…

I'm thinking of the post by someone on here where all the bank systems went down at the solicitors and nobody could transfer the funds! Also estate agents and solicitors will all clock off at 5pm without a second thought, even if the rest of the chain has taken it's time and stuff is delayed. I wouldn't risk it, but I am a worry wart! @ibelieveinmirrorballs I'll aim for a Thursday if I can when the time comes (if it ever comes!)

We are completing on a Friday. Since working in my current job I've realised how often payments get stopped! The banks tend to prioritse pushing through property sale funds.

We do have our flat for a few weeks afterwards so not worried about delays really. Will just miss deliveries and have to pay extra to rebook the self-drive van.

We’re completing on a Thursday, all being well we’ll have Friday plus the weekend to unpack. Thursday - Friday are also nursery days for our toddler so means he’ll be out of the way. We are hiring packers though so don’t need to worry about that bit.

Hello house people - can I join in too? We’ve accepted an offer on our house, and have lost out on two houses due to offers from cash buyers. We only put our house in the market because of seeing the first house 😭 Hoping there will be some new things on the market in the new year.

We exchanged a couple of weeks ago and will complete 15th Jan. It is just beginning to sink in. I was so nervous after making our offer and in the run up to exchange that the purchase would fall apart. I am just so excited to be moving to our new house, which took us so long (over a year) to find that I was beginning to despair that I would never look at anything that ticked all the boxes.
Now I am clearing and packing my current home. I am shocked how much stuff we have that I don't need or want and have kept just because we have had space to store it. It is quite cathartic to clear stuff out, list on local free sites, take to the recycling centre etc. Now I just have to get my husband (and adult children- at uni) onboard. My husband is a bit of a pack rat and worries that every cable, book, odd bit of tat will be useful at some point in the future. I have to be ruthless!!

@languagebridget Is your husband my husband? 😂It's a battle and a half to get him to part with anything, he's convinced he'll recycle/repurpose/eventually need all of it! I've had some luck with making the argument that every item we hang on to is another thing we'll be paying someone to move and that we'll need to unpack and find a home for at the other end...

Dropped off our draft exchange contract and transfer doc at our sol’s yesterday…
… but still no word about whether our onward purchase sol has actioned ANYTHING in the past two weeks
gnashes teeth howls at the moon
it’s a vacant property so can’t understand the delay.
The plan was to exchange in early feb … but will we even have a home to go to 🥺

Also dropped off all our signed paperwork with our solicitor - was hoping to exchange before Christmas but there's a bit few and bobs still outstanding elsewhere in the chain 😩 Hate that it is out of our hands now. Crossing fingers that everything gets sorted quickly in the New Year, not much we can do about it now for the next 10 days or so!

Also sent off all the proof of funds documents the solicitors asked for. Apparently there are a few more queries they have sent today and they are now closed until 3rd January. I was hoping to exchange before Christmas but now hoping it's atleast in January. I guess there is nothing to be done over the festive period now , atlesdt I won't keep refreshing my email in the hope of hearing something!

Hope everyone is doing ok, we still have boxes everywhere but need to sort them today as we are hosting for Christmas so need the table to be put up. It still doesn’t feel real that we live here, I have driven back to our old house several times in auto-pilot 😅. But hopefully it’ll start to feel more like
home, I feel like I’m staying for the weekend in an air bnb currently. I’ve just had a little catch up on the thread, good luck to everyone still on the journey

Oh dear, I was distracted in the run up to Christmas but now it's all on my mind again. Worried our seller will get sick of waiting and drop out. I'm thinking we should we get viewing and line up a back up but also worried we will find something we like more and be in a pickle!

Merry Christmas all. Yes I’m starting to think about it all and if I’m honest in complete overwhelm at the fact completion may happen in a month’s time. I’ve got a lot of other life “stuff” going on and adding the complete decampment of my house to an entire other house seems like an impossible add on.

@onthefence23 what’s your dilemma? Have your buyers dropped out? Sorry for not reading back; am on my phone and the scrolling is a nightmare!

This is our story so far lol copy and pasted from earlier in thread. We're wobbling now but really just want it to be over. But in a falling market we could objectively maybe get more for our money but our seller has hung on a while for us 😵‍💫

Nov 22 - put ours on thé market and accepted an offer

Dec 22 - found on we love and have an offer accepted early December

End of Jan 23 - our buyer is dithering and hasn't instructed solicitor or surveyor. We are gazumped by £20k. We raise our offer. We are gazumped again and lose house 1.

Feb 23 - view and love house 2. Re market ours, ditch flaky buyers and accept offer from Ftb who seems organised and keen.

March 23 - offer accepted on house 2

May 23 - week before exchange ftb pulls out. No solid reason but isn't sure there's enough buses running 😵‍💫

June 23 - find new buyer (in chain but couple with kids who are upsizing and love the house)

End of September 23 - nice family's buyers pull out. Our sellers (retired couple) are v cross but don't pull out as we suspect they wouldn't get as high an offer now.

Oct 23 - our buyers find new buyers and it's all back on we think. Hoping to exchange and complete Jan 2024

Arggghhhhh @onthefence23 no wonder you want it over. The misery of it all. So good that you’ve managed to find an onward replacement property you love and enthusiastic new buyers but oh the pain of it all! The fact that until exchange you just cannot know for sure it’s going to actually happen - what a system.

Where are you up to now? I’m assuming it’s all ready to go for you but now you’re waiting for the buyers buyers to catch up. Do you get updated as to their progress.. have they had the survey done?

Current situation:

House went on the market nov 23

Offer accepted 2 weeks later

Offer accepted on our dream house 2 days later

Mortgage application submitted and mortgage offer received 2 days later. Solicitor now instructed for our sale and purchase.

We literally got the paperwork from the solicitors middle of last week and they are now shut until jan so we're working through the reams of paperwork. I was a FTB last time so never sold a property and I am overwhelmed to say the least.

Hoping for searches and surveys to get done by middle of jan. it's quite a short chain, our buyer has sold to a FTB and we are buying an ex rental that's now empty. Just keeping everything crossed that nothing goes wrong. We've had the memorandum of sale and purchase through. I just want the next few months to fast forward!

Ours has been going since June but no pulling out as yet 🙏🤦‍♀️
