Who cares about your buyer being furious? It was a stressful situation all round and wasn't your fault or your movers fault. Hopefully you won't hear from your buyer again, they sound very irritating.

I agree @onthefence23 - they sound very self-absorbed - whining when anything affects them but oblivious to the impact their own actions may have. Onwards!

@Jaq27 its inspiring to read how excited you are to be in the house!

I think I'd have been tempted to reply that had it happened on the date it was meant to, it wouldn't have happened, @onthefence23! But I do have the tendency towards a sharp tongue.

Morning all, congrats to @onthefence23. We seem to just be moving backwards from exchange every day. Now waiting on an indemnity policy as apparently our buyers solicitors think we have breached our covenant but haven’t told us in what way. Also waiting for a reply on our purchase as our new house apparently has a community infrastructure levy so we’re waiting for that to be confirmed about. Seems to be dragging on but we will get there eventually. Was hoping to be moving at the beginning of march which won’t happen now.

I’ve been reading along and some of your stories are making me quite anxious tbh and we haven’t even sold yet.

just an fyi though, last time I moved I bought home buyers insurance so I could recover the cost of searches/solicitors if buyers pulled out etc. It cost me £50 and was so worth it for peace of mind. Might be worth some of you investing in it too.

Well done @onthefence23 - glad you got there! I am also of the opinion your buyers need to quit their whinging. They have delayed things and sometimes, there is stuff totally outside of everyone's control...

That is actually a pretty good result @Jaq27 if it has been empty for a year. Sounds like the guttering will be an easy fix along with a bit of heating being on. Good to hear how chuffed you are to be in.

I am on that groundhog day of doing a deep clean today pre-viewings over the weekend - 1st one of which is this afternoon. I am just grateful I am on a day off and haven't had to dash out and it is before my girls get in from school...

Thanks @TerrifiedOfNoise- I did look in to this, although it was too late for us (have to take it out before you instruct solicitors I believe) and there were a lot of restrictions so we decided it wasn't for us anyway. It is definitely useful though if people pull out for legit reasons ie a bad survey!

We chose a no completion, no fee solicitor. Wouldn't have prevented the loss of the searches / other disbursement costs, but would've saved a fair chunk of money.

May I join? I'm on my third attempt to sell my current home. First one fell through because buyers were unable to sell their house. Second one, the buyer (who turned out to be a CF!) pulled out for reasons which remain unclear. All going to schedule with the 3rd buyer. Lots of enquiries, nothing major so far. Waiting on the survey outcome and hoping it doesn't raise any deal-breakers. Previous buyers had Level 2 and this was supposedly Level 3. (I was at home both times and couldn't tell the difference, but who knows?)

All of this has been going on for the past 18 months alongside a major and protracted renovation of my future home (my former family home). I'm at the point where I am tired of the waiting, the anxiety, the endless expense, and constantly having to deal with property matters of one sort or another.

Really hoping to exchange and complete by the end of March...

We've just exchanged this morning!!! Can't quite believe it to be honest and didn't think it would happen! Completely get the whole 'anti-climax' of it all now haha. But I'm going to try and forget about the past 12 months and get excited, here's to completion next Thursday Eeeeek!!

I started getting quotes once conveyancing was underway @Turniptracker, mainly to feel like I was doing something! I'm moving quite far though so its a slightly more complicated move. I can't book any of them till our date is confirmed so we may not even end up with the company we want so not really any benefit to doing it sooner!

We're still waiting for this one document to be drafted- we weren't allowed to pay our freeholders solicitor (who is creating the document) directly, had to pay our solicitor, who then transfer it to the other solicitor 🙄 Apparently the money from us "takes a while to clear' (it was a few hundred quid, paid on a debit card!) and then the same again onto the other solicitors account... I just can't believe how slow this is at this late stage. Going to scream!!

We are still yet to exchange but today have all agreed on a completion date which is in under 2 weeks time! And 2 weeks earlier than we originally thought!

Not sure if that is a bit backwards but it feels like progress so I'm chuffed.

Buyers/last in the chain are hand delivering their final document back to their sol tomorrow which means all being well we should be exchanging next week. Fingers crossed!

Also totally agree re having each others numbers, it's been really helpful and everyone's been lovely so far... however my buyers a bit over friendly and I will definitely be blocking their number the moment we hand over the keys!

congrats to everyone who has exchanged and completed since I was last on here!

Since we exchanged and won’t complete till April/May I’ve gotten pretty bored tbh. However, my solicitor has started the searches and enquiries of the property we are buying, as it’s a new build not expecting it to be too intensive. Just have to choose a surveyor to instruct now. My estate agent has recommended one to me but I’m not sure if I should go with them, I’m always a bit sceptical that they could be working together, am I being too overly cautious?

How long before your moves did you guys start packing? I’ve checked online and most people say two months or so but I feel like that’s pretty early, though I have 10 rooms, Harry Potter cupboards and a shed to empty. So it might not be the silliest of ideas.

I had a quote on movers and packers and it’s just shy of £3k.. I’m thinking if I start now I can do most of the packing myself. Should hopefully bring the costs down quite a bit. Only moving 35mins away.

Re today.. basically our 'top' of the chain are two separate vendors because the people below them (our vendors) are divorcing and purchasing two separate homes. This seems to be causing confusion for the solicitors. My sol contacted me today about dates, these dates had apparently come from 'the top of the chain' and filtered down. She said everyone so far had agreed on x date. We agreed the date, as did our buyers who are bottom of the chain. Fab we all thought! Until we realised they'd only asked 1 of the top of the chain people and not the other... who couldn't do that date everyone else had agreed on.

So, so irritating!

Bloody nora@Penelope1703 that is impressive, are you a FTB going into an empty property?

I had good feedback from yesterday's viewers, but they need to sell still too. The people who viewed last weekend and said they would offer as soon as they were under offer (they lost their buyer inbetween arranging the viewing and the viewing) have been calling my agent to check I am not under offer yet, also said they have 4 viewings tomorrow. So although all out of my control, it is quite positive.

I also spoke to my seller today and she will give me a week or two's grace if she gets an offer (someone is going tomorrow for a 2nd viewing) incase I get under offer. She said she would rather sell to me, so hopefully we have built up a decent rapport with the exchange of numbers which will benefit us both (as I will be a speedier option too given all the searches have been done and leasehold gone thru by my solicitor)

So, I just need to clean up before the viewings tomorrow and sit tight as it is really all out of my control!

I hope all the people who have moved are enjoying your new homes and have a lovely weekend unpacking and settling in. X
