@newbeliever I was going to ask the same thing. We seem to have rumbled along to a point where I am not sure what else there is to do. Really hoping we can start talking about exchange dates soon. I'm scared to ask almost in case I get a big list of queries!

Glad I’m not the only one feeling like this. Something tells me we’re approaching the most stressful bit, I’ve managed to switch off till now but I know we need to start getting organised as it might happen/might not! I emailed our solicitor last night to see what they say.

We’re buying a 1960s detached that has had a side extension done too. It needs everything doing but it’s in a great part of town and has a really lovely garden/outlook. Big change for us as we’ve lived in our Victorian home for over 20 years … looking forward to a lot more space, bedrooms on one floor rather than two, being detached and huge garage …plus just ready for a change 😊

We are hopefully exchanging this week (although have though that for about a month now) and will have to complete at the end of March as this has now dragged on so long there is some unavailability in the chain. Don’t mind if we have to wait a little longer to actually move, just want to get the exchange done!!

Although, I've spent so much time rearranging things around the house I feel I've done half their work already! Although the new house is bigger, I'm worrying about where everything will go!

I'm hoping enquiries get resolved this week and we can start discussing exchange. We need to speak to persimmon as apparently notices were served on them and our buyer's solicitor has asked for confirmation they've been discharged but hasn't given any details on what the notices were? It feels like this is going to take ages to resolve though so it might be pie in the sky to think we'll sort it this week.

We're buying a 4 bed townhouse on a lovely estate. The house is 13 years old but has been a rental since new so it's a magnolia box and needs a lot of cosmetic work. Over time we'll replace the kitchen and bathrooms but it's all liveable.

Good luck to everyone for this week. Agree that exchange was the biggie for me - once that’s done you know it’s actually happening.

Hope everyone’s final enquiries get sorted - ime they always do in the end, my big fear (which this time came true) was the aftermath of the survey and the buyers trying to be clever. I think it’s really challenging in either a slow or overly heated market because one party feels they have too much power, often get ideas in their head from googling, and end up damaging the transaction.

I’m slightly downsizing (although in my head it’s an upsizing because the house is stunning 😍) from a Victorian 4 bed to a Georgian 4 bed.. although somewhat indulgently I’m going to turn it into a 3 bed and create a massive lovely bathroom JUST.FOR.ME next to my bedroom. And we have sea views (across rooftops!). There are compromises as it only has a courtyard garden and no off-street parking, but I’ve found out I can rent a parking space on the street and am starting to get excited!

we have done exactly the same - movers come tomorrow for a full packing service and they will find half the house already packed! I can’t help myself

My buyers are just arranging dates for a survey on my place - Level 3 which is quite nerve-wracking, but the house is >100 years old and has a small extension, so probably just the standard thing they've been told to get. I'm more worried about the buyers over-reacting to normal stuff in the survey than I am actual problems with the house coming up. Hoping I might get some paperwork through about my purchase this week. I'm feeling very uninvolved in the whole process at the moment. It's frustrating.

@newbeliever - it sounds like you made exactly the right call with going to see the other house. You can now carry on with your purchase without any niggling doubts - and feel smug that you've nabbed a house in a popular area.

Don't worry about the L3 survey. Im buying a 119 year old house and love it. It needs new windows, theres some obvious issues I've noticed such as new pointing needed, fascias and downpipes need replacing and windows need replacing as the wood is rotten, but the reason for the survey is to make sure things like chimney breasts have been removed properly and the house wont fall down. Unless my surveyor comes back and says 'run' its more for me to restore the house back to its original beauty.

Obviously if the whole roof needs replacing (it doesn't look like it but thats a huge expense) or the house is significantly defective beyond what we can accept then we may have to discuss buying it but as far as im concerned the offer we had accepted stands as we factored all the obvious work into it.

Depending on the total price of the property that’s not too bad in the current market. We accepted 10k under for our property as nothing was moving and it was the first sensible offer we had but be prepared that they may not be able to negotiate much if they’ve already knocked money off

Thanks - it’s the first time we have ever used movers or packers so quite excited to not have to dissemble furniture! I am extremely pregnant too so can’t lift a thing so didn’t want my other half killing themselves trying to pack up the house!

We picked a house based on location too - lots of work to be done but very liveable currently

And hope the packing isn't too stressful @SJ456 ... I remember I moved house 2 weeks AFTER having my second baby by c-section and had a 2 yr old in tow, and everyone thought I was mad. But it's all worth it in the end.

Those of you using packers, how did it work with quotes? Do they just do it by the size of the house?

We won’t be taking that much furniture out us but I don’t suppose anyone will believe us when we say it’s not that much!

We decided not to go with packers in the end but when I got quotes I had to do video calls with them to take them round the house and show them everything (same as just for moving). Or if they're local they might come round I suppose!

We had packers come round and quote for us based on the size and what we were asking for (we are getting the full package so much more pricey compared to if you do some packing and just have them sort out the furniture etc)

The price between a light packing and the full deal was not much different so we committed to the full deal. They charge us extra per box box when packing up which will be calculated on the day before the move however this gets refunded for every box we return - we are planning on returning all of them. They do this because so many people kick the boxes otherwise

We found local companies much better than big national companies and they often understand the area/roads much better

We’ve had an offer accepted on a house literally diagonally opposite the one that fell through in November (the one where seller announced the day before exchange that she didn’t want to move out until Easter).

This one is almost identical but in better condition, and freehold. Bit more expensive. Survey ok, possibility of some asbestos in the chimney but we are getting that checked next week.

Unfortunately because we thought we’d be staying in our current flat for at least another 6-12 months, we’ve done up our bathroom and now have a £10K hole in our deposit, so we’re on beans and toast for a bit to make up the shortfall asap. But so far, all looking good! The sellers have had an offer accepted so chain is complete.
