The only way we'd offer less now would be if the survey revealed something like the whole roof needed replacement. It certainly looks ok but it is a 100 year old house so might have some issues. Minor things and the usual caveats that surveyors put in won't make us lower the price we have offered.

I'm really hoping that the sellers don't come back wanting more money near exchange, they held out for a couple of weeks after we offered the asking price hoping they would get a higher offer but only got lower ones.

Our seller has accepted our offer and they have had their off accepted. Apparently there’s no chain. Does anyone know how long the process takes generally?

How long is a piece of string sadly. My first purchase I was an FTB at 19 living at home and it was a repossession so no chain and I had the keys within 40 days (I want to say it was 37 days from them accepting offer to getting the keys but deffo under 40 days), conversely the house we are in and now selling was just shy of under 6 months due to my seller and me threatening to pull out as everyone else was done and dusted months before! Usually it takes around 8-12 weeks all being smooth.

At the moment things are flying with my sale and purchase as its FTB - me - No chain empty house seller. Offers accepted end of last week and my solicitors have already done draft contracts, TA forms submitted and its running smoothly so I'm hoping it will be the bottom end of the scale this time

@Recycledblonde I'm in the same size chain as you (admittedly in the middle) and currently in week 14. Should be complete in the next couple of weeks hopefully. There is a leasehold property in the chain though which does make things go a bit longer! So it depends slightly on the type of properties.

We have had confirmation that this outstanding deed is the only outstanding issue, so once this is done we can exchange. No idea how long it will take to be done, and honestly don't know if I even believe this as we've been told "its all done" several time already!

At this stage I don't think I'll believe any of it till we're actually in the house (and even then will still expect a solicitor to bustle in and say it's all a mistake and we have to leave 😂)

We finally got contact from our seller who authorised exchange for today, only for him to not authorise the new completion date next week in the same email so now to wait for that, utterly painful 😫

Morning all!
@Jaq27 Hope everything is going well with the big move. How fantastic to finally get there.
I've got my buyers coming round for a second viewing this weekend - bringing a load of other people, I assume parents, for a good old nosy. So now I'm terrified some well-meaning mum or dad will comment on something and make the buyers doubt themselves and start hating my house. Got to clean and polish like it was a normal viewing to make sure there are no regrets! Don't want anything to go wrong when it had all been going OK.

Can I just check the process so you all had to authorise exchange again this morning and agree to the completion date? (if that last bit wasn't already done)

I'm dangling by a thread on this purchase, our seller is clearly playing games and I get the feeling an ultimatum/us pulling out is what he wants.

We done this, dropped them off the next day. Now, radio silence again. Getting very frustrated now - we assumed we’d exchange. Our sellers have requested a month between exchange and completion and we want to complete by Easter, so we’re really cutting it fine now.

Also have a baby due on 3rd April 🤣.

Hope everyone has some good news this week!

Yes we have had to email every day giving authority again and so has everyone else in the chain which I found a little odd! It’s what stopped us from exchanging yesterday as they couldn’t contact one of chain!

Why do they want a month between exchange and completion? Could this be negotiated a little given the delays in your move

I would ring the solicitors to find out what’s going on and let your estate agent know as they can sometimes chase up bits too to speed up the process

we are due mid March but induction in 2 weeks so I feel your pain as we are completing at 38 weeks pregnant and have parents on standby etc to help with moving

They’ve got a lot to pack up and are downsizing. Also, having some repairs completed. We were fine with the time, it also gives us more time to give notice on our rental, but it was always on the assumption that we’d complete by Easter.

The solicitor is evasive and so is their secretary - just keeps saying we’ll get back to you. I’ve now dropped a line to the EA in the hope they can speed things along! Thank you.

Best of luck with the move, I guess they say new house, new baby! We’ve had to do the same, put everyone on standby, just in case. Contemplating keeping our rented house on for a couple of weeks to overlap and take pressure off.

God @SJ456 and @Carefree1 - this process is bad enough when you do not have a pregnancy time bomb ticking away. I hope you both manage to move and unpack before the baby arrives. What an extra layer of stress!

I guess this situation possibly calls for a packing service perhaps too (if very close) and another couple of weeks in your rental for overlap might be wise. This is the stage you would normally be nesting a bit I guess, but you are doing extreme nesting!!!!

I hope today went well @Jaq27 and you are in the new place.

How are you settling in @EmilyMay89? Have you managed to organise an extra day of toddler childcare to make a dent in the unpacking or are you just working round them?

No news from my seller, but I have lost count of how many times I have searched the property on Rightmove to see if it is under offer following the viewing she had yesterday... I daren't ask as I don't want to be regaled with how many viewings she has to come and how much the people yesterday loved it. I do have an extra viewer booked in at the weekend, so that makes 4 new viewings booked in now, so🤞

I can’t believe she’s telling you things like that @noodles44 - it’s verging on cruel! She must know how agonising this is for you, not least considering the money you’ve invested in her property. Really tortuous and unfair.

@noodles44 yes all settled in, although boxes everywhere. But I've done the kitchen so that's a start! Luckily we've managed to get some childcare for tomorrow so we have one last day to push through and then I'm back at work. Although partner is off all of next week too. Not sure I trust him on the unpacking front though!!

I felt like I'd lost my second job once we'd exchanged, as I'd had to do so much to get it to that point. I felt like it was an anticlimax too.

Yes @ibelieveinmirrorballsunfortunately when I was attempting to reassure her that my agents have booked in loads of viewings on mine, so hopefully just a temporary blip of not being under offer, she then told me someone was coming to view who previously loved the house but couldn't proceed before. It is like she thinks it is a competition! I have stopped relaying anything to her unless she messages me for an update (until I am in a position to be back in the chain, then I will call her swiftly followed by the agents!)
I have realised she is prone to exaggeration!

To be honest, I was talking at work about it all, we had a team meeting today as I am a lone worker mostly, so haven't seen quite a few of them since our Christmas lunch (at that point I was hoping to move end of Jan) and they all seem to think everything happens for a reason and whatever is meant to be will happen. Not a great deal of consolation right now after spending loads on searches, solicitor and surveys already, but I need to have that outlook if I lose this one as otherwise it is just too depressing!

My 2nd choice house which needed work done has come off the market as no interest (it is in a state but mostly decoration plus rewiring, new kitchen and a few other bits) they needed to move for health reasons really, so am thinking if this falls through, I might try to speak to the agent with an offer. It was only £5k less than my current purchase, but with about £30k+ needing spending on it. They can only say no, but the room sizes were good and it is in a lovely area, so am thinking it is my potential back up (& noone will be buying it either!) It was manky inside as not in the best state cleanliness wise, but I could keep stuff in storage and stay at my parents for a few weeks potentially. Making these plans in my head stops me panicking about the place I am mid way through buying!

we’ve discovered the fridge is broken and the shower unusable plus some damp in the bedrooms but hey ho we’re here now and we’ll get through it! Xxx

Gah @Jaq27 how irritating to not have had that put right by the sellers (especially given you sorted the dishwasher for your buyers)

Mind you, in the scheme of things and with all that could go wrong, a new fridge and fixing the shower is a drop in the ocean...

Know the anticlimax feeling - although I can't sleep with nervous anticipation! Pre exchange I was just excited about the positive bits of moving, now I'm nervous about what might not be so good/the unknowns/hard work - plus a pre-teen who is very negative about the move which is not helping! T -5 days so not long to dwell before the next phase of hard work begins!

We've done it! Finally in and it feels great to be here. Moving day was an absolute nightmare. Our movers were held up after caught in a massive nearby accident on the motorway so weren't here till tea time. Buyer was furious even though they aren't moving in for a month as they overlapped their rental.
I really understand how annoying it must have been but our completion last week fell through because they hadn't sent funds in time and it's cost us two lots of moving fees and lost day of husbands SE income and we never said a word!!

Anyway we're here now and love the house. Everything seems to be working and sellers had cleaned before leaving so we're very grateful.

Thankfully never ever doing this again!

@noodles44 how bloody stressful for you hope you find a buyer soon.

@noodles44 tbf no one has lived in the house for over a year and we didn’t check things as the water was off and fridge off etc but the place was left fairly clean and tidy so I’m not feeling too negative. We think the damp is because no one has cleared the gutters of moss etc so should be an easyish fix. Exciting to wake up this morning knowing it’s our house!!!
