I think we did love love it. We’re viewing again tomorrow but have also booked a viewing at another property on Sunday.
it’s a 5 bed stone built Victorian property, finished to a really lovely standard, 2 reception rooms, new kitchen and bathroom, gorgeous velux windows on top floor with sea views. 3 mins walk to the beach, across the quiet residential road 20 metres ish? Probably less to a huge field. Double garage attached to the house
Our one reservation is the lack of garden, it has a small gravel area at the front and a yard you can access via the 2nd reception room, kitchen and garage. It about 16m squared so really quite small.. private and not overlooked though. The house has so many
original features - big ceiling roses etc

Yet more enquiries today. Does this stage ever bloody end? I thought we were basically done, but no. Today we've been asked for the FENSA certificate for the doors and windows. After some googling and a call to FENSA it turns out this doesn't apply to new builds and only replacement windows. We are selling an 8 year old new build that has all its existing original windows and doors. The woman at FENSA said the solicitors should know this. So basically a week wasted where a solicitor has requested this, our solicitor hasn't picked up this isn't even required and us plebs with no legal training whatsoever got the answer in about half an hour that it doesn't apply to us. They've also said a notice was served on the developer as we need proof this was discharged but they haven't said what this related to? This is a large new build development. Utterly over it today. Aaah!

@MrsCharlieD gosh it's dragging isn't it! We only had the first set, once replied to we didn't hear anything back for the sale or for our purchase. That must have been the only luck we've had during this godforsaken process!!

@MrsCharlieD I feel like we’re in the same boat, we originally answered all queries and now there back again asking us about taking out an indemnity insurance for the conservatory as it doesn’t have building regs but it was done way before it needed them and we have already told them that it has been there for years, I understand there all trying to cover everything but come on. I’m so over it at this point I’m hoping that once that is sorted we can get confirmation they’re satisfied with everything and get exchanged and a completion date. Fingers crossed yours get sorted out next week.

@houseydncf we heard nothing for 3 weeks after responding to the first lot of enquiries. Then more came. Apparently you can't sell a house without a FENSA certificate. If that's the case, why has it taken 5 weeks to now ask for it? We said on the TA6 form there had been no replacement windows.

@PC96 we had some ridiculous questions about the conservatory. Having to measure the percentage of brickwork compared to the glazing. One email said the brickwork can be no more than 25% of the total area of the brickwork and glazing. I could find no information that this was a requirement of building regs, disputed it and have not heard anything since 🤷‍♀️

I defo think some of the enquiries are just the solicitors looking at stupid things though from pictures etc of the property

Our buyers solicitors asked for chimney sweeping certificates for blocked up fireplaces - when we asked the estate agent about why the buyer asked for this, they explained they didn’t and were equally confused!

@SJ456 you'd think they'd be more thorough at the start wouldn't you. The FENSA thing has really annoyed me as our solicitor should have rejected that back straight away. What's the point of slaving over all these TA forms if nobody reads them?

My current aim is that we satisfy enquiries next week and exchange the week after. I genuinely thought enquiries on our sale were done with so very disheartening to have then received more.

@AUDHDVET that sounds lovely. I think there is always a little compromise somewhere, but that yard sounds like you could make it a lovely place to relax in with pots and garden furniture, plus the beach is a stones throw away if you want more space.
I might be biased because I hate mowing a lawn with a passion!

It is lovely sunshine here this morning, I am very glad I will not be walking the streets in the pounding rain, as I did Thursday, for today’s viewings…

Morning all, first time posting on this thread. Just sold in under two weeks - buyer is in rented though not FTB, very happy with that! - and had an offer accepted.

Now waiting for sellers to find their onward purchase and hoping for no further chain. We’ve got our mortgage appointment on Monday and a bit worried about being downvalued but I think we’ve negotiated a sensible price so fingers crossed it comes out ok.

So pleased for everyone who's completed recently! I've been following the thread but too stressed to update, but we've finally had some good news! We had to pull out of our sale due to a very bad survey and then something else that came out at enquiries that the buyers had kept from us when we viewed. This was so horrible to have to do and we've been so worried our buyer would pull out too but so far they've held on and we've just had an offer accepted on another house! It's a bit more money but the house is much bigger and much nicer with no work needing doing! Feel like I can finally relax again! Well I will do once they take it off Rightmove!!

I think you’re right @noodles44 if the one we view tomorrow doesn’t blow us away we’re going to offer. Thinking about 3% under asking? (£10k)
it does have enough space to sit around the front also but it’s gravel/paving. We have a big dog (2 dogs before the end of the year).

My buyers are here for a 3rd viewing to measure. They've brought us Prosecco and chocs. They're so sweet. Praying they don't do anything to make me hate them before exchange (hopefully next week!!!!)

Hi everyone, our chain is still plodding along. We viewed the house that came on the market next door to the one we’re buying and decided against switching. Pleased we viewed it but made sense why it was on the market for less money, needs a lot more spending on it, all the windows were rotten, flat roof needs doing, very old kitchen, the list went on. There was also 30 viewings over 2 days which I was really shocked by so didn’t want to risk putting in an offer to then jeopardise our purchase of the other one. We feel reassured that the price was pitched right and that there was a lot of interest in it.

Does anyone know at what point exchange dates are agreed? From what I can tell, all the properties in our chain now have their mortgage offers, searches back, surveys done, it’s starting to feel it might actually happen but there’s been no word on dates .. even though the bottom of our chain (the local council) have said we must complete before the end of March because it’s the end of the financial year? It’s only 5 weeks away and we haven’t given any thought to booking removals or packing as we were convinced the chain would fall apart before this point (which I know could still well happen!).

Wow, that’s really lovely! One of my concerns is our buyers haven’t viewed the house since last August … we’ve told the agents that we’d be very happy for them to come round as it’s been so long. Seems strange!

It sounds about the right time to mention exchange date & you could start the ball rolling by suggesting a date that suits you

my son got homebuyer insurance

his sellers had to pull out of their original purchase due to solar panels and luckily they did manage to find another house within a week
but if they hadn’t my sons fees of around 1800 including his level 2 survey would have been covered by the insurance policy

luckily the sale went through last week and he got the keys on Monday last week and is in the house and it’s bloody lovely .

but it’s taken from June last year till Feb to actually get the keys and it was only my son his sellers and the property that they bought that was chain free

Sounds like the house we’re buying. Not my style at all, needs everything doing, but lovely garden and brilliant location . . . A part of town we never thought we’d be able to afford to live in. Location is so important, you can change the house 😊

@ShittyGlitter we’re buying a 3-bed terrace in our ideal location. It’s much bigger than our current house. Needs a new boiler and lots of cosmetic stuff doing but we think it has good bones although I guess we’ll find out for sure after the survey.

Edited to add: we’re currently in a location that doesn’t work for us at all and will be so happy to move to this area. We even have two sets of friends in the same street.
