Underfloor heating. It was only two years old when we bought it and I can’t understand why the very fussy couple who built it didn’t put it in. It has all sorts of luxury bits and bobs, some fairly useless, but not that.

A second toilet, a dormer to give us some ceiling height upstairs (pitched roofs in bedrooms), and some patio doors in a new kitchen. Sadly the renovations are on hold as the priority now is to have the money together to clear the mortgage when the current fixed term ends (18 months).

Right now I wish I had under floor insulation because it's freezing downstairs, except in the sitting room which has a real wool carpet. And an upgrade on the front windows with 1980s double glazing that is less effective than the interlined curtains we had in our old house.

If it wasn't winter I'd want DH to have an office he actually worked in instead of him leaving his work stuff in the kitchen.

We're renting but I'd love to be able to fit a proper door between the garage and kitchen, the draught is freezing and costs us a lot in heating.

More walls as the downstairs is open plan and it's so cold and hard to heat.

A more efficient boiler, ours is more than 15 years old.

I'd love to be allowed to paint the walls.

And a sofa.

A bug radiator in the dining room and kitchen. For some reason the last owners put ELECTRIC underfloor heating in the dining room and a tiny radiator at the end of the long galley kitchen it's joined to. We close the door to the living room and get the fire going in the evenings but I'd like to be able to sit in the other rooms during the evening. Upstairs is warm but the downstairs is cold 24/7 in winter. The underfloor heating is strictly for when guests are here.

An enclosed porch, they keep the heat in. We had one on a previous house, the hall stayed much warmer.
A decent shed, we have an old coal shed, too small.

New, well, everything really. Updated furniture, oven and hob, vacuum, better dishwasher, some flooring needs replacing.
