@Ellswells3, I start a new job a week on Monday, so will probably have 2.5 days plus bank holidays to take. My plan is 1.5 days for the move, and 1 day in between Christmas and new year!

We are happy to exchange and complete on the same day. The house my daughter is buying is already empty and she is still living here at home so no reason not to. Hopefully it will be before Chrismas or I’m not sure what happens to our sale as it was the modern method of auction and has to complete in 56 days. I hope it will be about the 18th Dec as we both get two weeks off work and can the do some cleaning and sorting out before helping her to move in between Christmas and New Year.

@sweetpickle23 it’s very hard imho to get people to quote and times of the year like this, where everyone notices rain coming in to get roofers, and sometimes they think it’s only for negotiating price so are less keen, but keep going and you will find someone I hope. I’ve had a few building repairs and I had to contact at least 10 sometimes just for someone to quote.

Thanks @HopefulSeller. I'm speaking to the surveyor on Monday and see if he can give me a rough idea of costs- although presumably I'd need a quote from an actual roofer for the vendor to take it seriously?

@NoWordForFluffy we would love 8th. Hoping we get confirmation everyone can exchange at the start of the week. But realistically I'll take whatever to get done pre Christmas! We need a minimum one week between exchange and completion, two would be nice!

@sweetpickle23 it would be good to have a quote, but as a seller I think if the problem had been identified from a survey, and it wasn’t obvious on viewing, then for me I’d take a rough quote seriously but maybe other sellers are different.

Morning all! We had a last minute update yesterday (Friday) and it seems our buyer's lender has approved the indemnity insurance policy we had to take out on our annual ground rent. Absurd, the whole thing. The last I heard from our solicitor was asking what completion date we were all hoping for. I said 28th November, but I know our seller wants to keep two weeks between exchange and completion... So that would make it w/c 4 December, when I'm on a business trip and our buyer's daughter is doing her mocks and therefore doesn't want to move. Arghhh! So that means w/c 11 December then.

We won't know more until Monday, but at least we are now all ready to set this in concrete. Nothing else is outstanding. Just got to pray no one loses their jobs or changes their minds in the meantime!!

Fingers and toes crossed.

You'll hear my mini party going on next week if we manage to exchange. I've never wanted to empty my bank account into somebody else's as much as I do now!

It's a bit annoying that my solicitor insists on posting their bank details out. I think one of their clients must've been a victim of fraud in relation to emailed bank details.

We accepted an offer a few days ago. No chain in either direction and very low LTV on our buyers’ side. Both sides keen to progress as fast as possible. I can’t remember what the next action is (memorandum of sale sent to our solicitor) and when I should start getting impatient.

So if the mortgage rate drops down, you can just ask to be switched to it? I thought I was stuck with the rate on the offer? Will it slow things down or will I have to go through the whole application again?

Our new offer came in the post today. It was requested at 11am yesterday.

Couple of viewings on ours this weekend. One are in rented and the others are under offer to FTB, they’ve just lost the house they wanted as their vendor changed their mind.

Keeping fingers crossed that one of them likes the house! 😬

It didn't sound right, and we are are hot on cyber security, so checked the headers and let them know- took a while (including a cyber security expert husband and going to the Senior Partner) to convince them what was going on....and then it all hit the fan.

Your solicitor sounds sensible here to me!

Ours does that too, think it is a best-practice thing. Unless you are with the same firm in Clapham!

I agree that it's sensible. It's just annoying that they wait til we're actually ready to exchange and then send it second class! It just slows things down.

Was this that big hack that happened to lots of firms a year or so ago?

2nd class though...I'd expect signed for delivery tbh.

my brain has collapsed totally. There shouldn't be any legal steps between exchange and completion should there? It's mortgage lenders drawing down funds, though tbh I don't really know what means.

@EmmaEmeraldno legal steps, no. Drawing down is asking for the mortgage funds to be sent in time for completion. Our solicitor (I imagine most / all solicitors) requests it for the day before completion so they know they have it in time.

They could send it second class if they sent it during the conveyancing process, with the contract for instance, but said not to send money until requested. But waiting until you're actually ready to exchange, and then sending it...arrgghhhh.

actually I do recall, in the past I've asked for things to be sent recorded delivery and said I'll cover the cost.

I've emailed her today about the new mortgage offer, the plan having been sent to the other sols (implication = please chase incessantly!), and to remind her of the completion date we want.

I just think if it's one letter, the cost can't be too bad and that £5 potentially saves a lot of stress.

the post is really unreliable where I am, it might be better for you though.

Yes, there's a lot of it about
Doing a good PR job at places they manage to keep it quiet!

Looking at another thread reminded me - the agent had a cash offer on my place and failed to inform me as he thought it was too low. And then the one going on now went that low, with all the hassle of the mortgage lender queries...
