What's wrong with my friends house?

This is a friend's property. She has dropped the price but still not getting any interest. She has tracked the interest in the property using the Rightmove tracker.

The most interest has been when it's been on a Facebook period property page.

She had 4 EAs value the property and took the lowest valuation.

Is the Estate Agent being crap or is there another reason?

Lack of kerb appeal, add plants to soften. Change 'library' to snug or office, replace kitchen island with old pine table/chairs, lose the extra freezer and microwave, paint kitchen rad in with walls, lower the price...

It looks the best house by far in a very average street, and she wants top price for it in the sense that £600k is a huge ask, when it looks like similar houses in the area are less than £200k.

Plus she only bought it 5 years ago for what was over the average price then too. While the house is huge and gorgeous, she'd probably need to drop the price by at least £100k, given its location.

Definitely get this changed, only 1 bathroom + ensuite would put me off and it's not even right:

There are actually 3 loos. The main bathroom, an en suite and a downstairs loo. I'll point out to her the problem with the listing.

Gorgeous house. One side of the street looks fine...the other not great.

It's the price. Bought for 380 in 2018 and now reduced to under 600 which means it was listed higher before. The last house close by of a similar size (7 bed) sold for 517k? In 2022. It's the price. Nice enough house though.

You said she picked the lower price. Perhaps people think it’s too low and there must be something wrong with it.
Personally, I love it and if I lived near and had the money, I would buy it.

It doesn’t match the other houses in the street . If anything it is too good as a family home. I looked at it and thought how may flats could you get out of it.

I think a family with with that sort of money moving to the area will want a house that has other £6-700,000 properties surrounding it.

Could your friend put in for planning to change it to flats and market it to developers.

It is a beautiful property but when you look at the sold price of the other houses in the street it looks too expensive for the area.

I've only read your posts OP so apologies, I assume I'm only repeating what everyone says.

  • It's always the price
  • Around here, big old houses are coming on, hanging around for a while, going sale agreed and then coming back on the market a long while later at a much reduced price. I think energy prices has reduced the demand
  • In a big house like that I would want a bigger kitchen than that, room for a 6 or ideally 8 seat table and plenty of counterspace
  • The kitchen isn't as polished as the rest of the house, so I'd be pricing in replacing that, and possibly building work to rearrange the floorplan

There's only a very small market for houses of over 2000 Square ft. So there's nothing wrong with it, just only a small segment of buyers interested in such a house, especially in the current market where borrowing is expensive and running a large house very costly.

It does have off street parking. They park 3 cars (2xSUVs and a mini) on the 2 drives.

Ahh, misread. Unfortunately, that wouldnt mitigate the other points.

I think the house is too nice for the road.

The house looks lovely but no one wants to buy the best house on a below average street.

I said this waaaaay back in the thread. I know this area. It's dog rough. Weird to see such a lovely house there. Clearly there before a LOT of the stuff around it, and was probably an OK area when the house was built.

Beautiful house. I'm guessing it may be too close to the road and too far from the station or other issues with area.
