What's wrong with my friends house?

This is a friend's property. She has dropped the price but still not getting any interest. She has tracked the interest in the property using the Rightmove tracker.

The most interest has been when it's been on a Facebook period property page.

She had 4 EAs value the property and took the lowest valuation.

Is the Estate Agent being crap or is there another reason?

It’s a beautiful house and she should talk to the EA to see what’s up. I’d have expected that to be snapped up - if it’s the right price for the area.

Very few people are upsizing right now unless they have to, as mortgage rates are so bad. The property market has slowed down massively in recent months. No one wants the sort of monthly payments they'd end up paying with a big mortgage. Additionally, people lower down the property ladder are struggling to sell so they can't buy. So the pool of potential buyers is now quite small, as you're looking at people who already have a lot of equity or people who are cash buyers.

It’s gorgeous. Unless this is a stealth advert (!), it must just be that no one moving to Wolverhampton wants to spend that much on a big house.

I don't know the area and the average prices there at all but could it be too cheap so that people assume there is something seriously wrong like damp or some kind or structural issue?

It’s really beautiful. If it was lifted up and put somewhere else it would be snapped up. It’s by far the most beautiful house on the street.

In a cooling market, you have to look at what people can afford/ are prepared to pay rather than what it would be worth in a hot market. How many people in the area, have the money or inclination to buy that house at that price? The lack of interest tells you not many.

The house is lovely, but I don't think it's a great time to be selling tbh.

I'm addition, the house appears to be located on a street where the average property is £165,000. Is the area not terribly desirable?

It's also relatively highly priced since your friend bought it for £380,000 in 2018 and is selling for almost 600k now.

It's a beautiful house, the only thing I did not like is easy you can get to it from the street, I would of expected a large wall or fence around the front garden, the house itself is stunning thou.

Not something she can change but could be the street. A house of that size and grandeur (because it is grand and absolutely gorgeous!) is a bit out of place amongst all the opening straight on to the street 2 up 2 down terraces with the cars all bumper to bumper. It would massively put me off anyway. The only thing she could do is ask the agent to at least put the street view pin in the correct spot.

Personally all the black/grey window frames don't seem in keeping with the period. But a beautiful house.

It's dated, although I can see beyond the paint choices and furniture.I don't like the open shelves in the kitchen so straight away I'm thinking I'll need to spend more money. Garden is great though All down to price, to me I think it's a reasonable price for the amount of house and garden but I don't know the area.

Its a big rise from when she bought. The street doesn't look desirable from Streetview - lots of much smaller houses and flats.

In a COL crisis, it looks like it would be very expensive to heat. If I were spending that much on a house outright and then maintaining it, I'd want it to be on a nice road in a nice area.

I think it must be price for area / street - but I don't know that area. 1 ensuite and then one bathroom for 5 bedrooms seems a little unbalanced.

But beautiful house however it does seem to stick out a bit compared to its neighbours. No idea what £599k would buy you otherwise in that neck of the woods.

When I clicked onto the link, I assumed photo 1 was the front of the house and photo 2 the back of the house, and it looked like it only had a tiny front garden with no back garden. If I was looking for a place at that price, I'd have stopped looking at that point and not made it through to the photos towards the end which show the large garden properly. I don't know how many others would have made the same assumption as me?

It’s lovely but the thought of the heating bills, I grew up in a house lien that and it was very cold.

Everyone has their own opinions on the property, which is subjective. Unfortunately your friend has put the property on the market at the worst possible time due to the uncertainty of mortgage rate rises and the economy.

If possible I would suggest taking it off the market until the economic storm has passed.

It’s a nice house but the upkeep on that and bills will be huge. It’s a hard time so be selling and the cost of living means many have to think more about those things.

It is a lovely house but the street it is on could be affecting its desirability. It also has no kerb appeal which is why the agent is using the back garden picture and the closeness to the road ie the frontage is very shallow is off putting. I would think that the on street parking will also affect the sale, I would be wondering how easy it is to get onto that drive or off it. Why is your friend moving? If she can wait, pull it off the market and wait until next year at least when hopefully more people may be willing to move with the mortgage rates being what they are.
