What's wrong with my friends house?

This is a friend's property. She has dropped the price but still not getting any interest. She has tracked the interest in the property using the Rightmove tracker.

The most interest has been when it's been on a Facebook period property page.

She had 4 EAs value the property and took the lowest valuation.

Is the Estate Agent being crap or is there another reason?

It's beautiful but it's the best and biggest house in a street of much more modest properties, so the location isn't cutting it. The EPC is an E, which given that this house has been done up and decorated to look nice, is a bit of a shocker. Clearly no real money spent on replacing the single glazing or insulating.

I think people are getting wise to sellers who buy up a big draughty old house, give it a smart paint job and make it look lovely with their nice furniture and accessories, but don't spend the money required to make it a comfortable and practical home to live in.

I think it's beautiful but I immediately thought 600k for Wolverhampton?
And I couldn't see that it had parking, the photos of the front are poor and it needs some plants out there.
The small bedroom should be marketed as an office and I wouldn't have a library listed as it sounds pretentious.
The kitchen colour is still but I see she's going to repaint.

I think, tidy up the front and do better photos of that, relabel the small bedroom as a study and the library as a sitting room, paint the kitchen and update the photo, reorder the photos to show the front first, and drop the price.

It's a shame it's on such an awful street, that really is going to limit it.

This is exactly it, anyone spending that kind of money in Wolverhampton wants to be in Tettenhall / Wightwick / Finchfield. Beautiful house, although I agree with the comments about the windows which make it look a bit gloomy.

It’s absolutely beautiful. If I had to nit pick, it would be that the front of the house has no greenery. It still doesn’t put me off, though

I can’t add anything that’s not already been said but people don’t want the best house on the street. There’s no way for them to improve it and make some extra cash. Other posters have made excellent points about the location, the fact it’s not in-keeping with the other houses around it, cost of living, mortgage, heating, etc. I don’t think it’s anything to do with the decor as it seems to be well cared for.

Beautiful house. Rest of the road is suspect.

She bought it for £380k. Even if she spent £100k on it (unlikely) it still should only be on for £450k.

People with £600k budget want area. Sadly this looks a little rough - her house is beautiful but people also want to look at beautiful when they're spending that kind of money.

It's cluttered. Beautiful house under the clutter but it's hard to see past the clutter.

Personally I hate bare houses. Bedrooms don’t look full of stuff at all and books and styling is not clutter

I know the area, a street away and you can pick up a large 4 bed Victorian terraces house for less than 200k. Whitemore Reans is not a salubrious area of Wolverhampton and has a lot of students and issues such a drug dealing/cannabis dens, so 600k to live there is insane.

This. Single glazing, and no wall cavities to insulate. To get it all double glazed will cost £15-20k.

Someone above said the kitchen floor needed replacing. It looks like the original floorboards, so covering or replacing with flooring lowers the value as it’s removing a period feature. They can easily be sanded and rebuffed

Might be worth changing estate agents? We had ours on with one particular EA with no real interest for several months; changed to a different EA and were under offer within a week. It was quite a niche property and the 2nd EA just marketed it differently…

If you know the area then you know it's overpriced, I don't think it's anything to do with the styling of the house

Great house, no idea if price is right as I don't know the area. From a purely aesthetic POV, the front is very austere and unwelcoming, it needs softening with some plants. The hall looks like a waiting room, very uninviting... open the doors so we can see inside the rooms, and hang some pictures, it needs to look lived in and inviting. Kitchen could do with a table rather than the pointless island with 2 chairs. It's a family sized house but not much evidence of a family living there. People often need to directly see how it could be used without having to imagine it.

I’m afraid I also think location op. The right move link makes it look very grand and lovely. But when you open street view it tells as story of a house right on the road, little to no front space, and in what looks like a bit of a run down location.

I think if it was on an avenue with similar houses it would sell for what she wants, but she’s not going to achieve that there.

So irs over priced, she’s failed to take location into account.

But its a beautiful home, i love it.

Maybe people want a bigger kitchen for that price in that area? I would.

It's lovely..if I lived in Wolverhampton and had a spare £600k. It does look a bit cluttered especially in the downstairs rooms.

I'm wondering how it can possibly be a Band D for Council Tax! My house is tiny in comparison, yet its a Band E (and it was formerly Band F until we managed to successfully appeal the banding about 10 years ago).

A house of the size of your friend's place would be an F or a G in my area.

What money has she spent? Certainly hasn't sorted the roof out or any insulation ( or decent windows!)

Looks like the money that has been spent on it is simply cosmetic. So no one is going to offer anymore than about £450k as it needs expensive work doing.

Really does feel like she's trying to flip it for easy money, but people aren't that daft these days.

Why is she wanting to sell? I agree with everyone else that location & price plus quick turnaround are off putting.
