What's wrong with my friends house?

This is a friend's property. She has dropped the price but still not getting any interest. She has tracked the interest in the property using the Rightmove tracker.

The most interest has been when it's been on a Facebook period property page.

She had 4 EAs value the property and took the lowest valuation.

Is the Estate Agent being crap or is there another reason?

If the area ( according to people who know the area ) is "rough" - your friend is going to struggle to get a top price. For example what @Fallulah said.

It might be worth taking it off all advertising but let the EA know they can mention it to people who sound like they are interested in that sort of thing - or indeed ( left field ) mention it to their - or another commercial EA . If surrounded by HMOs or student things could someone buy it as a B&B or similar - although I suppose if the area isn't great that might be a pipe dream.

I agree with others - if the area isn't nice there will be a ceiling price & it looks like she has gone over that. The house itself is lovely - no disagreement there .

Usually things come down to price with houses . I think most people can see through the House Dr type renovations nowadays.

Love the house and I’m surprised it hasn’t been snapped up already. If I am being ‘picky’ then the only thing I would really say is the decor - it’s not really to everyone tastes especially the kitchen and bathroom… but nothing a lick of paint couldn’t do - neutral colours?
I would possibly look at a de-clutter - some people can’t see past this..

It’s been “ greyed” whilst the house is lovely I’d have to rip most of that out

grey windows in a brick building that architecturally stunning should be classed as a crime looks tacky

It is that her partner needs to move due to work, to be more precise but they can work round it even though it'll be a pita.

Good decision to take it off the market for now - the market is rubbish at moment.

The house is stunning and I can't see anything that would stop anyone from buying it.

The price seems reasonable to me but I don't know Wolverhampton.

Is it a case of being the most expensive house on the street? It does seem much grander than the other houses. But I like that - all the houses are different and it wouldn't put me off.

Gorgeous house. I love it.

Problem is, it's not in a great area. Surely if this is your friend's house you MUST know the area...... And you MUST know it's quite rough.

If I was going to buy a big 6 bed detached (and spend £600,000!!!) I would not buy it smack bang in the middle of Wolverhampton in a busy built up area on a main road in a rough area.

There are parts of Staffordshire and Shropshire where you could buy something fairly similar for less, and in a much nicer area. Areas that are not in the middle of Wolverhampton, near a bunch of schools/colleges pubs, squash club, football stadium, car showrooms, takeaways, and a big rough estate. Whitmore Reans - 10 minutes walk - is NOT somewhere I would move near to. If you know this area, you MUST know why it's not selling.

This plus a cooling market, but also, considering it is original Edwardian, it looks out of keeping with the neighbouring houses.

Wolverhampton isn't a property hotspot and to pay that to live in a less than desirable area is a factor which is more pronounced in a dropping market.

Another factor may be fuel bills?

@Moonflower12 - please tell her that I absolutely love it - she has the most fabulous taste! I live deep in the SW but a house like that here would be over the £1mill mark. It is lovely. If ever I found myself up north I would love to have bought it!

It’s stunning and here in Oxford it’s go for much more. But it’s a bad market right now and Wolverhampton isn’t exactly on peoples ‘wish list’. I would be discouraged by the lack of private parking, and she needs to repaint everything neutral inside both so rooms look bigger and airy, and do as not to put off the colour haters.

she can’t do much about the location, clearly, or schools.essentially she needs a large but very rich family (who can afford private schools) to sell it for that amount.

There are areas and areas - if that area is dodgy ( if it is - I don't know it ) - who is going to want a massive family home there ( no matter how beautiful ) . I think a serious rethink about the price or some forensic examination about EA feed back.

I’m leafy south Liverpool too! That house round here would be around 2 mil I think! My 3 bed semi detached is 1/2 a mil but I’d choose my house on my lovely road any day over a six bed period property on that road unfortunately
