What's wrong with my friends house?

This is a friend's property. She has dropped the price but still not getting any interest. She has tracked the interest in the property using the Rightmove tracker.

The most interest has been when it's been on a Facebook period property page.

She had 4 EAs value the property and took the lowest valuation.

Is the Estate Agent being crap or is there another reason?

Apparently there’s a reason the show was called ‘Location, Location, Location’ rather than ‘Beautiful Period House, Beautiful Period House, Beautiful Period House’. Doesn’t appear to be any fault of the home, it’s gorgeous.

Seems overpriced compared to what she paid for it unless it was an inheritance!
Guessing it has some work to be done being that old. Saw no mention of rewire in list of work done also looking at light plug socket heights it was not done recently!

Prob have people watching it for price to come down again.

When I clicked onto the link, I assumed photo 1 was the front of the house and photo 2 the back of the house, and it looked like it only had a tiny front garden with no back garden. If I was looking for a place at that price, I'd have stopped looking at that point and not made it through to the photos towards the end which show the large garden properly. I don't know how many others would have made the same assumption as me?

It’s a stunning house. I grew up just 20 mins from the area. Wolvo has good parts and rough parts but decent enough town. But amazing links to Brum, the M6 will take you everywhere and some great green spaces and countryside on the doorstep (Cannock chase - forest walks, Shropshire, Bridgnorth etc).
I’d buy it if I was looking to move back to the Midlands😍 - very friendly people too, everyone’s happy to stop for a chat…

That house in my area would be double the price. I'm in northwest.
It's gorgeous. I like decor. A few extra kitchen cupboards maybe. So I assume it's the area that's the issue

It's a lovely house full of character.
Looking at other properties of a similar size it seems to be priced about right.
I think it's maybe and acquired taste perhaps.
It's one of the more expensive properties for the area and although it's big it looks a little oppressive from the front and doesn't have a big front entrance to the house that others of similar size and price do.
It's usually always the price (we run an estate agents so have experience with this)
And as it's in that more expensive price bracket the pool of potential buyers is lower and even more so with how things are currently.
I think seeing as she bought it for only £380k then she should drop her price again.
Can't see any other way of shifting it.

Energy rating E - poor insulation, poor heating and single glazed windows are all mentioned in the energy report. I wouldn't go anywhere near it! But I agree it's very beautiful....

Solid walls, wooden single glazed windows, too big, living in the past.
These houses need large and affluent families, there’s not many of them around.
Nice house though.

If the windows are wooden single glazed, which I assume from the EPC, she could paint them cheaply to give more kerb appeal. It's not a colour in keeping with the period and quite jarring. And agree that the photos of the outside front need both redoing with some potted greenery and putting further down the listing. Can a picture of cars on the drive be added to show its size, as it looks tiny ?

The other issues aren't cheap fixes. We live in a much, much smaller period house and the energy efficiency is an issue. Heating a house of this size with high ceilings, no insulation and single glazed windows must be ruinous.

After a quick search of the local area I think it was probably just luck that it sold in 2018. The house itself is nice but goodness me that nearby area is awful 😖. I think it's definitely a sellable property but might need to reduce 100k in the current market to make it an unmissable bargain. Some people will be prepared to overlook the area once its cheap enough.

Possibly its just one of those things where the pool of people looking for a 6bed home is really small, so it will naturally take longer to sell?

Estate agents can get it wrong, especially if there is little local activity and the house is misplaced for the area (it is).

The area is wrong for a house of that type. Maybe they bought cheap in 2018 hoping to do up and sell for more, but its completely the wrong thing to do with a house of that type in that area, a savvy developer would have turned it into flats or maybe rented it out as a HMO.

Adding into it the poor energy rating - most people are now wise to the fact that these older houses cost a fortune to heat - and you are looking at something which in my opinion is going to be hard to shift.

I would drop the price considerably, probably by 100k and go for offers over to see what the local market is willing to deliver.

I wouldn't want to give someone 200k profit for simply painting somewhere and leaving the major repairs like kitchen and bathroom. It smacks of someone on the make and I'm the type of person to not be interested in a dream house simply through spite. Many are as petty as me.
