Can I join? I put an offer in on a place a few months ago, the survey has thrown up some nasties that I want fixing (or price reducing) before I proceed. The seller has had someone out to quote on the work and they've said "what work?" My tradesman is viewing tomorrow.

Has anyone had this before? Survey has flagged serious issues tradesmen have gone and found no work to be done.

Going by Google the price of the works averages out at about 10-15k so we aren't talking small sums here! But once it's resolved I should be getting the keys within a very short space of time! I'm a first time buyer so I'm extremely excited (and chuffed I got a good mortgage rate!)

@Overlycautiousbynature surveys tend to make houses sound like a money pit. The most memorable from our last survey was repointing the chimney. I got a builder round quite quickly after moving in. He told us he'd happily take our money but there was nothing wrong with our chimney. 7 years later and it's still standing. Meanwhile the surveyor missed the dodgy guttering at the back. The downpipe was higher than the horizontal pipes so water was overflowing and hitting the walls during a downpour. Cost us £60 to get it fixed.

After the most stressful 36 hours ever, involving a 1000km drive with a very hot and pissed off cat and having to deal with numerous last minute stupid questions which could/should have been resolved weeks ago, we have finally completed. Picking up the keys in the morning and currently unwinding in a very nice airbnb with a much deserved cold beer :-)

Hope everyone else gets over the line soon.

So glad I’ve found this thread 🫶 selling my first home and purchasing another - I thought buying this house was complicated enough but I have a sneaky feeling my buyers going to do everything they can to try and get more money off 😭

Thanks @Twiglets1 . I contacted the lender and they said everything is fine for completion on 4 aug. But I'm not allowed to use the special team phone that deals solely with solicitors and they are the ones we're waiting on :(

I've exchanged today and completing my sale on Tuesday. It's taken approx 12 weeks and solicitors have been pretty good. They wanted completion a week ago but only gave me 4 days notice so I compromised. So glad it's nearly over for the sale.
The purchase is another story.

I'm driving over to our solicitors today who are based in the next town to take over our signed contracts this morning so they don't get lost in the post. Hoping now we get some clue at least as to when everyone in the chain is wanting to move as so far noone has mentioned any dates whatsoever. My seller estate agent are managing the rest of the chain as my buyer selling through them as well so will email the estate agent this morning as they have more of an idea of what is happening in the chain behind us

Said cat has been checked in to a cattery for a few days so that we can get the removals out of the way without him escaping. Hopefully that will give him time to forgive us!

Please can I join? We originally had an offer accepted on 30th Jan but had to pull out due to boundary issues.

Second attempt was an offer being accepted mid May. Both ourselves and the vendor are keen for a mid August completion but our solicitor seems to be sat on the searches at the moment despite us chasing!

Apparently we’re top of her pile but that just feels a little like the taxi rank tell you your car is just around the corner 🙄

We are still waiting in searches/solicitors purgatory. Will chase up today I think. It's been about 6 weeks since chain was complete and need an update of some progression

We had a call from our solicitor yesterday to say the buyers' solicitor has sent him a letter suggesting exchange and completion next week. Why oh why she chose to put it in a posted letter rather than call, I'll never know. As soon as we said we'd be happy to complete, he called our sellers solicitor and estate agent to let them know. Our sellers found a rental 3 weeks ago and have been waiting for our buyers to be ready so they can commit to a date. I'm not sure if they'll be able to get into a rented house by next week but we haven't heard back so I assume they're scrambling to find a way to make it work.

What is it with solicitors and posting letters?! I've mentioned it already on this thread but my solicitor replies to all my.emails by posting a letter. Such a waste of time.

I prefer emails, but I have an online portal for my solicitor which is handy. I’m printing anything important out.

My solicitor finally received confirmation of mortgage funds from lender today after a week of waiting. Received at 3:40pm and said exchange was unlikely due to time of day. However agents all took this as time to mobilise so were very cross when it didn't happen, and CC'd me into very angry-sounding emails to my solicitor at 5pm. Does anyone else feel like they are piggy in the middle? I also take it very personally when my solicitors are the delaying party, and I worry that the chain think I'm the one delaying everything :(

You'll be glad the documents are emailed when it's time to sell up. When we searched our emails we had the paperwork from when the previous owners had the house rewired in 2008, papers signing off an extension from the 90s, indemnity policies that could be passed to the next owner, Fensa certificates for windows that were replaced a year before we moved in. My DH tends to throw away old paperwork during a clear out and we've been here 7 years so it was lucky they were all sent by email.

Wow, that must be sucha pain. Mine was all emails including compromising on the completion date which was back and forth a few times. The only thing she posted was the draft contract papers and the initial forms. I don't think we've even spoken on the phone. Haven't needed to as we complete on Tuesday after 11 weeks.

And you are much less likely to lose emails than hardcopies during a move.

Our solicitor has sent us the tr1 out of the blue. I am sure they are doing everything that needs to be done, but would ike it if there was a bit more communication.
We used a different solicitors to sell our house as we have relocated and they were quite chatty, this is so different!
It's put the fear of god in me are we really moving again?!

Buyer has been very unrealistic. She got a level 3 survey done on a 25 year old house, wanted us to do everything the surveyor pointed out despite the surveyor not downvaluing the property AND replace a broken burglar alarm that I told her was broken AND pay for the electrics to be tested.

We got some works done to the roof, dropped the price by 3k but otherwise told her to get in the sea.

Our buyer gazundered us again by 2k 😡 but we decided that since they're a cash buyer a bird in the hand is worth two in the bush.

We found a property we love and have had an offer accepted.

I'm terrified that the buyer is going to gazunder us again and again over every little thing.

@okthenwhat your buyer sounds like a nightmare.

We’ve had a level 3 survey done that brought up a couple of things that we would have liked the vendor to deal with but they just didn’t have the budget so, as it’s our dream forever home, we’ll just suck it up and deal with it ourselves.

People are so unrealistic and unreasonable.

Queries are now with the vendor’s solicitor and whilst there are a lot, they should be simple enough so we’re hoping for a completion on 11th August 🤞🏻🤞🏻
