We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

Yes! I have sent four emails since Friday to our solicitors (they don’t answer the phone!) and no response. The week before they told me that they just had to review some final responses to enquiries then they would be in touch to discuss dates for exchange and completion. Ten days since then now!

I had to send an email to our estate agents the other week making it clear we weren’t happy with the level of communication. Since then, my estate agent has actually been really proactive. It won’t stop us putting a formal complaint in with head office when this is done but is a mitigating factor for the massive fuck up they’ve made of it so far.

I think head office has given the individual branches a nudge about getting this off the books because all the branches have suddenly sprung into action. Although they seem to have drafted the whole branch to work on it and different people are getting different messages, so it’s quite a confusing picture. I think we’ve flipped to too many cooks spoil the broth now!

Going to join this thread to share frustrations and hopefully at some point celebrations!

Went live on rightmove earlier this week and had a few viewings today, but didn’t hear anything back from EA so I have no idea how they went (I’m assuming no interest). I had a nosey on my camera to see what my “demographic” is, and overheard the EA showing them the garage first. Whyyyyy??? That’s definitely NOT the main selling feature of the house FFS!! Talk about first impressions 🤦🏻‍♀️

Got the feedback from last week’s viewings on Monday - one of them didn’t want to buy because it didn’t have a downstairs bathroom, which is clear from both floor plan and description, so I’m not sure why they chose to view in the first place!
Another buyer has said they’re viewing some more houses but I think they’re just not interested in offering and don’t want to say so.

Had a viewing for yesterday evening cancelled a few hours before as they had an offer accepted on another house, I was informed JUST after I’d finished making the place spotless so that was a little annoying.

Got a viewing booked in for the weekend so fingers crossed! Only been on a week, with two actual viewings, one cancelled and one to come so hopefully it will sell fairly easily as people seem to be at least interested in it 🤞🏻

had an update from ea yesterday , I haven’t chased as we are abroad and selling our U.K. property chain free , our buyer selling his house to a ftb so small chain / email yesterday said our buyer all ready to go just waiting for his buyer with 1 enquiry and one more search then hopefully have a date to exchange contracts ! I cannot wait for intro be done

Hi I am hoping for some advice

our chain was all agreed mid June. Our solicitors have now found an issue with the house we are purchasing that take 6 weeks to resolve. Our buyers have asked us to exchange on the sale of our house next week and complete end of November or they will pull out. What would you do? It seems so risky to exchange on the sale and be possibly homeless

@Nw22 our buyers wanted us to do this to enable a chain break. We said no for the following reasons, we didn’t want to move twice, we had no friends or family we could have stayed with in the interim period as we were relocating, lack of availability of rental properties, rents are also so expensive right now. As it’s now out of tourist season, perhaps an Airbnb could be an option, could be more flexible? 6 extra weeks isn’t long in the scheme of things. Moving generally takes 4mths from offer to completion based on the many times we have moved. I would ask for help of the EA’s to keep the chain intact. That’s just my opinion, you do what is right for your family. Good luck with the move, it’s a very stressful process Flowers

@Nw22 What position are your buyers in? Are they at risk of losing their sale? I agree that speaking to the estate agent and getting them to reassure your buyers is the best first step. I wouldn’t take the risk personally unless I had an easy, affordable and flexible rental solution where we could stay on in the hopefully unlikely event that the purchase falls through.
Communication is key in these situations. Your buyers may not be aware of the detail of the situation and are worried that you are getting cold feet. When I was selling my buyers had issues with their sale which ended up delaying everything by nearly 3 months and if it hadn’t been for the brilliant sales progressor at my EA I might have pulled out as their solicitor was useless and not updating mine so it just felt like weeks of silence.

@Karmatime our buyers have sold to a ftb. The reason my husband doesn’t want to risk moving into a rental is that when we accepted their offer over another offer we were told they didn’t have anything to sell. So having to spend thousands of pounds to keep their chain together seems even worse when they said they didn’t have one.
the house we are trying go buy is empty and our buyers are aware of the issue but no we are committed.

@Nw22 We completed on the sale of our property in mid August and are currently in an AirB&B with everything in storage. We hope to move into our new-build next week.
We decided it was worth taking the financial hit as there were three parties in the chain behind us all pushing to move, and in the current market we didn’t want to lose our (very good) buyer!

Parents have had their property on the market for 4 months. They've reduced the price, and still not much interest. Selling homes seems to be a slow process in South Yorkshire at the moment.

Well the relief of the asking price offer didn’t last long - they’ve pulled out a day later!! I don’t understand why you’d offer on a house, then increase that offer, if you don’t want to bloody buy it 🙄

@CrashyTime I think so - a few hours after accepting their offer the EA called to say they’d asked if I’m willing to negotiate price based off what the survey comes back with. I said yes if there’s anything huge but I don’t expect there to be, and to tell them if they can’t afford to pay what they’ve offered and are banking on a last minute reduction to just pull out now. I don’t know exactly how the EA worded my message but I guess they were banking on a last minute reduction! I’m glad they did it straight away rather than waiting until the day before exchange though, that would have pissed me off more.
