We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

We are selling an Edwardian House. When we bought it, it was in a dreadful state. We did a lot of fixing.
Our buyers had their own Level 2 survey done and then the bank did it's own survey. Both surveys took over an hour.
We didn't hear anything about the survey for a while. And our solicitor and estate agent said if you don't hear anything, don't ask.
Then our buyers queried about a few issues the surveyor had picked up about the roof. Said it would cost them 2000£ to fix. The roof is one of the only things we didn't upgrade as we were intending to do a loft extension. Got 3 roofers around. They all said our roof was in great condition for it’s age, doing it's job and the work mentioned by the surveyor was nonsense.
Surveyors need to protect themselves so that they don't get sued. So they pick up on any potential eventuality.

we concluded missives (Scotland) at the end of last week, moving in just over 2 weeks.

house we're buying is a total fixer-upper so i'm much more stressed about stuff in our house that is getting worse, like window hinges and tiles that could do with being properly re-done. was all pretty much like that when our buyers viewed it but still twitchy that they'll walk in and when all our stuff is out of the way they'll realise how much stuff there is to do!

Just bought an Edwardian house. Sharing the view as a buyer. We did a level 3 report. Once the surveyor had pointed out the issues - roof, prior damp, lack of electrics and gas check etc… we had to get quotes to fix/replace roof, organise tapco damp expert to go check the damp, get the electrician in for a full check and report etc. So yes, it does take time to get back to the seller once the survey report is issued.

Our ftb pulled out (found out as I landed on holiday in Greece :() they weren’t happy our garage was leasehold as it’s separate from the property and underneath a coach house , back to drawing board and paying a mortgage on an empty property !

We need to sell so we've been watching the market for over a year.
Last week we saw a lovely house in our price range and went to view it. Offered and got accepted even though we're not on the market yet. Sellers have taken it off the market for a month for us to sell which is amazing.
We've had photos done and go live tomorrow.
We're selling a new build so surveys etc should be good.
We're porting our mtge so that's sorted.
There's only one other house for sale in our large, popular estate.
We are very hopeful.
Biggest issues will be that we don't get a buyer and the sellers go back on the market (it has taken us a year of looking to find this one). Issue there is we'd potentially have to buy a house which isn't as perfect. Houses in our price range are rare in this area. Other issue is the house is 100 years old so survey might be dodgy. However it last sold 2 years ago so survey was done fairly recently (if only there was a way to see a copy).
One more advantage is the seller is moving in with a partner so no forward chain and no huge rush for them.

Well the only issue the surveyor brought up for us to sort was some dropped guttering, which we can fix.

Next door are doing an extension and renovation work, so he kept asking about party wall agreement, building regs etc so we will have to make sure we get all further documentation. We have some.

Other than that, it should be good! Phew. Quite relieved.

We are about 8 weeks under offer and still nothing. Market has come to a bit of a halt round here, sellers not being realistic in this market .

well blown it we think. Our buyer was demanding regularisation indemnity not good enough and DH contacted the council to se how long it would take. 15 mins later we hear buyer want to speed things up and get moving finally and I think we’ve fucked it as now council aware we can’t get indemnity.😞

God it’s so stressful. I’m sorry it’s collapsed. The mortgage offer at the bottom of our chain is expiring in a few weeks so it needs to move along quickly. The estate agents and conveyancers don’t seem overly concerned, it’s £5K we’re paying in fees to these and they don’t give a shit that its quite close to collapsing.

Ugh so stressful - fingers and toes crossed you'll find another buyer soon. If only it was like Scotland and offers were legally binding. It's ridiculous that buyers can pull out right up to exchange 😪

Thanks everyone, It's just so frustrating. I go from feeling despondent to trying to think positively and getting the house back to looking it's best. I just hope we get some more viewings booked in soon.

Fingers crossed that your chain starts moving forward soon! It's crazy how complacent everyone seems to be about getting things to work out.

My husband popped into the EA last Weds to get the spare key and they mentioned the buyers solicitors questioning something. I popped in last Friday to get an update and to tell them we’ve found a fault on something and need to declare to the buyers.

On Wednesday I’ve left two messages for the EA to call me back and find out where these things are at. I need to know because the mortgage offer at the bottom of the chain is expiring. Two messages for her to call me on Thursday. Popped in yesterday and she’s on annual leave. called this morning and been for an hour to call me back. She’s apparently been busy with valuations. It’s a national chain and I’m seriously considering putting in a complaint to the HQ but I don’t know if it’ll make a difference.

I haven’t complained because I have managed to get in touch with the estate agent. So we’re still in that it’ll happen very quickly or I guess it won’t.

No, no new interest so far. I'm not surprised though. I guess we were lucky with our buyers last time, and we might be on the market for a while now. I'm really trying not to stress about what I can't control. It's hard though

We've found a house that we love and are now at the beginning of the getting on the market process, but I have to say, after reading only a couple of pages of this thread, my blood pressure has shot up and all those hideous moving memories came flooding back to me. I'd almost forgotten about what a minefield moving house is!

I do have a question though. Our (potential) seller isn't officially live on the market - reason being, they say, is it's a very popular area and they didn't want the hassle of 20 viewings a day! They're moving internally and aren't actually desperate to move. The EA is trying to push how good this could be for us, as they want a casual, less stressful sale, so we have more chance of securing it, but if they're not desperate to move, then this would be incredibly stressful for us, as who knows if/when they pull the plug on the whole thing.? I have heard similar types of sellers in the area though, so not that unusual. They seem to like buyers with connections to the area - I.e family in the area etc, which we do have.

Anyway, would this be ringing alarm bells for you?

Woohoo!! We just finally exchanged with completion set for the start of July.

After first getting on the market in September 2022 and having the previous sale fall through this is a huge relief.
But I also am feeling really sad because I loved our house, especially after we renovated it and made it perfect for ourselves. And my dad who sadly passed away two years ago helped us with the renovation, so there are emotional ties to that house. It just became too small for our growing family.
Anyone else felt sad after exchange?

We moved to our new house on the weekend. Living amidst lots of boxes currently. Moving is so stressful. Never doing this again hopefully.

I think it will be worse when we actually move but there are things I'm sad about - apple trees that we planted as a wee tribute to my parents' garden (we sold their house 2 years ago after they both died); our neighbours are nice and even though we'll like having more privacy there are lots of advantages to having plenty of neighbours (like they take all the stuff you're decluttering!); new house is a fixer-upper so leaving behind clean rooms is making me vvvv sad...

we're currently living in a sea of boxes in old house - am trying to be super-organised because of fixer-upper state of new house. want to leave lots of stuff boxed till we have sorted some rooms out so have "tiers" of stuff.
