We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

Yes, I googled it too! Also a terrace. Ours is far better condition than many on our street that sell, so hopefully our buyer will see sense

We've also accepted an offer on our 1906 terrace. We haven't got ftb's though, but they have yet to order a survey so I don't know what they'll go for. It's so nerve wracking! I don't remember feeling this stressed last time we moved!

Good luck, I was hoping my buyer would just get a valuation or failing that a Home Buyer Report. Level 3 is making me nervous.

They offered 2 weeks ago and we've heard nothing from their side at all. Our solicitors have sent some basic queries about what their hoped for completion date is and how they are funding the purchase and.... Crickets.

Is this normal? I'm trying to remember what we were like when we were FTBs.

I had this problem. My solicitor after numerous reminders to buyer's solicitors still didn't respond. My estate agent thought it was because they were waiting for mortgage approval. Once that happened then queries were raised and responded to.

We had nothing for the first couple of weeks while my FTB provided proof of funds and their solicitors named a specific solicitor.

We've had survey done by the Byers on our property this week. Surveyor said they have requested Level 3, which is bit excessive for a standard 1930s semi, but he also only spent like 25 minutes inside the house and another 5 outside? Looks like someone is being ripped off... I am more than sure the house is structurally sound and in good condition (no damp, new roof etc) but he could have peeked into the gutters at least.

It's interesting isn't it, the level 2 survey on our onward purchase included lifting drain covers, damp testing all the walls, opening and closing all the doors etc. He went fully into the loft and took lots of photos, looked into the guttering etc.

I followed the surveyor who did the level 2 survey on my house and he did none of that. Internally he just had a walk around and asked a few questions, looked at the consumer unit and boiler, stuck his head in the loft and that was it. He was also doing a mortgage valuation survey at the same time.

I'm not complaining, we got off lightly with the house survey, but interesting how different they both were, but presumably cost pretty much the same.

Why would I need to chase it up? Surely if there was an issue the buyer would have let me know and asked for further surveys if any major issues they arent happy with? That is what I am hoping anyway 🙏 I have only lived here two years and had all the wiring brought up to current standards, new sash windows throughout, new boiler, new kitchen, new bathroom, plastered throughout. The only thing I have not touched is the roof and I have not had any issues with this. I think surveyors can always find fault but a 100 odd year old house will never be perfect but some buyers are naturally more nervous than others, praying to god mine isnt one of them.

I had a level 2 survey was done on my forwarding purchase on Monday gone but I have not had the report yet. The mortgage underwriters emailed me Tuesday to say the valuation is at the price I offered and they have issued my formal mortgage offer to me so I suspect there cannot be anything major otherwise they would not have released the offer yet. This house moving business is nerve wracking!

Our house has been on the market for a little over two weeks and we’ve had one viewing and one cancellation, 20 minutes before they were due!

The one viewer fell in love with the house but couldn’t make an offer because she’s not in a position! Her house hadn’t sold. I wish the estate agents would let us know this so we don’t get our hopes up! I would have thought we would have more viewings than just one? Anyone else the same and feeling so deflated by it all?

Hiya @Stresssy it took us about 4 weeks to go under offer - one that was proceedable. It’s definitely a different market now and things are just taking much longer.

Hate to ask - is it realistically priced?

Hi @ChiquitayouandIKnow thanks for your reply and giving me a little hope 😅 We listened to the estate agents valuation and after we hit the two week mark and only had one viewing we decided to reduce by £20k there are two other houses for sale in our cul de sac and one is priced the same the other however is an older couples home with no extensions and needs modernisation £60k less, needs kitchen and bathroom as they were ripped out and not replaced if that makes sense. We’ve extended to the maximum projection and have a stunning kitchen which the other doesn’t have, it really is a stunning home. I was shocked I didn’t get more interest in the first week or so.

@Stresssy not sure where you are but it may just be the market. Cost of borrowing has gone up so much and a lot of commentary now is saying people are only moving if they really need to and not because they would like to.

My buyer had a survey two weeks ago and I have yet to find out out if there are issues. It's a Victorian house, so I'm expecting something to come up. The buyer's solicitor is raising queries, so I guess this is a good sign that the sale is going ahead?

Well we agreed sale 10/3. Our buyers so slow. They requested searches 3/5. Then 24/5 level 3 survey. We offered an indemnity on some 1960s glass door we have and no sign off regs on change of utility room to loo and bedroom. This is too much and they want council regularization.
am close to tears.

We have a FTB for ours and have agreed a purchase, but thinking of pulling out because interest rates have gone up a full 1% since we offered. We have our mortgage appointment tomorrow and I'm guessing it's not going to be pretty.
I'm preparing myself to be hated by a lot of people but realistically I can't afford the extra money on my mortgage and I really don't need to move...

My survey came back with rising and penetrative damp, which is scaring my first time buyer. I've offered to reduce the price by 5K. Tenants never mentioned any issues, so I'm a bit annoyed if there was damp and they didn't mention to the letting agents.

Hello everyone,
Joining the thread for what us hopefully (knock on wood) the end spurt for us after a looong process.
My dad passed away and I inherited some money, so we decided to upsize. We already have our new house. Just waiting for our old one to finally sell.
Put our house on the market in October 2022. Accepted an offer in November 2022. Buyers decided to not go ahead literally just before exchange at the end ofJanuary 2023.
Put the house back on the market with the same estate agent. Didn't get an offer for several months, eventhough we dropped the price in stages by 35 000£.
Changed Estate agent and got an offer immediately in April 2023.
We are finally in the end stages but after last time scared things will go wrong last minute again. Both parties have signed the contracts and sent them to our solicitors. Just waiting for the buyers solicitor to confirm the last enquiry has been closed off.
Estate Agent called today And said buyers are keen to exchange this week or next week. With a completion date at the start of July, because they are currently renting and need to give 2 months notice.
I have all my fingers crossed that it doesn't go wrong this time
