But it is quite surprising. It's not especially large and it is mid terrace in an area of London that many people will never have heard of. And those of us who have lived in London for 40 years or more - some of us are very surprised indeed that Clapton is suddenly so desirable. I lived in nearby Dalston for years (when Dalston was a dump) and Clapton was Dalston's poor neighbour. £2 million for a mid terrace in Clapton? Just seems surreal.

Things can change fast in London if the basic property stock in an area is good (decent sized period properties). My brother was shocked when I moved to Herne Hill ten years ago because when he left London fifteen years before, Herne Hill was still rough as a badgers. There are quite a few areas of Southeast and East London which have rapidly gentrified due to middle-class professionals buying up period housing stock for family homes.

this is true but I think its going to slow down a lot due to the cost of renovations, energy & so many professionals leaving London or moving further out due to hybrid work model.

I know all about rapid gentrification@astronewt having lived in SE22 since 1996. My point is just about this house and Clapton! I don't think a house like that refurbished would sell for £2 million in Herne Hill - or would it??

In Herne Hill proper, it definitely would.

I too remember when Clapton was the fucking pits, which was only about five minutes ago, but things really have changed fast in some areas.

I don't think it would sell for 2m in HH proper ie not Dulwich. It's still a terrace.

close to Herne Hill 2m would get you a good sized period semi/double fronted & a bigger garden than the Clapton house.

Interesting as a Londoner that you would be hung up on the terrace thing. It’s never been a thing for anyone I know.

why would you think I'm hung up terraces? I live in one! But semi detached houses in the same areas tend to be more expensive ime. Same if you have off street parking.

yep parts of E London were not expensive at all back then.

Tell me about it. I almost bought a massive loft apartment near broadway market for £75000 back in the late nineties. And I didn't because I lived about ten minutes walk away just off Hackney Road, near Haggerston Park, which I felt was much safer and nicer, especially after dark walking home from a bus stop. Clapton was in another league and nicknamed murder mile back then.

I had no idea houses went for that much there... every day is a school day.

I loved living in Hackney though. I went into E.Pelicci's a few years ago which used to be my local and they remembered me even though I'm much older, fatter and way less cool than when I lived there.
