I am always by people who ask for huge amounts of money but can't be bothered to tidy up. Or cover a hole in the ceiling.

1.4M??? Although I shouldn't be surprised, its London After-all.

This could buy me a brand new mansion in my neck of the woods 😂😂😂

dollymixtured · 14/12/2022 17:01

It’s definitely not tiny. People not from London are much more concerned about houses being detached. You can spend 25million+ on a ‘terrace’ in London. Most Londoners don’t give a second thought to whether a house is terraced or not, location is far more important.

It’s tiny to me. Where I live we would get a mansion for that price 😂

How big is your house?

showysnowy · 16/12/2022 12:29

If I had £2 million altogether including the refurbishment budget, I would be in a much nicer postcode.

saltofcelery · 16/12/2022 12:45

I think it's beautiful (not the decor obviously, but you can see that would make an amazing house with some attention and money thrown at it).

Surprising that it only has one bathroom for five bedrooms but that is probably because it's an old house.

megletthesecond · 16/12/2022 12:54

It'll look lovely again after a full refurb. The homes under the hammer type will go in knowing what needs to be done.

As long as it isn't split into an HMO, I hope it's kept as a family home.

Greensleevevssnotnose · 16/12/2022 13:06

Stunning, and very sad to see it in that state. Obviously a very sad story to go with the very reasonable asking price

3000 sq feet and I’m on 2 acres of land ☺️

JimDixon · 16/12/2022 14:52

Meanwhile jn Telegraph Hill, zone 2 SE London, this hasn’t sold in 3 months. £1.35m for over 3000 sq ft and again probably needs £250k-£350k spending on it.

Most would say the Clapton property is in a better location, though.

Mercurial123 · 16/12/2022 15:12

I love it. If you don't have much imagination I can understand why you'd hate it.

AssumingDirectControl · 15/12/2022 23:02

Don’t be daft. I sold a small two bedroom cottage in one of the cheaper south coast locations for £117k twenty years ago. It’d be worth about £240k now.

you can literally look it up and see that's what the prices were :-)

Clapton was the proper hood back then.

manateeandcake · 16/12/2022 16:55

Those turning their noses up at the postcode are missing the point (made by a previous poster I think) that it's in the catchment for two of the best state secondary schools in the country.

BucketofTeaMassiveCake · 16/12/2022 17:18

I've long said that many posh houses have very disappointing kitchens and this is yet another, looks as if it hasn't been improved since the 1950's and far too small. I expect a new buyer will go through it like a dose of salts.

MaggieFS · 16/12/2022 17:32

I also confused by the price. I know it's big, but location + refurb costs... does it really add up?

dollymixtured · 17/12/2022 09:37

So why on earth would you consider a house of 2300 sq ft to be ‘tiny’? Unless of course you consider your own house to be small, which by the tone of your post doesn’t seem to be the case.

RambamThankyouMam · 17/12/2022 10:11

The Grey Gardens of Lower Clapton! I can almost smell the cats.

It’s tiny for that price. I expect much more than than 2300sf. Get it now?

Oh you don't have any understanding of property prices in areas other than where you live. You must have found this thread very confusing. London is more expensive than where you live. Get it now?

Trust me I get it. I live in a city with hikes much pricier than that. I still think it’s tiny for the price… get it??? But I guess you don’t 😂

I do thanks for confirming ☺️

mondaytosunday · 17/12/2022 16:40

Wow it's fabulous! Total gut job but so many original features!
It's priced due to location and size, hardly surprising.

sinkyt · 17/12/2022 16:41

That would literally have been 100k twenty years ago

yep parts of E London were not expensive at all back then.

sunshinesupermum · 17/12/2022 16:57

Definitely belonged to an older person who could no longer maintain it.
DP can't afford to maintain his home in Paris but it would be glorious if he had the money to renovate/refurbish. It's currently unliveable and needs electrics, plumbing, a new kitchen etc as it hasn't been touched for years. That's why he lives with me ...

But it is quite surprising. It's not especially large and it is mid terrace in an area of London that many people will never have heard of. And those of us who have lived in London for 40 years or more - some of us are very surprised indeed that Clapton is suddenly so desirable. I lived in nearby Dalston for years (when Dalston was a dump) and Clapton was Dalston's poor neighbour. £2 million for a mid terrace in Clapton? Just seems surreal.
