I am always by people who ask for huge amounts of money but can't be bothered to tidy up. Or cover a hole in the ceiling.

East London is far cooler than Putney these days amongst the youngsters!

This is why I hate the mean spirited "point and laugh at Rightmove" posts. This was obviously someone's much loved home, but you're too busy gleefully pointing out how messy it is to engage your brain and think about why it's being sold.

Quite

The glass-fronted sliding door shelves in the kitchen really take me back! My grandmother had some like that in her kitchen.
The rooms that were being lived in were beautiful - yes the decor is a little busy but it was looked after.
I really hope the person that lived there had a happy life - whether it is probate or care fees - and maybe even raised a family in what was once a lovely home.

I hadn't thought it might be a probate property with a sad story behind it, I feel bad now. But would the executors not want to tidy it up so that it looks as appealing as possible?

Why waste the time? The buyers are 100% going to tear it back to the shell. They absolutely don't give the tiniest monkey's if it's "tidy".

boboshmobo · 14/12/2022 15:48

It's big and in Hackney so I'm not surprised

LemonSwan · 14/12/2022 12:53

It’s a probate house obviously. Very sad 😢

That was my first thought, too. Still a shopping list on the fridge :(

JaninaDuszejko · 14/12/2022 16:13

London prices are insane, you could buy a similar size house in a nicer area in my town for £450k. It's sad how the house has deteriorated though.

Sunnytwobridges · 14/12/2022 16:35

Yikes it's so tiny for that price. I mean fixed up it would be great but it's not even a stand alone house, to me it wouldn't be worth it.

Margo34 · 14/12/2022 16:39

Maybe be a probate house looking at the age of the decor and state of disrepair. Or moved into care home and family need a sale to pay the bills instead of faffing around with sprucing it up 🤷

Ineedtocleanmywoodenblinds · 14/12/2022 16:42

I don't think it's bad for the price in that location and with some beautiful original features. Could be amazing.

It’s definitely not tiny. People not from London are much more concerned about houses being detached. You can spend 25million+ on a ‘terrace’ in London. Most Londoners don’t give a second thought to whether a house is terraced or not, location is far more important.

Yes, this. Especially as it very clearly had an elderly resident.

anyway, it's just London prices. It will be way more once done up.

astronewt · 14/12/2022 17:05

That is not a tiny house by anyone's standards.

catfunk · 14/12/2022 17:11

Bit mean. It was obviously a deceased or very elderly person. It's a doer-upper.

What would be the point? Do you think it will make a difference to the value? No

Crikeyalmighty · 14/12/2022 17:15

@yoyy have to be honest- I'm not the biggest fan of east London which does I suppose taint my view - maybe if I was younger but at 61 (today) ! I like different things I guess. Mind you I suprised myself as I liked Tooting a lot when my son lived there.

emma1103 · 14/12/2022 17:16

Like anywhere, you pay for your postcode. It's the footprint of the house you're buying really. You can renovate that into something amazing.

Probablymagrat · 14/12/2022 17:31

Its a large house in a nice road, walking distance of open spaces in North London. Fair price, especially as you could make a little self contained flat in the basement.

AmeliaEarhart · 14/12/2022 17:32

It’s right by the 2 best secondary schools in Hackney (Mossbourne maybe one of the best in the country, if you can cope with the ethos) which I imagine boosts the price.

As a Hackney resident, it’s a lovely, big period property that would be a great project, and I wouldn’t say no (if I had the 1.4 million!)

SpacePotato · 14/12/2022 18:05

Let's face it, if someone can afford it, they will probably have the funds to fix it.

Good solid property with some amazing original features. Just needs a new roof, total rewire, central heating, new large kitchen at the back, downstairs loo etc etc or turn into flats or a HMO.

SweetSakura · 14/12/2022 18:41

It will be a lovely home once it's renovated.

My parents bought a house that was far more of a wreck than that and turned it into the most beautiful family home.

SD25 · 14/12/2022 18:54

Lovely house and road but even as a committed Londoner it is mad to see how Clapton has changed so quickly!

SD25 · 14/12/2022 18:55

That would literally have been 100k twenty years ago.

Really sad. You can see it used to be quite grand. Would have been someone's pride and joy but gradually deteriorated over the years.
