For anyone who actually thinks this isa bargain as a poster did - maybe I'm missing something?? - I think it's vastly overpriced. It's not as if it's in Hampstead etc Here's 2 other examples of similar style houses- one in nice bit of Putney needing full modernisation, one in Tooting- but nicely done up - for hundreds of thousands less. Can't really see a bargain , maybe it's me!!

Putney one is about 800sqft smaller and backs directly onto the railway. The other is in Tooting!

Yeah, from a London perspective - this isnt bad price wise. I just bid on a nice recently redone two bed flat that was 60m2 and it went for 700k to a cash buyer so this is not bad. As others have said - its a total renovation project so no point in tidying up. Am assuming it's a probate so maybe no one to tidy up. Plus, it would take a lot of time to do that but they wont get anymore for it in cash so why bother.

It's a beautiful, solid period property in a premium area. It's cheap if anything. Yes, it will need a six figure sum in renovation, but after that, two mill easily.

Ok- here's a similar priced and5 bed house in Wandsworth/Putney - fully done up- looks good to me. Slightly smaller but still a very good sized house . I'm not getting that price for the totally unmodernised one in Clapton - maybe it's because I prefer other areas by some margin.

Bloody hell! I'm used to London prices and a really nicely done up 4 bed mid terrace where I live (desirable area) could fetch 1.3m or so.

But 1.45m for something that needs back to brickwork renovation, in fecking Clapton??? What on earth has been going on in Clapton? The 4th bedroom is a box room also.

As soon as I saw the location I thought "yeah, and?" I'm not overly familiar with that area but nothing shocks me anymore when it comes to house prices in London

For the right buyer with deep enough pockets, a property in this shape is an advantage, because you can strip it back to brass tacks, keep the original features and add high spec modern everything else. Better than something half modernised, or something "modernised" 25 years ago.

Typical London project, over valued versus cost of repair but someone will think she/he can make it for less. Looking at 300k bare minimum to make it livable, likely 500k-1M for good to high end finish.

Oh well. I would have had to stay in London for the past 15 years instead of all the nice rural places so you win some you lose some 🤷‍♀️

But that is 1800sq ft after being fully extended at side and up onto loft. The other property is 2230 prior to any extensions, it has the potential to be a much much larger property. @dollymixtured Yes but that's presuming someone buying a house for almost a million and a half plus probably about £400k of remedial/improvement work and all the hassle then would want further extensions on what is still a terraced house- so extensions a bit limited to some extent. I'm not saying it couldn't be an ok house, I just don't see it as being a bargain , as if you've spent close on 2 mill after works- I feel there are better'bargains' to be had .

It's really obviously a probate house (or possibly an elderly person going into care), so I don’t think your criticism makes any sense at all. I can't comment on price though (all SE prices look obscene to me!).

There seems to be no limit to the extensions people want to build! It seems like the bigger the property the bigger the extension. it's not for me but plenty of people out there seem to believe that they need at least 3000sq ft for little Arlo and Ottilie to run around in! Hence the fashion for digging out enormous basements on properties that already enormous.

I'm confused at what else you could have thought it was tbh? The decor is so obviously what an older person would have chosen many years ago. The house is being sold as a full refurb project, and people buying refurbs don't give a shit about the decor. Also, the person may not have any family around to do the (pointless) tidying prior to sale.
