How do you cope with the stress of moving house?

We're on a tight chain. If we don't exchange and complete within the next 2.5 weeks we'll lose our buyer as their mortgage lender won't give any more extensions to their offer (there have been endless complex delays with the paper work and we lost our onward purchAse so it's all take months)
It's touch and go whether or not we'll get moved or the whole thing will collapse.
I haven't actually slept for NIGHTS now. I'm exhausted and totally wired. I'm spending all my days on endless phone calls feeling frustrated and my work is suffering too.
We have two kids too so we still have to get them to school etc through all this. Honestly feel like I can't cope at all!!

We exchanged contracts today! Moving on Friday.
I can hardly believe it. A week ago I was convinced this was dead in the water.
The house we're buying is a bit of a fixer upper and I'm sure the scale of the task will sink in when we arrive but for now I'm just so delighted to finally be moving after two years of trying to get it sorted!

I’ve had a sleepless night as I had a message from my solicitor saying they haven’t had the redemption statement from our lender yet. Going to get on the phone to her ASAP.

@Reallybadidea I know right. Felt so awful after those comments. Weirdly I found the property information form from the previous sellers of the house and they specifically said no to any trees on the land having TPO!! Surely this means the tree was never present when we acquired the house. Ridiculous really that a chain can collapse due to this.

What. A. Morning. My anxiety is through the roof.

We’ve got the redemption statement faxed through after I called the lender and we’ve now got our final completion statement. I can’t understand how my solicitors weren’t able to do that.

Husband is off to the bank to get the last monies transferred so we should be back on track. Solicitor confirmed they have the money drawn down.

reallybadidea I've had a third lot of queries, most of which are barking. I've replied. They all now await "client's response". So no news really.

We're supposed to be aiming for completion on 16th Nov, but my buyers don't seem in too much of a hurry, although they have agreed to the date.

I have said I wish to exchange by 8th Nov as I don't want to be doing that ghastly dash for the line trying to stick to a completion date when exchange hasn't happened. (And the associated faff of trying to get a removal company/insurance/utilities etc)

God, that's so annoying. Don't they want to move?! Hopefully when everyone is back at work things will start moving.

We had our buyers come round to measure up today. I could really, really have done without that tbh and I'm stupidly worried that the house looked a mess and they're regretting their purchase Blush

I've only managed to pack 2 boxes today, have abandoned it and dragged DH to a twilight spa to try and relaaaax 😂

Joining the thread, hope that's ok!

I'm in the middle of a chain of 3. No mortgages involved. I can not even begin to explain how awful my solicitor is. We're now in month 3 and she's replied to just one email out of all the ones I've sent her. One! She cc'd me into an email today to my vendor's solicitors asking for various documents so she can raise enquiries. 1) she told me she'd raised these weeks ago, and 2) the documents she was asking for she already had, they'd been sent to her in September, so she'd been sitting on them for a month.

Still no sign of a exchange or completion date, even though offer was accepted at the very beginning of August.

Doing this on my own with 2 children and I could cry!

You sound as though you're in the same position as me regarding chain length and position and timescale. However, I have a super speedy solicitor, who apparently makes all the others look rubbish. But our buyer's solicitor IS rubbish. They sat on the searches (late applying for them) and initial queries for almost a month and then admitted they hadn't even looked at the file. At long last our buyers have got a bit more assertive with them, but now everyone's gone on holiday for a week (or two) so it's all ground to another halt.

Frustrating doesn't even begin to describe it!

I'm using an online only solicitor and I had real reservations about that at the start but honestly, they are great. She responds to my emails the same day and is great with advice and guidance.

@FuzzyPuffling It's just infuriating. I understand these things take time but to sat on paperwork for 4 months is shocking!

My vendor is a lovely lady in her 80s (she keeps inviting me over for a cup of tea!) and she's recently been diagnosed with a serious illness which needs treatment. She still wants the sale to go ahead but it being dragged out for weeks on end is just so unfair on her.

Can I join you all? I don't think I've ever been more stressed.

Offers accepted in August, relatively short chain. Our buyers insisted they wanted to move in by the end of this month, our vendors are actually breaking the chain to facilitate this.

We're at the end of October now, us and our vendors are ready but our buyers still aren't ready with their sale. Their solicitors (and their estate agents, actually) are useless, to the point where THEY actually suggested a completion date the other day, we and our vendors responded immediately, then they came back (less than 24hrs later, bizarrely quite indignantly with a tone almost as if we were the ones messing them around) to tell us that actually they're not ready to set a date after all and there's still quite a lot of fairly important stuff left to do at their end (stuff they should have done at a MUCH earlier stage in the process) - why fucking ask us and our sellers to agree to a date in the first place, then? What an absolute waste of everyone's time and patience.🤦‍♀️

I'm totally fed up and living out of boxes because we were trying to facilitate the request to complete this month. Ours and our vendors' solicitors are fantastic, but it just highlights how utterly crap the other solicitors in this process are. There are mortgage offer and surveyor valuation for redemption expiry dates looming for some in the chain and I'm getting very concerned.

I do realise this is hugely quick compared to many on here, it's just the constant misinformation (we've been told they're ready to talk dates on 3 separate occasions now, only for it to transpire that some big, and very basic, stuff hasn't been done, although the actual suggesting of a date and then retracting was a real low point). Every time the buyers' solicitors suggest talking about exchange/completion and then change their minds as soon as we respond they go off radar for days so we're all left hanging with no information. We were originally aiming for completion in December and have massively put ourselves out to meet our buyers' request, which their solicitors have rendered impossible. It is honestly the most stressful and infuriating process.
