How do you cope with the stress of moving house?

We're on a tight chain. If we don't exchange and complete within the next 2.5 weeks we'll lose our buyer as their mortgage lender won't give any more extensions to their offer (there have been endless complex delays with the paper work and we lost our onward purchAse so it's all take months)
It's touch and go whether or not we'll get moved or the whole thing will collapse.
I haven't actually slept for NIGHTS now. I'm exhausted and totally wired. I'm spending all my days on endless phone calls feeling frustrated and my work is suffering too.
We have two kids too so we still have to get them to school etc through all this. Honestly feel like I can't cope at all!!

Former marital home is sold subject to contract, I’m living with my ex ( why he can’t move in with the ow I dont know) offer accepted on a lovely flat but my solicitors are shit!
Flat has access to a loft only it’s unclear on the lease who has access to it, although the lease states that anyone who want access to my flat has to seek my permission and the lift can only be accessed through the bathroom.
The vendors solicitors are happy for an indemnity and will sign and pay for a declaration, to save having a lease variation at this stage- varying the lease after purchase, but my solicitor are dragging their heels.
my mortgage offer expires in January- I’m losing the will!

There seem to be a lot of shit solicitors around @Maze76
So our exchange didn't happen today. Completion day no longer feasible. No responses whatsoever to Eas or solicitors by bottom of chain who proposed the date. I am so hacked off now. This has gone on so long, and having to be ready to complete within a few days then having it cancelled, more than once, is exhausting. If they'd just talk to us it would be bearable. I've been waiting for a phone call or email or day for nothing.

@youkiddingme Oh my God- your stress levels must be through the roof! I really cannot understand why the solicitors seem hesitant to be pro active and do their job! My solicitors have had my file since May and now, I’m racing against time for what should be a relatively simple problem to solve.
what will you do now, hang on for another exchange date?

We are moving tomorrow. Solicitors have definitely added to my stress levels. Or more our vendor solicitor not responding to questions.

Anyway, I realised today that the reason it all feels so unreal is that I just sort of expect it to not happen. I want to move, it'll be great. But it doesn't seem real.

I mean I expect it it not to happen. So many things haven't worked out in the past that I'm in disbelief that it will work out!

I'll just see what tomorrow brings and take it from there. Nothing much I can do. We've chased and chased but they just ignored for weeks.

@youkiddingme that’s awful nothing worse than waiting all day for an email or call that never happens. I just don’t get why people don’t respond. I hope you ar least hear some news tomorrow

After multiple temp accommodations, we have finally exchanged! I nearly cried with joy!! This process is too hard and I'm NEVER EVER moving again!!

update; I instructed my solicitor to liaise with the vendors solicitors to get on with indemnity and statutory declaration. I will have to be a monkey on both their backs to get this done- then it’s up to my lender as to what happens next.. I really hate this!

hopefully your solicitor has made full enquiries
Indemnity policies are often pretty useless
Make sure you know what it covers and what it doesn’t

Another day of waiting around with no responses from the bottom for me. At least I was able to cancel the removals van and some other stuff we'd organised for Monday and can now focus on something else over the weekend.

I am so stressed with everything, really the lease needs to be verified to say what my rights to the loft space are, but it doesn’t. Four other flats with the same access and same lease on the same estate have sold with no problem (typical) but my solicitors think it’s a problem. I’ve really had to push them to do this at the sellers expense , the mortgage company can either say yes or no, but that’s where I’m at right now- and I only have until 16 January to get it done!

Have broken the chain ,and been told by sellers and their estate agents they'll complete before Christmas, even if not got their purchase sorted,and they've confirmed the date they'll do it by through Solicitors; I do believe them,but it's still rather stressful!

@Maze76 this is almost exactly the issue we had and suffice to say it didn't end well for us and cost us an extra £10k to actually be able to sell. Long and outing story so won't share it all but since moving we've demonstrated the freeholder's lawyer made a big mistake re: the history of the lease so we're going to try to get all the money back.

@YukoandHiro im sorry to hear that, you bought the property & then when you tried to sell the error was discovered? obviously if the lease cannot be amended before my mortgage expires or the bank refuse to lend- there is no sale and I’ll be living with my mum for a while

@Winterthoughts we broke the chain too and I can totally empathise. Our vendors were brilliant and kept us in the loop but I had so much anxiety over it all. Now just want the damn keys 🔑 and be done with it all. Hope you get in before Xmas! 🤞🏽

Yes exactly @Maze76. Our solicitor asked the right questions when we were buying and we were told all use was covered by the terms of the lease and when we tried to sell the freeholder decided it wasn't and prevented us from exchanging contracts. I don't want to go into full details here as it's outing but the things we had to do to actually be able to sell our own property were both ridiculous and extremely expensive. And we made a loss on the property too obvs, despite owneinf is for seven years in London. I'm very glad to be out. Be wary!!
