Why won’t this house sell?

This house has been up for sale for what must be a year, I’m sure it started off at 1.4mil and has slowly reduced to 1.1mil now. I’m not sure why they are struggling so much though? No it doesn’t have amazing curb appeal and needs a reno but surely those things are pretty easy fixes for someone with a bit of inspiration? At the current price it seems like an absolute steal, great location, big garden and freehold property on a leafy street… even given the works that would be needed. www.purplebricks.co.uk/property-for-sale/3-bedroom-end-of-terrace-house-west-hampstead-1224852

It's dated with funny shaped rooms, there's barely a right angle in the place! I'd also be cautious of what's under that wooden cladding at the front.

Right by very busy rail line, which is visible from the garden and it’s not even nice.

It's still overpriced - there are similar period houses in better condition for sale for less money
It's opposite a kids playground, there is a public footpath and a train/tube line at the end of the back yard

Because no-one wants to pay over A MILLION POUNDS for a terraced house next to a railway line with on street parking only.

It's a nice house, that's ready to move into, but if you had that sort of budget, you'd either buy something nicer/larger or buy the same house in a cheaper location for about £200k and live mortgage free and probably not have to work much either.

I was interested in PP comment about Purple Bricks. I’ve never bothered looking at any houses with them because they don’t have an agent who can answer basic questions ( or so I believe) and I tend to think that if the vendor wants to save money by using that sort of service, they may be a bit miserly about maintenance etc.

We've looked at that area before. I think it's relatively fairly priced now for what it is but it needs a lot of work, I'd want to get it under £1m personally especially given building costs at the moment. I don't think the train line is a massive issue; it's unavoidable in a lot of West Hampstead. I think the market is just a bit shit at the moment though. It was tough before and will be even worse after the events of the last couple of weeks. I also agree that Purple Bricks would put me off.

  2. The WHOLE place needs an overhaul
  3. It's over £1million - for a shit house that needs an overhaul?! I know it's London prices blah blah blah, but you still need money to buy it. Money to buy it and then another £100k to do it up.

So drop the price by £100k and you might have interest.

It's too expensive basically. That's the only reason places don't sell.

I may have been a bit OTT about it needing a lot of work. It has the impression of needing more work than it does. A lot of it seems quite new but already looks dated.

For £1mill + it's weirdly small, next to a railway line and has horrible decor that will cost tens of thousands to fix.

Who in their right mind are buying these houses???

Dated. Louvre doors, travertine tiles, etc.

Also from the outside it looks like one of summer house type things. The ones you played in at the garden centre as a child.

And the railway thing. Means no pets or lively children who are prone to bolting.

It's over a million pounds!!! It's hardly spacious. It's got funny shaped rooms; it's right next to a very visible railway line; and it's not got an inviting interior. I suspect that the cladding between the ground and first floor windows is hiding something rather than just being "decorative". What on earth possesses people to want to live in London?

I'm afraid I wouldn't look at it twice. Almost no character and looks like an afterthought tacked on to the end of the row in a completely different style. However, it does look like it could make a comfortable home if you can tolerate the railway line very close by.

Are you thinking of buying it OP? It may be best to go and view it - when you do, ask if any accepted offers have fallen through and why. It may be bad luck on chains collapsing. It may be a structural problem - or there may just have been no offers.

I'd definately not call it a steal but then I live in Birmingham where £1 million would buy you something like this - in a very nice area £1m would by you this in Birmingham
