Why won’t this house sell?

This house has been up for sale for what must be a year, I’m sure it started off at 1.4mil and has slowly reduced to 1.1mil now. I’m not sure why they are struggling so much though? No it doesn’t have amazing curb appeal and needs a reno but surely those things are pretty easy fixes for someone with a bit of inspiration? At the current price it seems like an absolute steal, great location, big garden and freehold property on a leafy street… even given the works that would be needed. www.purplebricks.co.uk/property-for-sale/3-bedroom-end-of-terrace-house-west-hampstead-1224852

I bought my house through Purple Bricks and tbh the agent was great. Just to offer a different opinion! Their in house sols not so much although how much of the delay was caused by the vendor I don't know.

I know the area fairly well where this house is, and I think it's overpriced for location (near train lines/tracks) and for being a not very nice house!

No character and small rooms don't help.

My parents house (if they were to sell) would be a similar price and is dated but is a period Victorian property and has much nicer kerb appeal.

Agreed, the areas even around that area I find you have to go on a street by street view (Kilburn etc) to be nice.

If I were buying in London I certainly wouldn't consider there.

I know others who have moved there or moved to nicer areas but even so, still, after years living in South London it still wouldn't be my first choice, various parts of North London that is! Can't be bothered to list them all now...

I assumed that was a plan of what you could do with it and the vendors have already got plans drawn up (although presumably not got planning)

Why do people always say 'you could get that for 200k round here'?
Its silly. People will pay over £1m for a small terrace in London.
Maybe not that one, maybe not that part of London, I don't know.
Its not not selling because people are deciding to buy a similar house in Newcastle and save themselves a fortune is it?
Speaking from a similar house in Newcastle BTW.
It may be overpriced, it definitely bland and pokey. Doesn't have curb appeal.
What else is on the market in the area? That's what you need to compare it to.

On suites!!

The plans with 'on suites' are confusing. And to be honest the spelling mistake makes it look very amateur.

  • No off street parking
  • Needs redecorating
  • Next to a train line
  • Dangerous gap on the landing - looks like the hand rail post is free standing. Dangerous for young children. (Pic 12)
  • square footage on the original floor plan is wrong - it states its 711sq Ft but surely this is just for one floor.
  • write up states sq ft is more than 1,000sq ft. That's tiny for a 3 bed house.

I was interested in PP comment about Purple Bricks. I’ve never bothered looking at any houses with them because they don’t have an agent who can answer basic questions ( or so I believe) and I tend to think that if the vendor wants to save money by using that sort of service, they may be a bit miserly about maintenance etc.

We bought our house through Purple Bricks, it was fab - their USP is that they allow vendors and buyers to talk directly to each other rather than going through solicitors, which makes things faster and more straightforward. It's also easier to see when solicitors aren't getting a move on with things and giving excuses that it's the other side's fault.

Yes, a house on that street fell down a few years ago!!

It looks as though the bay windows at the front have been removed and replaced with some plastic cladding.
It doesn't match the house (brick features / door lintels) that it's joined onto at all.
I wonder it this is the house that 'fell down' and has been rebuilt on the cheap?

I think it's because it's an an atypical house for the area - from the street it looks like a modern infill, even if the bones are Victorian - has small rooms and ugly, dated decor. Any buyer is going to want to completely renovate and extend it, and that's going to cost probably upwards of £250k.

I don't think the railway line is the issue, there are heaps of similar properties in London that are close to railway lines.

I much prefer the PP house in Birmingham. OP I am gobsmacked the house is over 1 million. London I guess. Absolutely crackers. Don't mean to be rude if items your house, it looks clean, it has a lovely garden....however it is absolutely bog standard as far as houses go

I could never dream of such an expensive house but if I could afford to buy one it wouldn't be that house.
What a lot of money . Its not even attractive at the front (imo) and needs a lot of updating.
No, I would buy a house at that price that looks worth that amount to begin with.

It needs some furniture and maybe a picture or two on the wall. Most people don't have much imagination, so you need to make it look like a family home.
