Why won’t this house sell?

This house has been up for sale for what must be a year, I’m sure it started off at 1.4mil and has slowly reduced to 1.1mil now. I’m not sure why they are struggling so much though? No it doesn’t have amazing curb appeal and needs a reno but surely those things are pretty easy fixes for someone with a bit of inspiration? At the current price it seems like an absolute steal, great location, big garden and freehold property on a leafy street… even given the works that would be needed. www.purplebricks.co.uk/property-for-sale/3-bedroom-end-of-terrace-house-west-hampstead-1224852

This is near me - it's not a particularly nice area.

I can't speak for the area or the price as its nowhere near and not something I know anything about.

The house itself is bland and not really laid out how people seem to live now (ie bigger kichen/diner/living and smaller front room) so probably that's why.

It's not particularly pretty.

It's still overpriced - there are similar period houses in better condition for sale for less money
It's opposite a kids playground, there is a public footpath and a train/tube line at the end of the back yard

Is being opposite a playground a bad thing? I was tempted by one house (was too small though) purely because it's opposite one of my favourite playgrounds in my area. I thought it would be incredibly handy to shove my DCs out when they're a bit older and still be able to keep an eye on them from the house!

Tiny street, cars parked both sides, permit holders only - presuming you get one permit per house. Needs a full revamp inside (If I'm paying over a million I really don't expect to have to do as much as it needs), looks like tennis/basketball courts at the rear. Cladding is awful and surprised they were allowed to do it as all the other houses are so traditional.

The same reason any house doesn’t sell, because it’s too expensive for what it is.

I do second the purple bricks comment though, we tried to buy a house that was on with them and it was impossible to book a viewing - called several times, left loads of messages - they called me back twice, both times at bang on 8am when I was driving to work, then failed to pick up again when I called them back throughout the day. The house next door went up for sale with an estate agent, and we bought that within three days. The purple bricks house never sold - owner rented it out and is now living back there herself. You get what you pay for!

A lot of properties in West Hampstead have nice character, but this one seems to have had it all removed and is very bland. Everything is beige and would need redecorating / re carpeting so it's not just a nice straightforward move in. Kitchen seems small and needs work or extending.

Basically it needs £££ spending on it to get it to feel like a £1m + home.

I don't think the train line is an issue as it's common in London.

I'm afraid I wouldn't look at it twice. Almost no character and looks like an afterthought tacked on to the end of the row in a completely different style. However, it does look like it could make a comfortable home if you can tolerate the railway line very close by.

Are you thinking of buying it OP? It may be best to go and view it - when you do, ask if any accepted offers have fallen through and why. It may be bad luck on chains collapsing. It may be a structural problem - or there may just have been no offers.

I'd definately not call it a steal but then I live in Birmingham where £1 million would buy you something like this - in a very nice area £1m would by you this in Birmingham

You can get this for under £1million near me!

also I'm always sceptical of anyone selling on Purple Bricks. Too tight to pay an agent? Prob too tight to maintain house properly

Compare it to this one on the same street, which is much bigger, has 3 bathrooms and 4 bedrooms (once the second kitchen goes) 2 of which are a decent size, needs a lot less work and isn't covered in that awful brown cladding.

But I love the Birmingham house. I mostly don't like the big houses linked to on here, I find them too big and not cosy. But I could really make a lovely home in that Birmingham one. I would buy it for that laundry room!

Agree with all the comments about it being overpriced, poor location and characterless inside. And it will undoubtedly need a lot of additional money to make it modern/characterful. Have other houses on that road gone for a similar price as that just seems bonkers to me.

Laughing at the assumptions about purple bricks vendors... (Don't get me wrong, I'd rather have a high street estate agent!) but the irony is we went with PB as we'd literally put all of our money into maintaining and doing up our house so didn't have much of a buffer to pay higher agent fees and commission! In fairness our house was in a popular FTB area and sold on the first day of viewings with multiple offers, so we also went with purple bricks as we felt relatively confident it would sell regardless of whether it was listed with pb or a high street agent. Just wanted to challenge the idea that using an online agent automatically means the vendors have scrimped on home maintenance 😁
