Why won’t this house sell?

This house has been up for sale for what must be a year, I’m sure it started off at 1.4mil and has slowly reduced to 1.1mil now. I’m not sure why they are struggling so much though? No it doesn’t have amazing curb appeal and needs a reno but surely those things are pretty easy fixes for someone with a bit of inspiration? At first I was like wow, I am moving here! It’s a beautiful house. But the location actually looks a bit rubbish on paper… an hour away from Leeds and York, 40 minutes from Hull, I’m guessing it’s so cheap because there are no jobs nearby?

Cheeselog, actually north cave is nice, it's rural, and well connected. The east Yorkshire villages are chocka full of lovely big houses like this, many with swimming pools, great views and good prices.

I agree re Purple Bricks. My boss' house is currently on with Purple Bricks. She cuts corners to save a few quid for everything. They've done loads of work on their house, but it's all been done on the cheap.

Maybe I'm coloured by my experience of her, but it seems to me those are the vendors this agent attracts and from the pictures it does look like it's had a lick of paint type refurb rather than doing anything properly.

I am guessing it is an ex rental that now won't be able to be rented out because it costs too much to get it up from the EPC grade F. Plus the reasons above ^

Interest rates
Impossible to get builders to quote, let alone do the work to a sensible standard
Prices of materials extorionate
Lots of families moving out of London as no need for most people to come into the office every day (making commuting longer distances ok)
Car crime, ULEZ etc making large parts of London pretty hard to live in for families, who might have been in the market for this type of house 4 yrs ago
People wfh not wanting to live so close to neighbours if they can avoid it.

Am I missing something with the connections? It doesn't have a train station, Google tells me buses are once an hour and an hour+ drive to the nearest major cities Confused

Cheeselog. Well it's near a motorway. Its not down in a valley surrounded by tiny lines that get iced up all winter, and regularly snowed in. Compared to many rural places it is very well connected :) an hour's drive is reasonable, and I think it's probably closer to 40 mins away from hull, I wouldn't have thought much further than 50 to York, and it is very close indeed to both howden and Goole, so not at all far from large supermarkets. So yes, imo, it is well connected compared to many rural locations

Cheeselog, Google maps currently says that north cave is 30 mins from hull, 40 mins from York, and about 20 each to hull and howden.

Of course the majority of period properties in London don't have off the road parking. I never have - it's no biggie. The issue obviously is being right next to the mainline train lines.

Have you viewed it? It is right to the railway. I have actually been at the house party once on this road. It is impossible to be in any part of the house without hearing trains passing (quite loud) and almost the whole house shaking . If you got 1 million pounds you would prefer to go a bit further from the area but get something better….

The house I bought last year was through Purple Bricks.
It had previously been on the market with other agents for a year or two & hadn’t sold.
I thought that the Purple Bricks agent was pretty good.
Showed us around the house within a day of contacting him & then the following day when we wanted our son to give us a second opinion.
Also advised us what was a good price to offer to seal the deal,
as several previous offers had been rejected.

I'm afraid I wouldn't look at it twice. Almost no character and looks like an afterthought tacked on to the end of the row in a completely different style. However, it does look like it could make a comfortable home if you can tolerate the railway line very close by.

Are you thinking of buying it OP? It may be best to go and view it - when you do, ask if any accepted offers have fallen through and why. It may be bad luck on chains collapsing. It may be a structural problem - or there may just have been no offers.

I'd definately not call it a steal but then I live in Birmingham where £1 million would buy you something like this - in a very nice area £1m would by you this in Birmingham

The interior of the Birmingham house is dreadful, you are paying for the grounds, but you could buy a house for half the price that was nicer near a public park and have the same freedom to wander about?

I understand London prices etc but what I never get is to afford a house like that surely would be people with seriously High paying careers and all you have to show for it is a weirdly shaped house with tiny bathroom dated decor and listening to trains rattle by
