Social Housing Ranking confusing

Thank you for reading my post. Please could anyone explain what the council ranking numbers mean?

Example: 1-5, 6-10 & 11-20

I called the council and enquired however the operator said she didn't understand the ranking system either ☹️

I am currently in Band B the property I bid upon placed me at 11-20. I asked my Dad what this meant and was told "I don't have hope in hell..." however he admitted he had no idea how the ranking system worked.

Do I just wait for the bid to end then enquire again? I won't deny I feel a little dismayed as it was a lovely property and a new build in one of the nicest areas so it proved very popular very quickly 😣

@Tamimun @Livinglife86 @Stomacharmeleon I think I’ve got a viewing Thursday I had an assessment over the phone yesterday and the lady told me that I would be ok as long as no rent arrears which I don’t have. The strangest thing is it comes with no flooring or white goods.

The white goods I expected but I’m a bit upset about flooring as my baby is almost crawling there’s no way I can move in without it. I know beggars can’t be choosers and I’m fortunate to be offered this but a bit of cheap Lino would be nice. I don’t have enough money really to do this, is it quite standard for no flooring in council/HA properties?

I'm so happy to hear this news. Yes! You don't come with flooring unless it's new build properties. It's sooo costly to get carpets installed as well. I heard some councils offer vouchers but it still doesn't cover the full cost. Which council are you with?

Wait! You've been accepted on a new build right? No flooring? 😳 that's insane! What?! Howww?!!! That's crazyyy! Also, I was sent an offer on a totally different property than the one in the email. I'm trying to work it through with them to understand what happened rented as it's so odd. This property they offered comes with absolutely no flooring.

SummerSu23 · 06/02/2024 15:05

@Tamimun this is the bucks new build. The taplow one they told me it’s a blank canvas no flooring or carpet 😩 hopefully I can get some help somehow because I don’t have enough to cover the whole flat. I kind of get the carpets because people would probably expect the council to upkeep them but I think they could put something cheap in there so it’s liveable.

@Livinglife86 @SummerSu23 @stomachameleon

What do you all think about is making a WhatsApp group chat to correspond better? I'm down for that.

@SummerSu23 that is crazyyy!! Here I was thinking that a new development would come with flooring. I guess that is just Wycombe council? Because I've googled other council properties in different areas and new developments come with flooring. I'm appalled by this. They should help you in getting even the cheap ones in as you've got baby. Have you spoken to the council regarding this?

Livinglife86 · 06/02/2024 15:10

I'm glad you got the house smashed it!!!

Yeah it’s defo the new build one. I had a look through a ground floor one when I went to find it and there wasn’t any but I assumed it wasn’t finished as it was like cream concrete. The lady from the HA called it a “blank canvas” said it doesn’t have it.

The washer, cooker and fridge I could try and get myself but It’s just a massive expense to go into. They must know people don’t have money to do all this. I will still be accepting it but I just don’t know how I’ll pay for it all ☹️

my council applied for one white good. As long as you do not have more than £1000 in your bank account, you can get a £300 grant

Livinglife86 · 06/02/2024 15:41

Hi guys I just managed to read the posts properly! Am I correct in saying the new builds are coming as empty shells as in no carpet or white goods package? This is unbelievable! What housing association is it with?

OP posts:
stomachameleon · 06/02/2024 16:52

Tbf the last two I have moved into have been the same.
I took my white goods from one place to another and saved for carpets even for the new build.

SummerSu23 · 06/02/2024 23:34

@Livinglife86 yeah so they’ve basically said there’s no flooring or white goods with the property. I’m currently at my mums house so I won’t have any of that to take with me. I could cover them with some savings but the floor is just not an expense I can cover. I’m obviously still happy I’ve got the offer but it’s come with a bit of stress to it now. No way I can have my baby in there with no flooring.

@Tamimun it’s redkite HA thank you for sending links over 😘

Livinglife86 · 07/02/2024 09:00

@SummerSu23 red-kite is very tight they definitely do not do white goods or anything like that. What I will try and do is find a list of housing associations that offer these packages and list them in here as I think it would be helpful when looking at properties x

@SummerSu23
Knowing the reason they strip carpets out is solely because of hygiene, I'd think they would have flooring/carpets in new developments. After all you'd be the first tenant to occupy, so it just doesn't make any sense. I can totally understand that being done when moving into a property that so many tenants have passed through but certainly not brand new developments. It's just crazy 😒

@stom

Livinglife86 · 07/02/2024 11:03

Hi all I hope this helps but the following housing associations provide built-in white goods and electrical packages.

Clarion Housing Group
L&Q (London and Quadrant)
Peabody
Network Homes
Optivo
Sovereign Housing
Paradigm -provide help for white goods on new builds

@Livinglife86 @Tamimun @Stomacharmeleon I went to view today and it’s absolutely beautiful better than I imagined. It comes with blinds and there was flooring in both bathrooms and the kitchen so I’m happy about that. I feel stressed that I still need to get the carpet
sorted before I move in. However I was so blown away with even the view at the property I of course accepted. I have applied for a grant too so hopefully I get some help 🤞🏼 Thank you for all your support. I honestly feel like my dreams come true & so grateful.

Does anyone know how long it takes for a new build to be added to the maps 😭

I'm so sorry I'm not sure have you asked the housing officer? They would most likely know or the local post office

Omg! That's crazyyyy!! I wanted to drive to see the outside but oh well 😂. I'm gonna have to wait for them to get back to me to know how to find it

SummerSu23 · 21/02/2024 18:27

Thank you everyone 🔑🏠💖 I got my keys last week had all my carpet laid the weekend. I’m still working on oven and white goods though. Slowly coming together I’ve moved lots in but not living there just yet 🤞🏼.

@Tamimun My postcode doesn’t come up on anything but Royal Mail. I can’t get anything delivered or sort any of my bills out 😂 as much as I’m grateful this new build wasn’t ready for us to move in yet.
