About to put our house up for sale.. anyone else?

We are taking the plunge and it's happening - we are selling our house (and relocating 200 miles away but that's another thread I guess) - anyone else? I could do with a collective handhold!

This is where we are now:

  • finishing the last small jobs such as painting a ceiling
  • having meets with estate agents for valuation
  • nervously searching rightmove for possible houses in our relocation area (there isn't a lot!)

Are you going for sale soon? Tell me how it's going!

(we are in the South East)

We are 8 weeks into the sale, nothing to buy so going to rent. My solicitor told me there is no update as yet, buyers solicitors have told them exchange will be within days 🙄.

So I tell you what happened yesterday.

We had a viewing booked for the afternoon - we have viewings today but because the person could not make Saturday they came yesterday. An investor says the agency.

So I change my lunch break, rejig my meetings (I work from home), tidy approximately as investor does not need the full red carpet treatment as they are looking at the space.

So, time comes, bell rings... and it's a family! Ok, let's not judge, I ask if they are going to buy a house to let and they say nooooo that they are looking for a house and when they have seen one they like... then they will put their house for sale.

So, we are in a rush to sell, our vendors waiting for us putting pressure on us... and the agency sends us people whose house is not on the market yet!

I think it's time to think about changing agents.

Argh that's so annoying @DomusAurea ! Yeah, I'd be considering a new agent now. Are you with a big chain or an independent one? We had a really shoddy agent when we were trying to sell last year and the service we got was awful. They were constantly messing things up to the point where it started to affect our mortgage affairs because they kept getting simple paperwork wrong. Also they didn't manage to get many offers at all and the house didn't sell. I switched to the most prominent one in my area and it's been like night and day! Prompt communication, thorough advertising, excellent pictures and all in all I'm happy with the service. Haven't quite sold though so can't form my final opinion yet! 😅

I hope you'll get an offer this weekend. Fingers crossed!

So I've spent the last two weeks thinking our sale and purchase are about to fall through but I got a call from our agent yesterday and she said that we're still on apparently. She sounded very excited and said we can start to discuss dates next week but she has said it before so I'm doubting. It's really hard not to start thinking about the possibility of us actually moving but I can't get my hopes up anymore.

Oh for goodness sake @DomusAurea . I would give whatever notice you need to give and in my experience they up their game at that point.

Apologies for the high number of 'SO' in my last post... it was still early.

After much talking this morning we have decided to give notice and sign up with another agent because, even if I think the old agents were excellent valuers, and had brought in offers very quickly, their company is flakey on an essential point of the sale: after sales care and doing the 'due diligence' on offers and perspective buyers. At this point I am not sure if our own purchasers will wait for us if we are using 2 x more weeks to change agency, but we are mentally prepared for it to happen.

It is such a painful process isn’t it. I was trying to explain it to a friend in the uS who started the process way after us ad is already in her new place. You’re right, getting an offer is just a part of it. Really hope your purchasers do hold on for you . It’s so difficult when your move is a fair distance as it puts you in a stare of limbo, you can’t book things as you don’t know where you will be.

I started packing yesterday. We are having the packing done by removers but with a fair amount staying in the living room I thought it would be easier to do that myself. I have a packet of coloured dots and a colour code for new rooms. Friend who is close to new house is getting rid of a sofa and kindly drooping Iit over there this morning, everything is planned so that if new buyers dint go through we can stick it back on market reasonably intact, dont t want to sell it empty.

I'm sorry to hear that you feel that way, but it's good you're doing what's right for you.

many of us will still be here if you decide to come back! I've been here since Adam was a boy, didn't name change for the first hundred years, but after things got weird I now name change a lot.

I'll keep your thread in watching, so will hopefully get a notification if you post on it again. Even if you have a new account.

I've just gone back on market after buyer pulling out. Only six weeks down the line. Not sure whether to go off until September then relaunch. Do have a property to go to so no chain. But worried about the market dropping if leave it, but July never the best month for viewers. Will decide end of week if I get any new viewer's.

Hi, hope it’s going to join on here.

Started a thread about our trials and tribulations to get it off my chest but mainly just a moan and want to focus on way forward.

In short started this process almost a year ago and in that time our vendor, then buyer pulled out so we’ve lost both houses offers accepted on and back to square one.

Going on with another agent and pictures being taken next Wednesday. 3 small kids with one downstairs room other than the kitchen so the clutter is unreal. Got some help with childcare this week/kids our house so can tackle it.

Hardly anything coming on the market here but hope if we can get ours sold in August might pick up in September and can’t offer around here unless proceedable.

Telling myself if we just keep going bound to be able to move eventually.

Take care @DomusAurea . I think that with houses things work out as they are meant to - even if that is very different to what we think it will be.

Welcome @SquashSqueezee . That sounds really rough, I am sorry. I think it is a matter of Keeping On Keeping On with it but it is horrible- especially if you have young children to work around.

Thanks @CafeCremeMerci , our weekend viewings didn't go so great. The EA hasn't personally contacted us yet about them but can see from EA app that the three viewers are no longer interested now - not keen on area, too much needing done, too many stairs etc. Mostly things we can't change! Got another viewing on Wednesday. We're home from holiday on Friday and hoping we get more viewers through the door before then.

@InTheCludgie Haha we had something similar last year. Our agent rang and said she had some news on our viewings and I got myself excited. She just said she had some feedback and it was that the potential buyers didn't like the lack of garden. Like that's something I can fix. 😂I really hate it when I see that the agent is ringing anyway. I always think it's bad news but stupidly I also have that tiny bit of hope left that it would be good news.

After 60-odd viewings I was thoroughly used to an endless stream of negativity about my house - every element of it was apparently quite shit.

Just met the father of buyers 2 and he has the same cancers my Dad died of in January. He’s been accepted onto a trial so am rooting for him and told agent that whatever happens with buyers 1 we are going with buyers 2 now.

Was able to help him work out how to make a self contained annexe for him and his wife and I have a feeling this is meant to be. Hope I am right.

@CafeCremeMerci indeed! The stairs is one of the reasons I want to move! Was fine a few years ago but my back and hip issues are only going to get worse as I get older.
So spoke to EA earlier, she's there's been plenty interest but not getting to viewing stage, likely dye to issues needing sorted with house which cropped up on home report. We are booked in to get a few things sorted in a couple of weeks so just going to go ahead and get them done, will hopefully increase interest and not put people off so much.

that sounds like a good plan!!

i think part of the problem is that it's hard, as a buyer, to know what to say to the EA sometimes (when there's nothing specific wrong with the house, it just doesn't 'feel' right or the garden isn't as big as it looked on the photos. So people latch onto something the EA is less likely to try to turn them around on, like too many stairs!

Looking online is all good & well, but you just can't get a feel of the house, until you get there. I ALWAYS go & see the street/outside if the house/direction of garden before going to a viewing (when buying locally) to rule out the obvious 'road is like a bloody carpark'. 'Might as well be on the M25/motorway'

it would help enormously is EA would answer questions (& honestly) before viewing!! But that's never likely to happen, even though it just wastes everyone's time!

I remember once, many years ago, I was with my parents viewing houses (overseas where we lived & the buying process is quite different) & my Dad had stipulated DETACHED ONLY. The Agent drew up to a semi detached and my Dad asked why? He said detached only!!
The Agent waffled on about the highlights of the house & my Dad put him straight & refused to get out of the car! My Dad was lovely, but didn't take crap off anyone! I channel him as much as I can!!

Ffs sale fallen through for second time now, buyers lender interest rate gone up so they can't afford the mortgage.

House back on Market viewing tomorrow. I just hope I don't lose my onward property.

@CafeCremeMerci your dad sounds like he was a complete star, I'd love to be that assertive! We now have two viewers booked in for Saturday (home on Friday from holiday) so doing the viewings ourselves now.

Fingers crossed for Saturday. I like home owners showing me around, I know a lot of people prefer EA, but I like homeowners that want to sell (not nice if they don't, but are in a position where they have to)
