About to put our house up for sale.. anyone else?

We are taking the plunge and it's happening - we are selling our house (and relocating 200 miles away but that's another thread I guess) - anyone else? I could do with a collective handhold!

This is where we are now:

• finishing the last small jobs such as painting a ceiling
• having meets with estate agents for valuation
• nervously searching rightmove for possible houses in our relocation area (there isn't a lot!)

@ThisMustBeMyDream I am so sorry, it is absolutely ridiculous. The stress is causes is absolutely ridiculous, the system is not fit for purpose.

Our broker is now saying we’ll hear from the mortgage people ‘within 48 hours’. So might be next week. It’s been six weeks since we applied and were told the decision was a 48 hour turnaround. Hmm.

What a 24 hours!!!!!! The mortgage offer has come through!!!! For the amount I need. I'm literally on the roof with joy!

@DazzlePaintedBattlePants No we didn't! Some twat of a solicitor has been lying about some paperwork and they couldn't do it today. I'm so upset. We have removals booked for 9am tomorrow, everything boxed up and we have no idea if we're actually moving tomorrow or not. 😫They're going to attempt simultaneous exchange/completion but we're in a chain and I just know something will go wrong. I'm fully prepared to be crying whilst watching the guys unload all of our stuff back into our old house. 😭 I guess it's not the end of the world and it would only mean we'll exchange and complete maybe next week, but at the moment it feels really cruel. It has been a long journey.

@SpaceyCake we ended up with simultaneous exchange and completion last month. Made less stressful as we didn't actually need to move that day, but everyone above us did. They exchanged about 10, and then completed a few hours later. Hope it all goes smoothly for you.

Thanks guys. Nice to hear it's doable. I've just told DC that we don't know where we will be living when I pick him up from school today. He's totally not fussed. I wish I was more like him. 😂Ok time to manifest a successful exchange and completion! 😅

Same day exchange and completion here too earlier in the year. The day before was just the most stressful worrying it wasn’t going to happen but no problems on the day and it was all through by lunchtime. So very similar to a just completion day experience.

We have eight viewings tomorrow, and I am at a loss how to best prepare. I am at work so don’t have much time. I will clean and try to get stuff looking as good as it can, but am stressed to bits 😫 Things like the bedlinen, getting it to look perfect, although rationally I’m telling myself the bedlinen doesn’t matter.

Any hints or tips greatly appreciated!

@vinoandbrie just try to clear the decks of clutter and smooth out bedding, doesn't have to be perfect. We're here (me and 2DDs) waiting to vacate again for a viewing. We've had teatime viewings every day this week except for 1 day. I haven't really been able to cook proper meals at all.

Got a 2nd viewing tomorrow where EA thinks an offer will be made and then I'll be able to choose (if an offer does come) between that and the cash offer earlier this week. I will be so glad to get this phase over with! Although I know the next bits arent likely to be anything like plain sailing either.

We’re in! Finally completed at 4pm. Just as the heavens opened 😂 Have left DH directing movers whilst I take the kids to swimming lessons… champagne tonight. Especially for our movers who were amazing.

Failed exchange for us today, one of the solicitors was out of the office.

We're in! I didn't think it would end well but I was surprised. We waited until around 1pm only to be told that more solicitors had told fibs about various things and also our buyer's solicitors hadn't transferred the funds. We had all of our stuff in the van and the removal guys said they needed to start unloading everything by around 2.30 and it looked like we had no chance. In the end our solicitor did some absolute magic and the removal men were kind enough to wait (not for free though 😂) and we got a call at 3.45 that we could collect keys to our new house at 4.

Gosh, it was so flipping stressful. I have to admit I spent quite a long time crying and panicking. It's just been a tough and complicated road, and trying to come up with a frantic plan B was awful. I'm never doing this again! Haha. But I'm chuffed that this is the end now and I can spend time in my new garden. 😍
