About to put our house up for sale.. anyone else?

We are taking the plunge and it's happening - we are selling our house (and relocating 200 miles away but that's another thread I guess) - anyone else? I could do with a collective handhold!

This is where we are now:

  • finishing the last small jobs such as painting a ceiling
  • having meets with estate agents for valuation
  • nervously searching rightmove for possible houses in our relocation area (there isn't a lot!)

Are you going for sale soon? Tell me how it's going!

Interestingly some of the places we’re considering will let us view when on the market but not under offer. I thought we had to be sold - but at least we can move quicker!

We have 8 viewings booked for Saturday. It’s positive but I actually expected more the amount people have been talking it all up…!

After going on Rightmove on Friday we had 11 viewings yesterday. Estate agent said yesterday feedback during the viewings was positive but as of yet no specific comments or any offers. She also asked why we were selling and noted we won't find anywhere as beautiful. It's lovely she thinks it's so nice but makes me worry we actually won't find anything we like!

How is everyone else getting on? Will Easter half term be a busy time for viewings/sales or do we expect it to slow down while people enjoy a holiday?

Congrats on the offers!

Our house was linked to in the media today as an example of a house being sold by people leaving London. Obviously my agents hadn't made the changes to the listing that we'd agreed two days earlier so the listing had some wrong information on it. Wasted opportunity.

I've got an hexagonal hunting lodge in the middle of a wood, put it up for sale in 2019 and took it off the market as soon as I got an offer, I just couldn't face moving. I've told myself I'm definitely going next year and I keep an eye on the local housing market, but I haven't seen anything I like yet. Anybody else who just cant part with their house or am I abnormal Grin

For those under offer, how soon did your agent sort out the memorandum of sale? Just realised we accepted on Monday but it’s not sorted yet – wonder if it’s because our buyers went on holiday on Wednesday. No worried if they’re a bit slack on providing details as it gives us more leeway in taking time to find somewhere, but assuming we’ll need the memo as our credentials for being allowed to view…

We’ve had 10 viewings so far and one offer which was 18k so have declined that but they are willing to up their offer. We have 5 more viewings booked Saturday, some second viewings, but my toddler has come home from nursery with a vomiting bug and I feel certain we will get it! Also not sure how able I am to get the vomit smell out of the rug and carpet….

Hey all, we ended up with 8 offers, 7 above asking price. 1 is significantly higher than the rest but mortgage company will likely undervalue so it's a risk. Estate agents suggesting we go for it as we haven't found anything so not in a rush. When valuation comes back we can negotiate. However I'm worried we would loose our buyer. They are first time buyers and I wonder whether an undervaluation along with a survey on a Victorian age house will send them running. Again the estate agent says nothing to loose as we could have our house back on the market and sold within a week.

Not much of an update here, accepted offer 1 wk ago, buyers mortgage survey coming up on Monday

SellingBee we are in a similar position, had 6 offers, 5 over, accepted 1 over £22,000 as the FTB really wanted the house as they had missed out on quite a few......so we are also at risk of an undervaluation & survey on an 135yr old house but 🤞

We had 2 viewings tomorrow on houses we had seen but 1 cancelled today as they “had an offer they couldn’t refuse” 🤔

Very slow week for houses coming to the market in our area ☹️

It is a slow week, we had our photos done on Tuesday, photographer said he spends a lot of his time rescheduling shoots as agents always say to do on a sunny day but we went ahead anyway and pics look great, there will be quite a few sellers delayed now after a bit of a grey/rain/hail week plus maybe a pause for Easter, not for us though, officially on the market now and viewings booked for next Sat

Nothing coming on the market but there are 3 houses we are going to see but I think it’s just because they are there. They do all have the space but not the stuff of dreams.

We’ve had 2 offers 15-18k under but today we’ve had one 5k over from someone who lives abroad and won’t even see the house! They sent their family to come see it. Total
flexibility re timeline too. Tempting but I’m concerned with them being abroad and potential issues that could bring.

We eventually decided not to go with the highest offer. Everyone who had offered were given the option to increase (best and final). Still a big gap between the one we've went with and the top offer but we are more than happy with it and we know they really, really want the house. Obviously it's only their word but they have said if the valuation is under they won't care as it's worth the money to them either way. Felt like the more reliable option and we wanted the security of knowing our budget while we house search rather than wondering whether it might get knocked down at later stages.

Still no houses for us to look at but fingers crossed there will be a flurry after Easter. This crazy journey has already thrown us some curve balls and I'm sure it's not over yet.

11 viewings booked, 2 cancelled for good reasons, 3 no shows. One man desperately pretending not to be a developer, some lovely families and one couple who looked about 15 and asked very earnest questions about wiring and drains, who I think would be a nightmare when it came to negotiations.

We had 10 booked, 1 had second thoughts and cancelled, 2 ‘couldn’t make it’ which I assume means no show.

We have had 11 viewings nothing then today a second viewing hoping for offer but still nothing ... not bothering to look at houses till we accept an offer ourselves ... such an arduous process

We are having our pictures taken tomorrow and signing the contract. i cannot wait! We are downsizing so I can finish my degree and get some better earning power.

Fingers crossed we sell and don't have to sacrifice too much on the price as it's a but of a fixer-upper but massive!!!

There are 3 houses we are looking at but none really fit the bill and have been hanging around for a while. We do like one of them but it’s a bit far out and I wonder if we are only considering it because there is nothing else out there.

@WildOnce the market is sparse right now. We are in a good position where this is only a short term move. Are you looking to really settle somewhere? If you like the house go for it. We are in a weird time at the minute to be moving.

@Xtraincome not the forever home but for the next 10 years at least (primary years, the best secondaries are over the other side of town so we’d move then). I could wait but it feels like a risk. The house is a bit far out and the road lovely but as it’s a bungalow it’s got quite a retired vibe. I’m worried we’d be too loud!

How often are people rejecting an increasing offer from the same person?
Had a stupid low offer after a first day of viewings on Sat. I said I didn't even need to talk to DH, it was too low. The other lot I thought might offer have said no due to the road.
Got more viewings booked for later this week. Not been on the market a week yet.

Sold! Full asking to first time buyers with flexibility within a week. We turned down a higher offer from somebody with an expat mortgage who hadn’t seen the house, it just seemed like it could easily go wrong. Now to find somewhere …

Congratulations!!

We had positive feedback from our viewings, theoretical offers in the right ballpark but no actual offers. From the looks of the feedback I think a lot of them need to see some more places to set their expectations of size vs budget round my way so hopefully some will come back. 3 more this weekend to come so far.

More viewings, no offers, agents are now saying that that the way the tenants are using and keeping the house is putting people off. I’m not entirely convinced there’s not more they can do (still not a single viewing from their ‘partner’ agent who was going to supply their own list of people) but I also think it’s an issue. No real answer to what to do. I don’t want to drop the price just because of that, or leave it sitting around on the market unsold for months to become one of the houses everyone is sniffy about, but if we take it off now and put it back on when they leave, realistically we may well not sell it till Christmas which would be really financially challenging for us.

One feedback from the weekend was ‘not family friendly’. A house that has been lived in solidly by families for decades so far as I know!

We have two blocks of viewings full and a waiting list, felt ever so popular for a moment which was then spoiled by a couple knocking on the door who hadn't secured a slot and could they possibly look round? Spooked me quite a bit, I mean I know people are desperate and we will be too when it comes to buy but thought that was a bit much.

After our second open house we got an offer! Not massively over asking but well over asking, cash buyer, we were happy with it and we have accepted!

Now we'll need to find a place 'up north :)
