About to put our house up for sale.. anyone else?

We are taking the plunge and it's happening - we are selling our house (and relocating 200 miles away but that's another thread I guess) - anyone else? I could do with a collective handhold!

This is where we are now:

  • finishing the last small jobs such as painting a ceiling
  • having meets with estate agents for valuation
  • nervously searching rightmove for possible houses in our relocation area (there isn't a lot!)

Are you going for sale soon? Tell me how it's going!

(we are in the South East)

Six more weeks but two weeks till we would give notice (no way of getting out of it early so no point in giving notice before that). Although my stated intention to remove the house from sale had the same effect as notice as they would lose the sale. I'm not seriously thinking of doing so by the way - not yet.

Just found this thread - can I join?! I'm in the "not shifting" category. Been on the market about 4 weeks, had a fair number of viewings but little feedback and no offers. It's in a higher price bracket (so not for first time buyers) but priced well in terms of £/sq ft and has lots of nice features. I'm feeling that embarrassment that @Volterra mentioned...

@sorrynotathome welcome to the embarrassed club - every time someone says 'EVERYTHING goes under offer immediately but wrecks and overpriced places' I shrink a little inside!

Whereabouts in the country are you, if you don't mind saying? My house is in SE London.

Had another viewing today and someone's made an offer, the house is up for 995 and they've offered 975, estate agent seems to think we can get full asking price if we agree to take it off today so just waiting to hear back.

I'm so pleased, I didn't expect this at all! The buyers house is where a new road is being built so their house has been bought by highways and they have 12 months to move so it means we don't have to move until we find the right place.

Fingers crossed it all goes to plan as I've been super stressed keeping the house tidy for viewings, it's not easy with 8 kids!

Rather bizarrely 2 offers have come in this afternoon! Very slightly short of what we see hoping but nearly there.

Hi all :) as the interested people are dithering, our agent has received enough new interest to put on a second open day this Saturday - he is also telling me not to fret because usually here it takes 8+ weeks to sell unless something is priced really competitively, so I am bracing for a few more open days and some waiting time. I am in good spirit and good mood :)

We have had 2 more today in addition to the 3 on Saturday. Nothing at all from the Saturday lot but a second viewing from today’s batch booked for this weekend. We have about 5 more viewings this week so far - fingers crossed.

The viewers today said it was too small and I half expected that as they are renting on a nearby road where the houses are larger. Did feel a bit put out though even though that’s why we are moving! It’s hard not to take it all personally.

Well, that didn't go as expected. After your comments about most agents taking photos another time, we got a recommended agent round tonight. Agreed the price (one like ours has just gone under offer), said there was no tweeking to do, and he had his camera. So, photos taken and brochure being prepared ShockShockShock
Technically, I've got 2 more agents coming round on Fri, but one was pretty incompetent on the phone, and one has fees twice the rate we've been quoted. Will cancel them after I've seen the brochure.

My agent is free, but that probably isn't helpful Blush. The other agents quoted 0.8% and 1.2%. The 1.2% said they would come down though. They offered the same as the other agent at 0.8 in the end.

We’ve were quoted 1.5 and 1.25. Bartered down to 1.15 in the end. Seems our area is pricey!

I never understand feedback on your decor. You can see what it looks like on the pics and carpet shops are available Grin

We’re paying 1.2%. It wasn’t the cheapest fee but I preferred the after sales service (in the assumption that we do, in fact, sell)

Sounds like expensive agent is at the high end, but the guys we are going with said 1%, but just done a deal with neighbour's (who I'd already admitted I'd seen the inside of their house) so could do 0.7. Sounds like we've got a bargain!

Morning. Our house went on Rightmove 2 weeks ago and we had 5 viewings last weekend. One person offered over the asking price and is coming for a second viewing on Saturday.

@DomusAurea I completely understand your panic, when the call came about the offer I immediately felt sick. We might really be moving!

We're looking at 4 houses this weekend but after a reality check we've decided to keep to a reduce the upper price we can look at as they seem to be going for well over asking price which we're just not willing to pay. That might have to change again if we can't find anywhere though.

Incidentally, does anyone know if it's better to put extra money in a private pension or into property?

We went live online yesterday afternoon and have our first viewing on Saturday. That's half the number who viewed it the last time we tried to sell back in 2010! My favourite feedback from that time was that our floors were too cold. It's fully carpeted, except for the kitchen and bathroom which have underfloor heating.

Our fee is 1%. Highest we were quoted was 1.5%.

The feedback about no carpets is hilarious. Surely you’d just put carpet down?

They agreed to the asking price! So chuffed Smile

Now I’m worried I won’t find anywhere, two places that I was interested in (not really interested, just thought I should get looking and not discount houses that don’t have the wow factor) we’re both fine when I rang. Places are selling so quickly around here. Found another one I like, it’s a bungalow but could add a loft extension and the garden is a good size so going to try and get a viewing on that tomorrow.

Glad to hear people are getting offers and things are moving quickly.
