Shall we a little roll call?

We are at the end of a 6 month project to extend our victoria terrace. We have done the traditional side return with pitched roof and sliding doors. Also added a utility room and a very unsubtle downstairs loo Grin

We hate our builders.

We are now in planning for the next stage which includes rebuilding walls in the garden (£££), DH's choice of mega expensive composite decking in the garden (£££), painting the hallway, carpeting the stairs, repainting our lounge and a bedroom, sorting out the front of the house. I think we'll be going until 2024

I’m going to tentatively join this one after avidly lurking on the last. We have planning permission for a first floor extension (over an existing kitchen extension) and will be moving some internal walls on the first floor and maybe redoing the kitchen (when we’ve fully worked through the budget). We have builders lined up just haven’t finished the finance plan so not yet booked in.

I'm in, builders started this week Taking the conservatory down, then knocking kitchen through into the garage and then the other way into the dining room and extending too! The builders have just been annoyed by a scrap man walking into the garden to take the radiators!

We are looking at 12 weeks of work!

I’m another one tentatively joining after lurking on the last thread. We have called the architects in for a 7mx5m 2 storey side extension on our Victorian house. I’m nervous and excited all at the same time!

Coming to the end of studio extension, so close but still lots of niggling small things to finish. I'm also an architect (hopefully one of the good ones) so it's a bit weird being on the other side whilst also running lots of other peoples projects.
Getting annoyed at the builders failing to organise things despite having everything spelt out

@TommyShelby definitely share your plans when you have them, I love a victorian terrace plan! We put our utility right in the middle of the house with a downstairs loo, sounds odd but it really works

I'm here! Just popped in before the school run. Plastering done in the new hallway and pantry and it looks lovely. The roof is not far off water right and there's a real sense of how big it will be. Went in for a wee and changed my mind when I saw the hole on the floor.

I'm in! We are on month 11 of a renovation and extension of an Edwardian detached house. The majority of the building work is complete with just 2 rooms left to plaster. The builders have now started on the landscaping.

Eeesh. The neighbour who dislikes me has just been out to shout at the builders and then has texted me to say they haven't been sent a party wall agreement before the work started.

I was assured by the architect and the builder that we don't need one as the party wall hasn't been touched, however the roof on my side is being extended into my garden.

Does anyone know who I can speak to to show my work doesn't fall under this, or do I just wait for her to complain to someone more official and then wait for judgment?

@LaBelleSausage party wall agreement doesn't just apply to work on the party wall but can also cover work close to it in certain circumstances. Thankfully there is a very easy to read government guide on the subject here.

@LaBelleSausage it's worth getting it sorted if it's needed because it can also project you from spurious claims of damage by crappy neighbours as well as protecting them if you are the crappy neighbour

Ooo can I join? We are scheduled to start in May, single storey rear extension 13m x 4.5m with a re-jig of downstairs layout. We have planning permission in place but have to discharge a condition about surface water drainage first that the council are being particularly awkward about Confused

Hiya, we start in April. Double storey extension and side infill garage conversion. We are also moving the stairs, rewire, all new windows etc. It's supposed to be a 5 month project but let's see! Good luck everyone.

I’ll join.😄 Planning permission granted with building warrants submitted (Scotland so may be different). Starting June, extending out from existing single storey side lean adding 18 sq m downstairs side then adding first floor above, 33 sq m. Knocking down massive useless conservatory too. Need to get prepared and agree with DH kitchen layout, flooring, windows, etc which at the moment is most problematic issue! Also trying to stop obsessively checking right move, just in case!

Thanks for this. This is in agreement that I don't need one, but I'm not sure what the next steps are if the neighbours insist we do.

Trying to get kitchen quotes in - so far, Magnet quoted something ridiculous like 25k for a kitchen not including appliances or fitting...

I'm going to lurk, if that's OK. We're at the very early stages of thinking about a double-storey back extension and possible additional side one, plus whole house renovation. It seems so massively daunting I'm not sure I can cope, though Shock

Can I ask what people expect to pay for two-storey extensions? Are you being quoted double the price per square metre for a single storey, or a bit less? There seems to be a lot of variation on this according to what I've seen mentioned online.

My experience was that a single story extension was 75% of the cost of a double.
Although I didn't go that route so I'm not sure if costs would spiral
