To all those starting out good luck and it really is worth it but it will take considerably longer than the builder says and cost far,far more! We are on month 11 and more than double what our architect said ......but love the transformation. The original estate agent shot and our current situation.

I refuse to calc that! Better not to know at this point.

Bit of a stumbling day today. We have decided to upgrade our solid surface worktops to quartz because we cannot get a fitter, they all loathe the B&Q version and won't touch it. Plus the builders are about to finish water tighting roofing and we've realised the roof lantern space is smaller than planned. We've come to a good compromise with lots of extra lighting but fraught day!

What a transformation! Looks amazing from the outside

Here I am👋 I didn't realise we had filled the last thread up.
We have just had a single storey kitchen extension with lantern roof and sliding doors completed. A lorry load of units from DIY kitchens arrived 2 weeks ago which we have fitted ourselves. The quartz has been templated and we are just doing the plinths, cornices etc now. All the appliances are waiting to be installed.

Once this is done, we will be dismantling the current kitchen and making it into another bedroom with an ensuite. Lots of fun to come but I feel like the worst is over 🤞

Littlemissweepy · 22/01/2022 08:20

MissFritton, wow amazing, unrecognisable from the “before”!

NewHouseNewMe · 22/01/2022 09:05

Love the transformation @MissFritton65.
Are you more or less finished now?

MissFritton65 · 22/01/2022 09:16

@NewHouseNewMe getting there! There are still 2 rooms to plaster, all the decoration and flooring plus the landscaping to do. The end is in sight but I think another 6 weeks especially as we are going on holiday next week so not here to supervise.

JoanDarc · 22/01/2022 10:55

@MacaroniCheeseCat we are in Scotland and are paying about £2k per sq m for a ground and first floor, the first floor extension is nearly twice the size of the ground floor though. (We’re extending onto an existing single storey side lean)

MacaroniCheeseCat · 22/01/2022 12:13

@GardensandGrandDesigns and @JoanDarc, thank you both - that’s useful. We were expecting around £2k-£2.5k but we are not a million miles from you, @Gardens, so may have to adjust that upwards…

Callmejudith · 22/01/2022 12:27

@TommyShelby that’s going to be amazing!

MrsF yours looks sooooo good I love it

Builders back in today to fix the manhole (looks a million times better) and also fit the under stair door (mdf looks shit but can be painted)

Also fitted a fire door to the kitchen which we will be removing the minute the building reg signs off

Will be lurking for now and getting ideas from the seasoned pros on the thread! Waiting for quotes from builders for garden room ext. 10 months into full reno of 60s semi that hadn't been touched for 50 years. Garden room ext and garage conversion left to go. It's been emotional!

LimpLettice · 22/01/2022 17:51

The blue and orange is very brave, @MissFritton65 but I do like it!

We've had a better day today. Managed to get B&Q to cancel and refund our solid surface worktops. Their quartz quote was horrific, but we went off to a small supplier near us who has agreed to supply and fit a beautiful mirror white quartz for about £1000 more than the composite (which didn't include fitting and we had been quoted £1500 + vat to fit!) including upstands, chopping board, cheeseboard and a windowsill. Much happier!

Monkeybutt1 · 23/01/2022 08:51

Hi have you asked your builder if they can get a discount? We've gone for a Howdens kitchen and I've got everything on my wishlist as our builder has let us use his account with his 40% discount!

Callmejudith · 23/01/2022 09:31

@LimpLettice good news on the worktop

Realised I hate the mdf door they’ve put on the shoe cupboard it’s soooo shit. Going to look at upgrading it somehow

OP posts:
LimpLettice · 23/01/2022 10:09

We've had a fair bit of builders discount already @Monkeybutt1! The quartz from B&Q was 3.5k plus 1.5 fitting. It's a big kitchen but it's not that big! Local supplier is doing it all for £2.5 maybe a bit less. So with all units and accessories, fitting, quartz, tap, sink (no appliances as I bought those separately) we are coming in at just under £7k for around 18 cupboard / drawer units which includes pull outs, larder, bin, corner, pan drawers and cutlery drawers. Given I have no storage in a half depth galley kitchen at present and we will have a walk in pantry, I'm happy!

whataboutbob · 23/01/2022 12:01

Hello everyone I am the “ junior” member here, just refurbishing my 3 bed rental flat. I have done all painting throughout to try and keep costs own. New flooring throughout. Kitchen fitter has put in new ikea kitchen ( it is a tricky space with very low windows plus narrow stairwell so worktop had to come in via windows). Just on my way to have a look, will post pics on return train journey).
@Callmejudith I like that you are not afraid of colour!

Callmejudith · 23/01/2022 13:42

@mrsf which paint colour is your orange please? Struggling to find a good one!

MissFritton65 · 23/01/2022 14:42

@Callmejudith it's Crown Seville Orange

HappyBackHome · 23/01/2022 14:45

I'm still here too! We are in the process of building a 6 x 6.3 m single storey extension at the back of our bungalow, which we moved into nearly a year ago now Smile. It will contain a family bathroom (we currently only have one en-suite), a new kitchen diner (the old one will become the sitting room eventually...) but I am most excited about my new utility cupboard (for washing machine, tumble drier, boiler, washing basket etc) and the cloaks or 'airing' cupboard I managed to carve out of the new bathroom footprint, as you can never have too much storageGrin.

Our builders were great, gave us loads of advice, and they were pretty quick too, they have completely finished on site now, and we actually miss them! We had to get the roofers back to sort out a couple of leaks along the valley they installed to join to the original roof (we have hipped roofs), hopefully all sorted now though.

The builders built us a watertight shell and we are doing the rest ourselves... which is fun but rather a steep learning curve so far Grin!

We have now got all first fix plumbing and electrics in, the plywood suspended subfloor is finished, all walls and ceilings are plaster boarded now, we've just got inside my new 'airing cupboard' to insulate and board now, and dh has nearly plastered the new bathroom. He's a self-taught plasterer so we are getting a plasterer in to plaster the new kitchen diner as it's quite big (5.4 x 3.6 m) and he would struggle to get that much plaster mixed, up, and finished before it goes off!

I am currently sanding, filling and prepping ready to paint all the original 1930's internal doors I bought on Facebook marketplace, two down, only eight to go Shock. We are also fitting the window boards, so I am responsible for priming them ready to paint once the plastering is done and dry. We'll be mist coating it all ourselves, and also need to decorate the whole bungalow eventually, so I've treated myself to some new rollers for that fun job!

I've really enjoyed watching and hearing about everyone on the threads progress so far and look forward to reading about all the new projects starting too Smile.
