Really hoping our valuation survey gets arranged today and really hoping it's arranged for some time soon. Going to chase enquiries as they were "to follow" on Monday (except they won't etc etc)

I expect I will just get an email back that doesn't answer me at all as per usual.

Today is the deadline on Santander t’s and c’s confirm the mortgage with change of solicitors. Moving next Thursday and no idea where we’re moving to. Having to send things we ordered online to my in laws because I have no idea which address to send things to.

@OpeningY no, there are only 3 of us. It seems there are a surprising number of people who sell their house or offer on a house and are just in no hurry to actually move. They just slowly amble along unless someone is chasing them

I was hoping to check in and congratulate loads of you on moving - I'm so sorry that there's been such frustratingly slow progress for loads of you. It feels surreal that you bounce from one reason for delays straight to another...

My fingers are very, very much crossed that everyone pulls their finger out and you're all sorted soon Flowers

We've been in three weeks today! I'm in early labour, which is slow and frustrating, but we've painted the nursery, taken up some carpets, done more deep cleaning than I ever thought was needed or possible... The place was RAGGED between us offering and the vendor leaving, but it's starting to feel like home.

We have been in for weeks now. And I am still very unsettled. I think it is because I didn’t want to move. And I miss my old
Village and my old house so much. Don’t like my new house as much as I thought I would. I’m sure it will be okay

I'm sure you will settle @Paranoidandroidmarvin, I'm definitely a bit nervous of feeing like this too though.

Not that I need be cos we're never gonna move Confused still not exchanged today. My solicitor wants to go for simultaneous exchange complete on Tuesday now but I don't want the other side to be able to just not answer the phone (because they are well known for it!!) and I want to lock them in and exchange tomorrow. I have my doubts it will happen tomorrow though.

We got the building survey back today and I'm very relieved, no major red flags at all, even a couple of uses of the word "good" Grin. For a 100 year old, randomly extended house I'm very relieved.

Just the enquiries and searches to go now.

Popping back in for a small rant as it's simmering away in me otherwise.

I can forgive people viewing properties when theirs isn't on the market yet (if you're in the process and very close). But surely you only view properties once you know what your finances are?

Had an offer through this week from a buyer who doesn't have anywhere to sell (FTB in rented), but also hasn't spoken to a mortgage adviser (and refused to do so with our EA) and therefore has nothing to show about whether they're proceedable. And it's 50k under asking price anyway. Why on earth would anyone accept that?? Talk about CF.

Or maybe I'm missing something. But wow.

Have they at least done an online calculator? We did go get an idea and it was wayyyy more than we wanted to spend (ours is 50% of what they would lend us). 50k under asking would be my issue!

@vickyc90 I think that's possible. The EA said something about how they'd worked out how much they had, but hadn't sent in the paperwork to get either a proper AIP or full mortgage offer.

However, surely nobody is going to accept an offer based solely on a mortgage calculator... and therefore know they need to get the paperwork going asap if they're interested?

We didn't we actually just applied for the mortgage after our offer was accepted. We aren't first time buyer so that might have helped.

We completed today! I am writing this from DC's bedroom where I am trying to get them to sleep.

Everything went really smoothly and ran to time, our movers (Pickford's) were fantastic and the vendors left the house clean and in good condition!

Best of luck to everyone who is having to deal with the nonsense of moving, I wish you all the best and hope that you all get a completion day like this sometime soon.

We failed to exchange yet again today. And so another weekend of uncertainty for us. Completion set for Tuesday and I'm very nervous at the prospect of trying to do it all in one day.. really hoping we can on the other side down and exchange on Monday

Aaaaaaaaargh solicitor told me that they need 5 working days to draw down funds from the seller. So that means the 2 weeks I thought I had left is more like 3 days to exchange. Noone told me that before. I'm FTB for eff sake Sad

We are still "waiting" to hear back from my lender, who actually sent their reply 2 days ago. It is the usual state of waiting for them to "resend the reply because the response has not been received". I can't believe the whole thing can go down to the very last minute like this (and before anyone suggests, nope, lender refused offer extension).

@glastogal I hope you will be able to exchange soon. Can I ask for your wisdom please as you are exchange and completing at the same time: did you draw down funds before exchange? If yes how does that work? Blush

Yes, our solicitor completed the COT once they had satisfied all the enquiries that would potentially trouble the lender because we still had a couple of other enquiries outstanding that prevented exchange on our original planned date (Tuesday). If all enquiries have been answered then your solicitor can request the funds to arrive on the agreed completion date, regardless of whether exchange has occurred or not. It is a bit risky because the exchange creates a legal obligation to complete on a set day so simultaneous exchange/completion can fail if one side doesn't get in touch on the agreed date. It's all way more stressful than it needs to be but we've run out of options but to do it like this now!

We still haven’t exchanged on the house we’re buying. We’ve finally got the approval from Santander but our solicitors are doing the reports and only now asking for information about our deposit from the other solicitor. We’ll complete with our buyer on Thursday and hopefully Friday with our sellers or else we’re temporarily at our in laws.

@glastogal If I do exchange and complete on the same day, and for some reasons it doesn't happen, do I just return money to the lender or is there any other problem with that? (And many thanks for your replies on both this and the other thread! Blush)

Commisery to all going through this horrendous process!! Hope you don't mind if I join to vent to others who clearly understand. Four months in to the normal buying / selling hell and we were finally going to exchange today (been 'due to exchange' every day for the last two weeks...). Closest we've ever been, all contracts releases (three in chain), authority given... and then one solicitor just fails to answer the phone for half a day (also mixed up our file with another client causing delays earlier that morning) so we got to 5pm on Friday afternoon, no exchange because everyone's now gone home 😩😩😩😩😩😩

Oh shit @Mangoandbroccoli that's so frustrating! It's similar to what happened to us today (no response all afternoon from solicitor on other side)

@Okigen I don't know is the honest answer. I think the solicitor can hold it for a short time but then would have to return and request it again for a new date.

@Okigen my understanding is if you don't complete then the funds are returned unless a new (close) completion date is agreed. Most lenders allow you to return once with no fee but if you do it again you can be charge some kind of admin fee. That's what happened with my sister a couple of years ago
