Plot 21 or plot 91? And why?

You don't have a direct view in to your back neighbours house, and they don't into yours. You only have one garden backing on to yours. It looks like it has side access in to the garden or at least space for it. And you get that lovely green in front of you.

You will never use the front door of 21 if you drive. .

91 is less overlooked and you would use the front door. It's the end of the road. It's a shame there's a shared drive leading to it but you would all have rights.

I would say be careful with persimmon they have a bad reputation in some areas.

91, as 21 would drive me bonkers having to go through the gate and back door rather than in the front. Also 91 looks like you can squeeze a second car on it more so than 21?

91 looks like it's surrounded by flats and terraces so more densely populated and more cars. More green space in front of 21

Also 91 when the developer goes you can park a visitor on the grass in front of your house.

What direction to the back gardens face? That would sway me a lot. On paper 21 looks a better plot due to being less overlooked.

91 looks as though the bottom of the garden has a passage way on each corner, there are 3 gardens overlooking your garden and you don't know what's going to be built in front of the house.

How tall is the house in plot 18 that overlooks plot 21?

Is plot 91 garden facing west and 21 facing south east?

I think I prefer plot 91, a better flow with the parking and front door. Also deliveries and visitors will struggle to find you with plot 21

Assuming that map is orientated N at top then 91 is likely to get evening sun. If the house has full height glass doors and living space at the back then you will get lovely afternoon sun in there. But also more gardens around so poss more neighbour noise if they are all out endothermic gardens too. And more overlooked
21 will get more morning sun but the house will shade the back area in the afternoon. Looks more private.

There's a good chance the driveway leading to 91 won't be adopted highway. That means you'll have to share the cost of keeping it in repair (and possibly lit etc) with the other houses that use it. Apart from the extra cost, it'll be a headache if neighbours can't agree on what repairs to do.

I'd avoid a shared driveway where possible , go forward the one with less passing traffic !

I wouldn’t buy a new build 😬 not helpful I know but everyone I know who’s bought them have had significant/seemingly endless problems. And they are TINY (usually).

Depends on the orientation of the properties I would go for the one with the best exposure to daily sun as this will reduce heating bills massively.
On paper 21 looks a nicer situation with more green space.

91. It looks like with 21 your parking space is 2 gardens away. 91 seems to have a space and a garage right next to the house.

The group parking section for 21 means that area could have quite a lot of car movements.

91 looks like it has more parking. 21 looks like it only has one parking space Infront of the garage.

I live on a newish estate of 32 houses. Absolutely no-one puts a car in their garage because you'll need it for storage. Some will turn it into an extra bedroom within a couple of years. Most houses will have 2 cars or more. Here, everyone dug up their front lawns and laid driveways.

Forget that - I've just seen 21 also has the garage and parking space next to the house. I need to put my glasses on!

Which way is north?

91 has bigger garden? Both will be overlooked - 1 or 3 households makes no difference; privacy is lost at 1. I'd go with 91.

You get out of your car and park and go in the front door. In 21, you would have to come in the back gate and into the back garden. What about deliveries?

I prefer that number 21 overlooks more of a green area, and seems a bit more private, but I HATE that I wouldn’t really use the front door. I’d have a gate to the garden from the parking space and my main point of entry would be the utility room. A good point about deliveries etc not being able to find us. Also the garden is south east facing so not much afternoon sun.

I love 91 because it has a bigger garden which is westerly facing (lots of afternoon sun!), my main point of entry would be the front door, and the little green area out the front is going to be a dormouse conservation area which is just lovely. But yeah, it is a lot more overlooked and there will more than likely be a development built on the other side eventually. Apparently they will be planting lots of trees and a big hedge to separate it though.

91 has much better access and a bigger garden.

21 feels somewhat hemmed in.

Both will be overlooked and both have flats in their immediate vicinity so there is no difference there rely.
