Depends on aspect but going from the amount of shared boundaries then I'd go with 21. If you ever want to do something that required pp in the future, you'll have many neighbours who will potentially have a say.

Plot 91 more private better garden and better parking arrangements- think through the scenario that your next door neighbours have visitors and block up the parking areas, what does that look like, how hemmed in are you by others actions. I also second the answer neither of it’s a persimmon site Grin

91, 21 looks like it will have parking issues where it's so crammed in, I also wouldn't like not being able to use my front door and as people say delivery issues.

Ok so if north is at the top, I'd go for 21 just for the aspect of the garden.

I love how developers throw things in like this. Does that justify the rest of the wildlife getting wiped out. Anyway I'd go for the ones less overlooked.

I think 91 - the garden looks less likely to be overshadowed (I think 18 could shadow 21) and the parking/entrance arrangement is better. I think you'd be more likely to get someone trying to wedge a car in the entrance way (to the left of 18) at 21 which might be awkward.

I would agree re garage use - we live on a new build estate, most houses have double garages and at least double drives (it's all 4/5 bed detached) so parking is fine but almost every single garage is storage with home gym equipment. You could start a branch of Virgin Active and stock a peloton shop from the garages in my street Grin so I would really consider whether there's likely to be parking issues, what the ownership is re shared driveways and so on.

If you walk you would probably still walk down the road through the back as if that is the road into the estate at the top of the map, that would be the shortest route.

In reality nearly everyone drives to work or at least commutes to the station or park and ride or whatever.

We looked at a house with a similar plot to 91 and it was incredibly overlooked.

Have these been built yet? Are you able to actually see them? Off the plot, I would go for 21, with clear space at the front that wont be built on, and only 1 house overlooking at the back. Even houses 22 and 20 are angled away, so wouldnt be 'looking' at you. The muddle of parking behind house 22 is effectively 2 gardens away, and you wouldnt have to go anywhere near it yourself. I would put a gate in the fence and path to the front door from the parking area. Then you would use your front door.....although again, the last new builds I looked at had nowhere to put shoes and coats, so using the utility may be to your advantage with that. South east garden - you will still get lots of light, just not late in the evening. The walk into the house is a momentary thing that you will stop noticing. It is a functional time. Time spent in the garden is more recreational and (to me) has higher value and importance.

Plot 91 - has the direct overlooking of 95-98. Then houses 92,93,94 and 89 are all angled towards the garden. So standing in the back garden of plot 91, there will be 8 houses with windows facing you. The garages are single storey, so wont act as a visual barrier. All those houses may also act as shade, depending on how close they are, and those gardens (particularly the 95-98 ones) are not big. If being overlooked is an issue for you then the SW light will be difficult to enjoy. And if there is a risk of building on the other side of the hedge, it will become quite hemmed in.

None of these roads are likely to be adopted, check regarding management costs so you can budget for it. Good luck!

Because new build estates aren’t generally within walking distance of schools/shops/doctors etc! All those amenities are already in town surrounded by older houses.

So the decision has been taken away from us. Plot 21 has been reserved but we are able to ‘Early Bird’ plot 91. I think I preferred plot 91 anyway due to being able to use the front door more easily and a westerly garden.

Some really good concerns about privacy and being overlooked in the garden on plot 91. It hasn’t been built yet so I can’t see how bad it’ll be but I guess I can just plant some screening trees or some bamboo or something? It won’t make it totally private but it’ll help, right?

Also, totally aware of Persimmon’s reputation. It was really worrying when we Googled them but we’ve done a lot of research and my husband is a builder - we are confident that the build quality on this particular development is good (I can’t say the same for other Persimmon developments though).

Yeah they are the same house - both with a window overlooking the garden over the sink, and patio doors to the garden in the dining area

Not 21 as you have a shared driveway ( if I am reading it correctly ) and there lies misery . You also want to consider the proximity of smaller houses and the social housing as parking issues there can be a PITA as well . Before anyone gets snippy the area I live in is having this right now - People parking on grass and having no regard for the covenants as they are renters of social housing.

I personally don’t worry about being overlooked. We’re quite boxed in on a new build estate and houses behind us are 3 storeys. I don’t think you’d be able to see anything from the first floor, due to trees (only 4 years old), and the top floor is a bathroom and bedroom per house - I never see anyone peering into our garden! Why would they care?

I’m not purposely trying to upset you, I believe forewarned is forearmed. The NHBC 10 year guarantee in my own experience stands for absolutely nothing so please don’t go in thinking you can rely on it. (Redrow)

I know people who have bought one single Charles Church share (they own Persimmon) with the sole purpose of attending an AGM to raise grievances related to their newbuild because even after taking their significant issues to the media, their pleas to ‘make good’ the were ignored.

I sincerely do hope your experience is a good one. Smile
