If you love these neighbourhoods, where else do you love?

Stoke Newington, Victoria Park, Dartmouth Park, Highgate Village (the prettiness of Highgate rather than the demographic though).

Where else do you love?

I know the obvious are Walthamstow / Leyton, but I just don’t quite love it.

In London or out.

My budget almost gets to a house in Stoke Newington / Victoria Park, but not quite!

I think sometimes you need to move to places that you can afford and can make work, rather than places you “love”.

SE London for similar but more affordable - Crystal Palace, Dulwich, Forest Hill, Sydenham, Beckenham

Hertford? Ware? 40 minutes out of Finsbury Park on the train, lots of old Victorian hosing stock, but also shops, bars and restaurants and nice communities. More house for your casho.

I had an ex who lived in Crystal Palace back in the early 2000s and I didn’t love it. Maybe I should have another look since it’s been suggested three times! And I haven’t been in a very long time.

Not sure the demographic is quite right in Hertford, Ware etc. I have a friend who lives in Ware and she said it’s very conservative with a big and small c.

Wanstead is lovely. Gorgeous independent high street with lots of great places to eat and lots going on. Real community feel.

Very handily you have Snaresbrook one end of the High Street and Wanstead the other, so coming home it doesn't matter what branch train you get.

Beautiful green spaces close by including Wanstead Park and Hollow Ponds.

Was coming on here to say Wanstead as well. We moved from Stoke Newington to Wanstead and absolutely love it! Previous poster is right - lots going on, very community-minded, lovely green spaces, great high street. We stumbled across it when trying to decide where we could move and are so glad we did!

Just seen the previous post - Wanstead is not as £££ as SN, Highgate etc so if your budget nearly affords those places, definitely check it out.

If the OP can't afford Stoke Newington, she can't afford NW London.

I'd look at south east or east London. Or way out west. Hanwell, Ealing (pitshanger)

Wanstead always been pricey....go further up the road to redbridge...lots cheaper...big 30's houses....garages and big gardens...its cheap compared to other places mentioned....and ilford is slowly improving.
