If you love these neighbourhoods, where else do you love?

Stoke Newington, Victoria Park, Dartmouth Park, Highgate Village (the prettiness of Highgate rather than the demographic though).

Where else do you love?

I know the obvious are Walthamstow / Leyton, but I just don’t quite love it.

In London or out.

My budget almost gets to a house in Stoke Newington / Victoria Park, but not quite!

Chingford (if you’re willing to invest five years) Winchmore Hill Upminster Gidea Park Sawbridgeworth SW London generally - Barnes, Sheen, Mortlake, Wandsworth etc Surbiton East Molesey
But these places are nothing like SN / Victoria Park.

I do love Walthamstow Village. The rest of Walthamstow not particularly lovely I don’t think but a glass of wine on a late summer evening outside in Orford road is v nice

Aspirational feel
Nice properties
Decent transport
Independent shops and restaurants
Green space to some degree and somewhere

That’s just a list of any common or garden comfortable suburban characteristics of which there are many in London or elsewhere. I suspect that the OP is interested in exploring areas with much more exciting energy with more creative less corporate type people living there.

Another vote for Wanstead, possibly South Woodford. If you're looking for villagey vibes, Redbridge, Barkingside etc are not the same. Wanstead is ££££ but if you can just about afford Stokey you may be able to get something

I moved from Victoria Park to SE London and never looked back! I’d be looking at Herne Hill, Nunhead, Forest Hill, Brockley, Ladywell and Hither Green for starters.

Or sod it completely and follow the pack to Margate or the south coast!

Not East Dulwich!

I live nearby and the sense I've always got of it is on the one hand established upper middle class, kids at private school types. Then also working class/lower-middle class who grew up there and/or live in social housing / make a good living in trades. It's not cool or edgy at all in any way.

Correct me if I'm wrong though! Admittedly my evidence base doesn't stretch much further than shopping on Lordship Lane at various points over the years.

I lived in Wanstead for years and don't think it's anything like SN. It's pretty and very green but deeply suburban and quite sleepy. There has been a massive influx of wealthy Hackneyites but so far that hasnt translated into much creative energy.

Closer to home, what about Stroud Green or Haringay Ladders? Slightly cheaper than SN.

Chorlton-cum-Hardy just outside Manchester
West Didsbury, ditto
West End Glasgow, especially Finnieston
Clifton Village, Bristol
Leith, close to Edinburgh (that's more a Shoreditch kind of feel)

How about more upmarket bits of Hertfordshire like Berkhamsted, Tring, Hitchin, Harpenden or St Albans? Bishops Stortford is also nice but not quite the same vibe.

Yes agreed - it’s obviously not as trendy as SN/Hackney/Victoria Park etc, but that’s why it’s a bit cheaper. If the OP wants creative energy, there are plenty of places a bit further out/cheaper than Hackney (like Walthamstow, Blackhorse Rd etc) but then you get the slightly scruffier feel - so it’s kind of weighing up priorities.

I do sometimes miss the bars/restaurants/buzz of SN but Wanstead has a nice choice of places to eat and drink, an active high street (I don’t think it’s sleepy here or that suburban) and you can be back in Hackney in a few stops on the tube! I like to think (could be totally wrong!) that some of that buzz will follow but there are already events like the Wanstead fringe, and then regular things like a “maker’s market” with local crafts/produce, a farmer’s market etc so it’s not that different from the sort of things I used to do in SN tbh!
