If you love these neighbourhoods, where else do you love?

Stoke Newington, Victoria Park, Dartmouth Park, Highgate Village (the prettiness of Highgate rather than the demographic though).

Where else do you love?

I know the obvious are Walthamstow / Leyton, but I just don’t quite love it.

In London or out.

My budget almost gets to a house in Stoke Newington / Victoria Park, but not quite!

Oh dear. I grew up there and wouldn’t go back if you paid meGrin

Forest Hill, Dulwich, Streatham…these are the London areas that spring to mind if you are looking for the same kind of buzz, coffee culture, independent shops etc that you find in SN.

I can’t really comment much on outside of London. I do think Berkhampstead is lovely although not exactly heaving with creative types. If I had ££££ I’d buy a large house there.

We looked into Berkhamsted and Tring but found them too much coming from Islington, they are nothing like Stoke Newington/Victoria Park.

Tring has a popular & social Conservative Club on its high street and Berkhamsted was a bit too Gin and Jag.

Harringay Ladder - lots of independent shops, cafes, big period houses, easy access to tube, downside is Haringey council's love obsession with the car and failure to enforce any parking, speeding or other traffic rules. Remarkable how crappy the roads as a pedestrian or cyclist.

Clapton (big period houses, lots of new nice restaurants, cafes and pubs etc. Long time since it was murder mile. Have lots of friends there who are happy and seem to have nice neighbours and street parties)

Finsbury Park/Stroud Green/Arsenal - came out of the new exit of the station today and it's quite a change ... still definitely got a bit of way to come around seven sisters round exit but vastly improved.

Crystal Palace - hills are a a slog without an ebike though

Imnon Ally Pally.

It's green, good transport links, solid housing, good schools, but because its got an n22 postcode, cheaper than nearby Crouch End or Muswell Hill.

Clay hall/Gants Hill/Barkingside potentially although not sure if that’s on the down or up
mmmm. yes I can never decide about those areas....going back about 30 years ago, they were pricey and considered posh while hackney etc was cheaper but up and coming....was always very jewish but not anymore....they have moved onto chigwell and golders green, finchley etc....my late GM sold a massive 8 bed house in green lanes for 5k....and bought a big 4 bed in redbridge for 12k...in 1972...but now the old house is worth millions probably...
