Gazundered day before exchange

We were all on track to be exchanging this week with completion on for the end of next week. We were waiting on our buyer's searches etc for some time and they finally came through earlier this week.

Call this morning from the estate agent. Buyer has dropped their offer by £15k due to 'immediate issues flagged in the survey' with no details about what these are, no copy of the report and no estimations on how that figure has been calculated. We've said we'd need to see the report to understand the basis for their drop (and to potentially renegotiate... No promises). But they've been reluctant to do this and says they'd be happy to proceed with exchange tomorrow still should we agree to the £15k Hmm

Fuming does not cover feelings right now Angry!!

@Rannva keep up dear. Op has exchanged.

MrsPerfect12 · 02/09/2021 16:06

Glad you've finally got it sorted. Good luck in your new home and defo don't clean.

redastherose · 02/09/2021 16:12

Glad it all came out ok for you in the end. But there should be a special penalty for people who pull this kind of dickish move!

Jamdown123 · 02/09/2021 16:23

@BenjiCat

We've exchanged (finally)!!! Grin We are completing tomorrow and have a very busy evening ahead of us to pack the final bits.

Sorry to keep you all waiting. It has honestly been such a busy and stressful week I don't know whether we've been coming or going.

To give you further details about the negotiations. We held firm on the price (as did others in the chain). However, the top of the chain threw a bone of £5k to our buyer to get on with it, which they took very quickly (what happened to £15k!? Hmm). This confirmed to me it was a last-minute CF move. Especially as they still haven't provided the report, or any real evidence of issues.

Anyhow - thanks to everyone for their support. Hopefully, we will move in tomorrow and have a huge sigh of relief and all will be forgotten in time Smile

I would actually be too ashamed to accept £5k from an absolute stranger for nothing, as the result of a flimsy threat I made trying to rip another person off. I'd be too embarrassed to tell even my mother that I did that!

I'd feel bad about myself. Yukky

Frazzled2207 · 02/09/2021 16:27

WOW the cheek of it
Stunned that they got £5k out of someone but at least it's not you.
Hope it all sorts itself out very swiftly now. Congratulations.

Completely agree, make sure all their new neighbours know what they did.

EspressoDoubleShot · 02/09/2021 16:48

Tell the neighbours? That’s a bit spiteful
Glad it resolved satisfactorily

CurlyhairedAssassin · 02/09/2021 17:05

I bet they use that 5k to go off on a nice holiday somewhere courtesy of the poor desperate fucker who offered -the- -bribe- it to them.

I'm curious as to how the person at the top of the chain even heard the details of what was holding the chain up. In my experience all you'd be told is "oh, they're claiming some issue on the survey further down the chain." And you'd roll your eyes and just wait. Perhaps they have money to burn and 5k's nothing.

CurlyhairedAssassin · 02/09/2021 17:06

strikethough fail Grin

Zilla1 · 02/09/2021 17:11

@CurlyhairedAssassin it might have been the EA(s) trying to prevent the chain falling over and the loss of all the commissions. Even if the whole chain weren't clients, the grapevine might have facilitated communications between the relevant EAs if local. I've seen contributions come from the more expensive end of a long chain where the sum is a small % of their sale price.

Monestera · 02/09/2021 17:13

Wow. I would have to say something to the CFs, in writing, after it had all gone through. Nothing rude or abusive, just along the lines of, "this is how we experienced your behaviour".

We had a vendor's son try all sorts of shitty tricks, really in an effort to punish the estate agents. We were just caught in the crossfire, but it was really upsetting and stressful at the time. We were first time buyers, really struggling and he was was living out of the city in a very nice house in a very nice area. I really wish we'd written to Mr Big Bollocks and pointed out how his behaviour had effected us.

Big congrats! I’m just absolutely flabbergasted though that those cheeky bastards basically held the chain to ransom and ended up with £5k. I expect they’re very proud of themselves Angry
sleeponeday · 02/09/2021 17:20

Really sorry they've been so cheeky, but very happy for you!

Clymene · 02/09/2021 17:20

Well done!

I wish them many years of misery in their new home. Do leave all the toilets unflushed with big turds won't you?

Haha same
LimitIsUp · 02/09/2021 17:24

I hope the roof falls in on the CF

EspressoDoubleShot · 02/09/2021 17:27

Really fortuitous that the buyer further up volunteered the money, facilitating the sale

Second this – nothing rude or angry but just a letter outlining how their behaviour impacted you on a personal level.
HeronLanyon · 02/09/2021 17:29

I wouldn’t spend a further second on them than necessary now. Move on, move up !

JudgeJ · 02/09/2021 17:33
@JudgeJ we are taking a seller like you to court at the moment Grin
Good luck with that! Where in the contracts does it specify how well cleaned a house should be?

Muma1992 · 02/09/2021 17:34

@JudgeJ not about the cleaning, about leaving crap behind

FixTheBone · 02/09/2021 17:36

'Since your initial interest and offer in March of this year, the buoyancy of the housing market has led us to revalue our property at (insert figure 10% above their offer here) .

If we do not complete as scheduled we will have no other choice but to open the house back to the market.

Kind Regards...

JudgeJ · 02/09/2021 17:45

@CaveMum

Personally I'd be sprinkling cress seeds in the living room carpet that spell "C F" in large letters...
You could do it on the lawn though, if there is one, with weed killer!
Mersey76 · 02/09/2021 17:54

Congratulations on seeing it through and moving out. Have a great life in your new home and forget about the CFs!

ThumbWitchesAbroad · 02/09/2021 17:55

@ThePluckOfTheCoward - you realise that offering exactly the same information gives no clarification, yes?

I was trying to ask whether the OP's sellers were the top of the chain or if they were a long way further up. Perhaps I phrased my question badly but still, your info was useless as a response.
