Thanks @TakeYourFinalPosition. Surely the person who says they won't extend is just posturing? To progress all the way to this point, they'd be cutting off their nose, surely. Saying that, it's a different matter if they CAN'T extend rather than WON'T.

Can I join in please? I'm hoping this thread will give me somewhere to vent as I am already frustrated at the pace and we are only a week in Shock
We have sold to a first time buyer, buying a house a couple of miles away which represents quite a big jump in terms of both size and mortgage but we both love it so no regrets so far! The vendors have already bought and moved so in effect we are the chain, praying nothing goes wrong as I will be gutted.
So far we've instructed solicitors, found a surveyor (however seems to be over a month long wait for availability so are looking elsewhere now). Out of interest what are everyone's thoughts on level 2 (house buyers) vs level 3 (full structural) survey? House we are buying is late 1800s / early 1900s, no obvious issues but for the cost difference we were just going to go for level 3.

Yep that's what we thought too, but the surveyor tried talking us out of it (presumably because he doesn't do full structural surveys so would need to refer us to a colleague). Seems ludicrous to spend so much on a house and for the sake of 700£ skimp on the survey!

So. After much talk about exchanging last week. And here we are a week later and nothing. Not a peep. So. I’m officially giving up. I still say moving house is something that other people seem to do.

@Starseeking I'm not sure. I believe they've been in this chain since February and have already extended once, so they'd have to fully reapply, and they were clear when our last buyer pulled out that they wouldn't do that. Our seller's EA thinks they wouldn't pass affordability now it's been tightened up, but I'm not sure if she knows that or if it's a guess...

@tocas I'd go level 3 too, hands down.

No news our side yet. I suspect our buyer needs to kick off a bit at his broker & solicitor but he doesn't seem to want to, and our estate agent is ignoring me.

For my own sanity and levels of depression I am just moving away and letting it be. I have a ton of medical problems and stress just makes them worse. So I am just letting it be for now.
You would think wouldn’t you that when people put their house on the market and pay for things that means they actually want the eventual outcome to move house.
It would appear not. Who knew.

I am sorry that it's been so slow and painful for you, and I absolutely feel you on just being done with it.

I've chased our buyer to see if he's pushed anyone today. I know he won't have; but if he doesn't, this isn't going to happen. I'm trying to get my head back in the game and work towards expecting to be here.

In my head we were always going to be here for Xmas. Having moved house A few times I know what happens. One took us a year.
So I know we will be here for a while as others never seem to be in a hurry to move.

I’m sat here now planning how to move the furniture around to make way for the Xmas tree.

I go back to what I said previously about "if anyone else tells me to just calm down and let it happen". It's still infuriating. I don't know how you could be calm in a situation like mine, or yours, or @TakeYourFinalPosition.

I also don't understand why people are so shit. And slow. And aghhhhh!

@Paranoidandroidmarvin @Getyourarseofffthequattro I'm with you both. Apparently our buyer is paying through the nose for weekly accommodation... but he still isn't chasing.

So we told our EA yesterday morning that if we didn't have exchange dates by Friday morning, we'd be considering our options as we need time to prep for the baby.

She didn't reply directly but did CC us on an email saying that she'd talked to our buyer's solicitor who was treating us as urgent this week.

Presumably up the chain has chased again today; as she's BCC'd me on an email saying that his solicitor intends to raise enquiries this week and if she hasn't sent them by Friday, the EA will chase again.

Friday is technically too late. We were also told that there were no more enquiries; but I suppose that's by-the-by...

Do I go back and say that if they are raised on Friday; it'll be too late for us? Eurrgghh.

No not a sausage. Ea said we would get an update Thursday. Just speaking to step dad who is a mortgage advisor. Said he'd had one back recently in three days so entirely possible it'll be done but totally dependent on lender and what the initial issue was and why they were declined.

Just a difficult position cos obv they won't tell us why they were declined or who they have now applied with. Just in the dark really. Hoping that we get some news soon.

I woke up to a very early morning email from our solicitor this morning, and excitedly thought that it would be enquiry responses. And it is, but it’s a response to the one enquiry raised last week, rather than the dozen that were raised in early September…

I've just had an email from our solicitor. Finally had a response about the log burner and whether it's passed or failed as they hadn't included the page of the report that said that. What a surprise, it's failed and needs work. Our solicitor has gone back and asked if they'll do the work.

Bastards.

We’ve had a hell of an afternoon. We reiterated we needed progress by Friday; and the EA sent us a bitchy email saying rushing people and giving deadlines would get us nowhere, and just distracted everyone from doing their jobs.

They then replied to ask if we were pulling out. Our seller has supported our request for dates by the weekend.

Our buyer has just called and said his solicitor is working on things; and thinks completion around 1st Nov would be possible. I hope so…

I’ve got stomach pains and I feel so stressed.

@Getyourarseofffthequattro Id totally forgotten about the log burner enquiry. Typical that it failed… I’m sorry! We’re not having a good run of luck 🙈

@OrigamiParrot Eurgh how frustrating. I hope the other answers follow soon…

@TakeYourFinalPosition That's outrageous! You have been more than patient and wanting a timeframe especially in the circumstances is not unreasonable. Was this from your EA? The ones you are paying? I would definitely complain. Either once you've completed or now.

I think EAs/solicitors forget how stressful it is for people on the other side of it and they get a bit blase/rude
