Because the last thread is nearly full and I for one very much appreciate the space to vent Grin

Good luck to everyone hoping to exchange and/or complete this week!

@blacklilypad I don't recall there being anything specifically concerning about the property; the house was built between 1913-1930, and is a solid semi, however I only viewed it once for about 15 minutes (it was in the madness of all the stamp duty rush, and secure property fever earlier this year), so I'd prefer to get the structural review done before pressing ahead.

Good to hear your new solicitor is progressing at a decent pace, fingers crossed it's plain sailing for you from here on in.

Paranoidandroidmarvin · 17/10/2021 16:41

May we all get good news next week. I hate how this takes over peoples lives like this. Totally fed up. Was looking on Pinterest today. Marking things that I fancied doing but to the house I am in now. Not my new one.
That is how convinced I am that this is all going to fall through or take another three months or so. I really want to actually finish my bedroom and do what I wanted to do for it before we had to put the house on the market.

TakeYourFinalPosition · 17/10/2021 18:02

I'll second that, @Paranoidandroidmarvin!

@blacklilypad Ahh I'm pleased your new solicitors have been so quick!! Yeah, for someone who is paying for accommodation weekly and who was keen for speed, he now seems to be going SO slow.

He has text this morning to say that his mortgage broker said his offer was ready on Monday, and he hasn't talked to his solicitor since Monday when she said she'd review everything on Thursday... he just doesn't seem to chase/check in with anyone.

@Starseeking I hope you can get the survey in. It sounds very frustrating that you keep having to rebook it!

I'm debating messaging to say that we'll need to leave this if we don't have an exchange date by Friday. I need to get ready for the baby somewhere... as far as I know, our seller's mortgage offer expires early the following week anyway, but he did apply for an extension. I want the house, but I want the limbo to end, too. My midwife is going mad that we're going to slip between the cracks.

Paranoidandroidmarvin · 17/10/2021 18:11

I would. Tell them u have had enough and u have to bring the baby home somewhere. See what they say

Getyourarseofffthequattro · 17/10/2021 19:11

I'll third it! I just want to get moved in. I've packed some more this weekend. Place looks bare. Either way we will have to sell. Whether we have a house to move into or not. Awful. Put off going back until the morning. Traffic will probably be absolutely shite but I just couldn't face it today.

Starseeking · 17/10/2021 19:16

@TakeYourFinalPosition when is the baby due? It sounds like everything is getting pretty tight in terms of timings for you. Hopefully good news comes your way tomorrow xXx

Goosethemoose · 18/10/2021 08:33

Really hoping we all get good news this week.

I need to decide by the end of the day whether we postpone our survey a second time… due to the surveyor’s holiday, if it goes ahead on Weds we’ll only get the report in 2.5 weeks, let alone if we postpone to after the holiday… So I’m really hoping our vendor comes back with something helpful regarding the building control inspection they should have had, that we can work with and isn’t a deal breaker. Urgh.

TakeYourFinalPosition · 18/10/2021 14:06

@Starseeking Mid November 😬 I'm pushing against the hospital setting dates at the moment but they're not very happy about it!

We've heard from our estate agent that our buyer's solicitor is now treating it as urgent and will raise enquiries this week. "This week" is a bit worrying as our seller's offer expires next Monday, unless he's managed to extend it... but I'm hoping it works out 😬

@Goosethemoose Any news from your vendor?

@Getyourarseofffthequattro I hope you're doing alright today Flowers

Goosethemoose · 18/10/2021 14:23

No news… have emailed both my solicitor and my EA… will call them around 3. Annoying to have to be so pushy.

blacklilypad · 18/10/2021 14:45

@TakeYourFinalPosition sounds positive. Though I would hope treating as urgent would mean raising enquiries today but at least this week is something.

@Starseeking any news on your survey?

Nothing really happening here. Just waiting for replies to our enquiries and for our lender to reissue our mortgage offer with our new solicitor details.

We have also been told that the top of our chain has a hard deadline of end of November. I'm not sure why it is a hard one as they won't say (weirdly). But I really want to be in end of October/beginning of November so hopefully shouldn't be an issue.

Getyourarseofffthequattro · 18/10/2021 15:01

Thanks @TakeYourFinalPosition I'm alright I suppose. Feel a bit better to have a deadline in my head where were all back together - even if it's not in our own house. Just hoping somehow miraculously their mortgage goes through more quickly than the two weeks.
EA said they'd chase this Thurs which will be a week since application. Not expecting much to be honest.

TweenWrangler · 18/10/2021 15:23

Literally waiting for solicitor to confirm exchange, having spent the whole day calling EA every 20 minutes. Seller has got the date he wants, hasn't compromised on anything and then his solicitor went AWOL for hours. Just want it done before the stress kills me.

Starseeking · 18/10/2021 15:42

My survey is now booked for the week after next, at this rate I'll have moved in by the time it takes place lol

The good news is that having been through the conveyancing pack with my solicitor, I'm going in to meet her and hopefully sign some papers. I've asked my solicitor to propose exchange and completion in the second week of November.

@Goosethemoose why 2 weeks to get the survey report? Mine (Countrywide) said they guarantee it will be with me within 5 days, though likely sooner.

@TakeYourFinalPosition good to hear you've got a bit of time before the new baby comes. Have you got to the bottom of how long the other parties have extended their mortgage offers for?

@blacklilypad those should be quite quick things, so your purchase should hopefully make some decent progress this week.

@Getyourarseofffthequattro it's such a pain that these things move so slowly isn't it? Hopefully the new mortgage will go through quickly if they have all their paperwork lined up.

Starseeking · 18/10/2021 15:43

It's a complete sellers market at the moment, due to there being so little supply and sky high demand. Fingers crossed your process is over soon and you can get on with settling into your new house!

Paranoidandroidmarvin · 18/10/2021 17:03

Well. Our buyers went In to sign their contracts today. And I have heard nothing else.

TakeYourFinalPosition · 18/10/2021 18:13

@Starseeking Yeah, it's not overly imminent unless they decide to induce early... but it feels it!

My solicitor thinks our seller's offer was extended but we had to have exchanged by next Monday, and it then gives us 10 days to complete. The person above won't extend, as far as we know. I chased our estate agent earlier to ask if she had heard any more on either of those, but she didn't reply.

I'm glad your survey is booked, at least!

@Getyourarseofffthequattro I can imagine Flowers I hope their new mortgage offer is quick. Ours took four days, and my current buyers seemed to only take five days, although his mortgage broker has been saying it's "ready to be released" for over a week now...

@TweenWrangler Did it get done? I hope you heard something!

@Paranoidandroidmarvin Oh. I hope it went well and you hear soon.

@blacklilypad Yeah I'm with you, I read "urgent" and thought "great!" and then "urgent matter this week", and thought... is that urgent?! But hopefully it will be sooner rather than later...

Fingers crossed your enquiries and offer happen quickly. I hope you meet the late Nov deadline 🤞

TweenWrangler · 18/10/2021 18:43

Yes! We exchanged at 16.54 (having said we had to get it done by 5pm to confirm our removals). Complete 27 October. Just popped out for a Chinese and some fizz!

Paranoidandroidmarvin · 18/10/2021 18:59

Ugh. I’m so jealous!!!! Congrats 🥳

TakeYourFinalPosition · 18/10/2021 19:24

Ahh so many congratulations @TweenWrangler!! Enjoy the fizz & Chinese WineGrin

Fingers crossed we’ll all be joining you soon 🤞

blacklilypad · 18/10/2021 20:12

Congratulations @TweenWrangler! Great to have some good news GrinWine

TweenWrangler · 18/10/2021 20:35

Thanks everyone. Fingers crossed for more good news this week.

SaltySeaAir · 18/10/2021 21:28

Congratulations @TweenWrangler! We also exchanged today! Not completing until the 9th November though. Relived the stress is over - just want to be in and unpacked now, hate this part 😆

Getyourarseofffthequattro · 18/10/2021 21:28

Congratulations @TweenWrangler!! Wine

May we all get some good news this week.

I'm hoping that all your quick mortgage stories will become a reality for us.

TakeYourFinalPosition · 18/10/2021 22:11

Ahh congratulations to you too, @SaltySeaAir!!

I was hoping our buyer would message tonight and confirm that he’s sorted his mortgage offer. Nothing yet. Tomorrow we go again…

Starseeking · 18/10/2021 22:25

Amazing news @TweenWrangler and @SaltySeaAir, you must both be so pleased that the end is in sight.

It's great to see big leaps of progress on this thread, as it gives the rest of us hope that exchange (and completion) really does happen lol
