Please can I join? Sale and purchase agreed end of July. It feels like nothing has happened but had enquiries from buyers solicitor today which feels positive. Anybody got any idea how long it would be to completion on average from here?

@justkeepswimming52 my answer always is ‘how long is a piece of string ‘. I thought mine was doing nicely. And then bam the enquired have kicked up something that can take months. It really depends. My solicitors have been quick to answer questions. While others in the chain have taken weeks to answer anything.

We went back to the other person who offered on ours, to see if they were interested. They've been stuck in a chain for 12 weeks because their seller can't find anywhere to go... he's made another offer on ours. Between the price difference and the SDLT holiday ending, we'll be £10k down, and then all the fees on top... But we'd move.

He's already sent across proof of his DIP; and he has a 25% deposit, so that seems good. I'm hoping he'd be able to buy the searches from our old buyer, and then things hopefully wouldn't take too long...

We're waiting to hear if our seller will wait, but his estate agent firm don't like to handle each others' work, and his specific EA is off until Tuesday.

Just when I considered giving up then my solicitor suddenly rained a bunch of documents upon my head. I suspect it was the direct result from my rather blunt email last week. The much-awaited management pack finally "has been received". Typical of my solicitor, they forwarded me a bunch of enquiries, but none of which were what I actually raised. I very much doubt they remember my enquiries even existed Hmm

Anyway, at this point I've passed the point of being angry. Let's just celebrate the fact that I now have the management pack - 2 months after seller's solicitor sent it.

Glad you've got it, @Okigen - although how frustrating! Sorry that they haven't sent the enquiries you wanted, either.

Our seller's seller wants to progress, so we've just sent a complete update to them. New buyer has a full mortgage offer for elsewhere, so just needs to update that, and old buyer will sell his searches. I don't think we'll get a response today as our estate agent closes, but I'm on tenterhooks... I don't think there's anything else we could do.

I'm so tired that I decided not to read the management pack yet. I will print and read it on Monday, although quick glimpse has already revealed an upcoming section 20 notice, so that will certainly warrant a follow-up enquiry ........

Popping back to give you all the energy to keep going. We finally completed on the 15th and I have spent the evening sat in my beautiful new garden feeling extremely lucky and the memories of all the stress it took to get here are a distant memory. I truly feel home. It’s a wonderful feeling and I am so glad I persevered when things felt like they were never going to go our way and I was ready to give up on ever moving. Good luck

But our estate agent has just asked if we'll pay for the new buyers' searches, as the old buyer hasn't responded to any messages yet and was so slow last time.

We're already £8k down on the sale... I'm torn between thinking the buyer should sort this, and thinking it's a few hundred extra pounds, so we should suck it up...

How are things going for you? Any updates?

Hmm I dunno what I'd to! How much will the searches cost you? I'd maybe pay it if it meant getting it sold. I don't know though it's not like you owe the new buyer anything is it.

No news really. EA said they would chase internal mortgage advisor to see if he could get an update on vendors application but that was Friday and nothing back yet. They won't have done it. They seem to think we should be happy to wait endlessly with no info.

The estate agent thinks £250 - 300, but there's a 7 working day wait here... and our buyer could order them and get them in the same time we can, so I don't really understand why we should?

I've asked our solicitor if they can buy them from the old buyer instead, but I'm a bit lost as to why our estate agent is slowing everything down for this!

I'm sorry you haven't heard anything, it's so frustrating. I feel like we spent weeks waiting for updates and getting nothing Sad.

Well I'm hoping for an update today. It's been 2.5 weeks since the mortgage appt got put in I find it hard to believe they've had no contact at all in that time.

In the end we didn't have to go back about the searches... the buyer phoned our estate agent and said he'd got cold feet, essentially. He didn't realise he'd have additional costs to pay to get a new mortgage or searches done; and he's not sure.

I didn't want to negotiate further but DH did, so they've settled on £500 less, which means he's got £6k off overall, and our losses are now £11k... The estate agent seemed unsure about it all now, to be honest. She said he's concerned he's "leaking money", but he's got a 25% deposit...

He's apparently now happy, and the new Memorandum of Sale will be issued this morning, but it's not through yet and I'm antsy.

@Getyourarseofffthequattro I hope you hear back today. 2.5 weeks seems like so long. Our estate agent kept telling us that was a normal timescale for our buyer, but 10 weeks later he still couldn't get one... I'd definitely be tempted to make a bit of a pain of yourself and see if you can get an update to quieten you down for a bit!

Oh god what a stress. I'm glad he's happy now and it's smooth sailing from here. When you say losses, are you selling for 11k less than you bought for or 11k less than the last buyer offered? Either way it's so shitty isn't it. I hope it all goes smoothly for you.

I've emailed the ea because I think you're right. Perhaps annoying them into submission is the way forward. I mean our mortgage company were really slow but they'd at least told us affordability had been passed by now for instance. I can't believe they don't know anything I just can't.

It's week 4 of being at my parents and I'm broken!

Feeling very stupid today! All seemed to be progressing nicely on our sale and purchase for October. Just waiting on our mortgage decision and sorting and packing. Now my buyers have come back with concerns about the planning proposal next door and possible encroachment onto the access they have for their parking. Kicking myself for not noticing it on the plans and making a comment. The existing road and access are staying as they are so I stupidly thought we had nothing to worry about. Really worried now that they will pull out. Also a bit angry as we sent on the planning consultation notification in august and they are only just getting back to us and it's too late to comment unless we get in touch with the case officer directly 🤦‍♀️

Oh no @shineysides what a pain!

Well I've had no update from ea. I asked my own ea to look into it and she's come back saying the top of the chain say enquiries are satisfied and they're just waiting for the mortgage survey.

Gone back to other ea and asked If they had a date for this as vendors using their mortgage advisor so he should know.

Just come back to me saying they're "chasing it" with the chain.

WHY DON'T YOU JUST ASK THE MAN WHO WORKS IN YOUR OFFICE. I've just replied to say that.

I don't get it. Or ask the vendor. They will not speak to the vendor about anything at all it's so weird.

I'm getting really fucking impatient.

Dropping in on this!

My buyer has been very patient, as my purchase has been delayed several times due to vendors solicitors. I’ve agreed to move out tomorrow whatever happens, but my solicitors are now trying to find out if vendors exH has signed the contract. If not, stuff into storage and I’ll move in with parents. I feel physically sick at the not knowing.

We got a telling off from our solicitor this morning, she said she’s too busy dealing with completions to keep updating us Hmm but she has sent the contract and pack over to the new buyers solicitor.

She’s also talked to old buyer and he’s willing to sell the searches, so we’re waiting for new buyer to confirm… then everything is in his court. He’s in weekly accommodation so I’m hoping it’s in his interests to be fast!

@Getyourarseofffthequattro that sounds so stressful. I think it must be part of the job description to work as an EA or in conveyancing, 'must be terrible at communication'. Hopefully you get an answer soon.

@TakeYourFinalPosition That's great you have a new buyer. Did you find out if the old buyer was waiting for you to pull out so he didn't have to pay fees? Seems likely if he is willing to sell his searches.

@shineysides Oh no! That's so easily done though especially as you are moving so you wouldn't look as closely at the plans.

@Smokeahontas I hope you hear soon. The not knowing is definitely the worse thing about the whole process

We have still not heard a peep from the solicitors. I chased on monday but haven't since as I'm not sure there's any point with the deadline completions.

We went to see the house again on Saturday and have a chat with the vendors. I still love the house so that's the main thing. The vendors purchase is nearly there and they are happy for an October completion. So I'm desperately hoping that my solicitors will suddenly start working on our file come Friday 1st but I'm probably be overally optimistic considering our solicitor is going on holiday for 2 weeks from 4th Sad

God I hope it's not a dealbreaker but it's got me so worried. The developers are putting a door for their property across from our car access at the back of our house. Not directly across but off center a bit so I can understand why they would have questions. But the road is actually a lot wider than you'd think and more than anything I'm just really mad that they've waited so long. Everything goes through the solicitors so I imagine either ours or theirs have sat on the notification. Our titles protect our access and our buyers subsequent access so fingers crossed it will be ok

Hope everyone else's delays get sorted. I love the solicitor who doesn't think they should have to update you @TakeYourFinalPosition . How dare you think that's their job Wink

She's comes back and said enquiries haven't come back and knows nothing about survey just that the application has been submitted.

Is she for fucking real.

So basically no update.

We signed our contracts four weeks ago and nothing has happened since.

Hi everyone. Really interesting reading the thread. We've booked in for a valuation in a couple of weeks time to give us time to paint a dark room... and I'm spending too long looking on Rightmove figuring out where to go! But the wheels have been set in motion now, so it feels good for now! First time as a seller. Quite nervous!
