Because the last thread is nearly full and I for one very much appreciate the space to vent Grin

Good luck to everyone hoping to exchange and/or complete this week!

Frustration goes on for us as well. I’m now in the UK and nothing much has happened since I arrived over 2 weeks ago.
The Japanese knotweed turned out to not be anything, no JK in the garden or any other neighbours gardens, I’ve no idea why the sellers solicitor raised it, but also glad it isn’t a problem.
We are still waiting for the electrical report which the EA said could be done in a day, it’s been two weeks now!
On a positive note my DH is coming on a business trip next week, so he will finally get to see the house.
Then it will be crunch time, we will either insist on a firm completion date or pull out. I have been wondering if the divorced XH maybe doesn’t want to move out of the house as it seems like he has caused all the confusion and delays, we’ve been told all along he keen to move on, but maybe that’s not the case.

TakeYourFinalPosition · 30/09/2021 09:14

@Getyourarseofffthequattro Arrrggghh! I'm sorry she had no updates... no progress makes me really nervous now, our estate agent dragged it out for weeks making it sound normal. I'm not too sure what you can do if it's the house you want, though. Are there any other options on the market just incase? Flowers

@Itscoldouthere Good news about the JK! And that your husband will get to see the house. Best of luck with getting a set completion date.

We're back to waiting on our buyer now. He's got the price for the searches - 50% of what his solicitor quoted, and he'll save the 5 working day wait that the council has right now, so I presume he'll buy them. Then it's just over to his solicitor to raise enquiries, and his mortgage offer to come back.

I'm nervous already because we didn't get the mortgage offer last time, and our seller has been clear that they can't go beyond October 22nd. For whatever reason, reapplying for the mortgage isn't an option for them, so at that point the chain would collapse.

I'm trying to distract myself but it's horrible being in limbo all the time!

Getyourarseofffthequattro · 30/09/2021 11:48

@TakeYourFinalPosition there is other stuff out there if this all falls apart. To be honest though I just want whatever is the quickest option now. I'd happily live in a shed if it meant I could not have to stay with my parents during the week. I had a full on breakdown yesterday after being told I was naive for thinking we might have a date by now (four weeks after signing contracts) and basically just sobbed in a corner away from everyone. I can't stand it if they tell me again it's not that bad I might just fucking snap. How the fuck would they know how bad it is having never fucking had to do this! Honestly once I've moved out I probably won't see them for months because I need to get away. I can't take it! I know they're trying to make me feel better but they're making me hate them. It's horrific literally.

I don't understand why this mortgage is taking so bloody long and why I'm getting told two different stories. I'm wondering whether to just stop asking.

Honestly if I haven't died of a stress related condition before we move I'll be surprised. I'm at absolute breaking point. I am a shit mother, a shit employee, a shit fiance, shit daughter. I feel like a bloody shadow of myself and I can't even speak about it to anyone except on here because all I get is "it's not that bad, stop chasing it, it'll happen, you can't rush" Angry

shineysides · 30/09/2021 13:17

Nothing new for me either today. I really need to know if they are proceeding as I'm currently playing phone tag with my removal company. I don't want to lose more money.

I'm also more annoyed that I was yesterday. We've been completely open with our buyers, we passed on the planning letter as soon as we got it and with ample time to comment and before we'd even agreed a moving date. I don't see how it's our fault they haven't done anything with it till now. We will lose a lot of money and our onwards purchase if they pull out at this late stage, having given us every impression that we were proceeding as planned Angry

TakeYourFinalPosition · 30/09/2021 13:41

Aw @Getyourarseofffthequattro, I’m sorry Flowers I get it, completely. All the platitudes make you want to explode… we’re getting the opposite from the inlaws, you’d think we’d be homeless if it collapsed, his mum keeps crying. But at least we can avoid them most of the time!

I really feel for you. I hope it’s just a slow mortgage offer, and it’s through very soon. I couldn’t cope with living with someone else as well as coping with this… you really are doing an amazing job keeping it all together x

Itscoldouthere · 30/09/2021 15:49

@TakeYourFinalPosition I hope it all comes together for you, it seems like it was no time ago when I thought I’d be done well before end of September, but now your deadline of 27 October doesn’t seem that long away! I hope you can make it happen.
Our mortgage is only till 3rd November so if we are going ahead I want things completed in the next few weeks.
I went to our storage lock up today, it was rather sad seeing the remains of my family life inside, I now just want a home here to put it all in 😢

TakeYourFinalPosition · 30/09/2021 16:00

@Itscoldouthere Aw, that must be tough! I had a storage unit from my old rental until the weekend before lockdown, it was so weird visiting. I put off going to empty it out for AGES. Thankfully, it does mean the garage is boxed and tidy!

I was sure we'd be done for the end of September, too. It's crazy that it's been so long for us all... I'm nervous that the end of October is only 3 weeks away, and I've got no control over anything, again. Theoretically, our buyer should be motivated as they are paying for weekly accommodation, but in reality they haven't responded about the searches yet and we're waiting on their mortgage offer.

I hope that your seller agrees to a set completion date soon.

WonderOnTheUp · 30/09/2021 16:19

Can I join?

It’s been a “fun” year to be buying a house. DH and I have separated and I’ve been looking for a home for me, DS and the dogs (DH keeping current house so I’m no chain).

After countless viewings, offers and offers over asking I finally had an offer accepted in July!

Naively thought I’d be in by now as there’s no chain at all but it’s still ongoing as waiting on paperwork from vendors solicitor.

Until today that is!! Solicitor rang to say I can go in to go through the contract tomorrow. In my excitement I forgot to ask if I’d be signing forms for exchange. Does anyone know if this is likely or is the contract review a step before the exchange?

Don’t want to get too carried away in case I’m still a long way off! Grin

Getyourarseofffthequattro · 30/09/2021 16:23

Thanks @TakeYourFinalPosition you've been a big support! It's just shit isn't it. I really hope your new buyer pulls his finger out and you can move before the end of Oct.

I'm hoping it's just a slow mortgage company too. I'm gonna wait until next week and see if I get any update. It's just hard when weeks go by and nothing changes. You know better than anyone!

shineysides · 30/09/2021 16:30

That's great news @WonderOnTheUp, I don't know about the contracts as I'm in Scotland so things are a bit different here

To add insult to injury my mortgage approval has arrived today. Talk about crappy timing haha

LemonSwan · 30/09/2021 19:26

Hello all,

We did it! We are in :)

Very happy. Hang in there! You will all be in soon as well.

Okigen · 30/09/2021 21:26

So my solicitor is now on holiday.... until 20/10. I was wondering why last week she suddenly sent me the management pack (after 2 months of me emailing back and forth asking where it is).

Surprisingly I'm now so fed up that I didn't even feel angry. I just sent a strong worded note to her assistant asking who will now follow this up, and make a mental note of finding out the senior partner's email in the weekend when I have more free time.....

readytosell · 01/10/2021 09:36

Well I've been quiet on here for a few days because... I'm in! I'm here. All went through relatively smoothly (apart from vendors taking ages to get all their stuff out because their seller decided to have a last minute wobbly...) But in the grand scheme of things, it's already forgotten.

Sorry to read some of you are still caught up in endless shit. Everyone says how broken the English system is, it really is so frustratingly bad.

I finally had a good night's sleep last night, first one for months. This isn't my forever home, but it's a step to help me move on with my life and make some changes.

Now just another three hundred zillion boxes to empty.... Grin

TakeYourFinalPosition · 01/10/2021 16:57

Congratulations @readytosell!! I hope you settle in well, I’m so pleased you got it over the line.

Eurgh I’m sorry @Okigen. Our solicitor never came back from annual leave, it’s always fun!

@Getyourarseofffthequattro FlowersFlowers I feel for you. Will you be with DP this weekend?

We’ve had some movement today… not much, but some! Buyer wants to come back and view tomorrow as it’s been a while since he’s seen here, which the estate agent had forgotten to tell us, but that’s okay. Doing a bit of a rush tidy now!

And his mortgage valuation is Monday. We didn’t get this far last time, so that’s exciting but scary!

The rest of the chain have asked for confirmation that we’re all happy to complete by mid November at the latest, otherwise my sellers seller is going to stay put. I’m still hoping for mid October, if I’m honest, I’ll be weeks from my due date in mid November Blush

Getyourarseofffthequattro · 01/10/2021 21:55

Ah congrats @readytosell!

@TakeYourFinalPosition yeah I'm home now. he's at work until midnight but even so I'm just happy to be back for a couple of days!

No further news this week. Just hoping for something, anything next week!

Okigen · 02/10/2021 15:13

@TakeYourFinalPosition Ouch! How did you deal with your solicitor not coming back ? Did you change them?

finova · 02/10/2021 19:13

20 weeks in here now.
Deadlines keep passing.
8 weeks till our mortgage offer runs out.
Just waiting for vendors to agree an exchange date…no idea what’s taking so long.

Paranoidandroidmarvin · 03/10/2021 12:27

I actually forgot the other day that we were even moving. We are waiting on a piece of paper from the council for the extension. I asked how long that would take. No one knew. Apparently it could take weeks or months.
My husband and I are going to put a date on our diary for when we say we are not waiting anymore. My buyer as nice as they are, are not going to wait for six months for a piece of paper.
I don’t even know if it is just the piece of paper or they didn’t actually have someone come out and check the work.

So. I have been doing other things. Think it helps we really don’t want to be moving at all but have to. I have a feeling we will be here for Xmas.

TakeYourFinalPosition · 03/10/2021 12:48

@Getyourarseofffthequattro Glad you're home - I hope you're having a lovely weekend Flowers

@Okigen No, she took a week off and her assistant said she'd keep an eye on things for the week but not much would happen that week... very frustrating. Then when she was due back, they emailed to say she wasn't coming back, and we'd be looked after by a director instead, then we were switched to someone else "acting for" the director... and then we settled on the solicitor we've got now. It's been exhausting. They always start again when they come back, so it's been so slow!!

@finova I feel you. I'm sorry Flowers

Buyers viewing went well yesterday, they're very keen to move in. Buyer was concerned that his solicitor has advised him it'll be 4 - 6 weeks until we're ready to complete, and his son has got nowhere to go for that time, so he asked if we'd consider moving out and letting them rent the place from us. We can't... we've got nowhere to go, and the baby is due in 8 weeks. But the house above us is empty, so I think we could do simultaneous exchange and completion, but he has to get his side ready.

Our seller has applied for a mortgage extension, and the chain as a whole have made an official request that it's sorted by 16th November at the latest. I'm so hoping it's before that.

Fingers crossed for progress for us all this week! Next up for us is the mortgage valuation tomorrow morning 🤞

Getyourarseofffthequattro · 03/10/2021 13:30

Thanks @TakeYourFinalPosition it's just nice to be home!

Just hoping for some progress this week.

Sounds positive for you! I hope everything moves quickly!

Bobbleka · 03/10/2021 16:30

I can’t believe I’m actually able to join you on here at last. I never thought I’d be in a position to be able to buy. It’s been so hard to even get a viewing for the price range I’m after (£160-200k) but I’ve been on five this week and offered on one today which is perfect, but I can’t go much over asking so don’t expect to stand a chance.

All the estate agents I’ve spoken to (Birmingham) have said the market is still crazy with more viewing requests than they can handle and everything still going for over asking even though prices are sky high.

Sigh.

Getyourarseofffthequattro · 04/10/2021 10:53

No news on exchange / completion. Just got the report on the log burner and it needs work. doesn't say whether it's passed or failed the inspection. Bastards. They told us they got it serviced every year. Yeah course.

Just asked solicitors to ask them to confirm if it passed or failed. Not sure where to go from there.

I am so fed up! Just give me a date goddamit.

TakeYourFinalPosition · 04/10/2021 10:58

Good luck @Bobbleka! You're not far from me. I hope you hear back quickly.

@Getyourarseofffthequattro That's really frustrating. I hope it's a pass... do you think they've removed part of the report? It seems odd for it not to specify if it's passed. Unless needing work is an automatic fail, I guess. I'm no expert in log burners!

We've just had the mortgage valuation; he was here for five minutes. He gave nothing away, sadly! But hoping he'll pass that on to the bank quickly...

Then it's just waiting on our buyers' solicitor. I'm a bit nervous that he's convinced she's said 4-6 weeks and won't happen any quicker... I'm hoping that changes 😬

Getyourarseofffthequattro · 04/10/2021 11:15

I know! I think they might have maybe. I don't know anything either so I've just emailed back to ask whether it passed!

Five mins that's quick! Hopefully it's positive news.

My cousin is buying a house too and she made her offer a couple of days before us and she's completing in ten days. It was a probate as well so she's been lucky. I'm so insanely jealous!

SaltySeaAir · 04/10/2021 13:49

Hope everyone hears something positive this week!

I think we are getting there. Who is it that starts suggesting dates? Can I start asking about this?

We are finished with the searches, enquiries are back (not heard from solicitor to know if she wants to ask anything else) and the house our vendor is buying is in the same position. There are 5 in the chain altogether, I don't know what the other 3 are doing, we are at the bottom.

Who is it that first suggests a date for completion/exchange? I am wondering if half term is in anyway a possibility? 🤔 Do I speak to the estate agent or Solicitor?
