So our buyers came round yesterday - they're reluctant to apply for a new mortgage, as apparently their rate will be higher. They've asked if we'll complete in September and rent from them until we complete on our purchase three weeks later. After much consideration, we've said yes, but I did point out they'd need to consider their insurance etc., so not sure if that's thrown them off. Otherwise we've offered to pay the valuation fee if they do go for another mortgage. Meant ro be moving in five and a half weeks, hoping to God we can get something sorted!

No real news here... we've got one document outstanding to sign, which our solicitor couldn't find on Friday, but we did get the first enquiries from our buyer. All seem fine, except that they want us to pay for an electrical inspection. I don't think we have time, and I'm not keen, to be honest...

They're still waiting for a mortgage offer to come back, and searches. They had also said they'd get a separate house valuation, and a survey here, last week, but nothing happened.

The rest of the chain is getting very antsy, and I'm now 23 weeks pregnant... I'm hoping they pull this out of the bag this week 😬

We’ve had a call with the EA this morning, our sellers are getting a gas and electrical report done this week and getting a specialist in to look at the Japanese Knotweed.
We don’t know if our mortgage will still lend or not, we need to find out the severity of the problem first.
It’s really thrown us, were not sure if we should pull out or not, so much mixed reactions to JK, I’ve read that 82% of people wouldn’t buy a house with it in the garden, also that it can effect the house resale price by between 5-20%, so we’ve got obvious reservations.
Feel like we are just in limbo land now.
I hope everyone else has a better time than us.

It’s 2 weeks 6 days until we’re meant to be completing. I’m trying to push for an exchange date this week. I have phoned the estate agent and they are chasing as is our mortgage broker. Our solicitor seems to have gone on radio silence. This is the most anxiety inducing time so far. We urgently need to exchanged before the start of the school term next week.

@TakeYourFinalPosition, I highly doubt it! They suggested it before, when the chain collapsed, but then it was a much more open ended thing and we said no, as it wasn't certain we'd have anywhere to move to. Pretty sure their solicitors would advise against it, but their only other option if they don't want to reapply is to pull out. Really hoping they don't do that Sad

Sounds like there's a few of us needing things to hurry up. It's hard to understand how it can all take so long!

No news for us as of yet. Hoping our buyers are getting a shift on sorting their mortgage and their solicitor is on it with enquiries etc. We are just waiting on them now. Saying that, we sent answers to enquiries weeks ago and haven't had a response. Not sure whether they will come back with any more questions.

Well spoke to the seller's agent who has spoken to the agent next up the chain, their client (so my seller's seller) is buying an doer upper end of chain. Seems the survey has come back much worse than expected and they're deciding what to do. So back to limbo land. And they're going on holiday next week as well just for an extra bit of fun!

@Itscoldouthere so infuriating if the sellers were aware of this and have allowed things to progress this far without mentioning it to anyone. I had a similar withholding of information on an attempted purchase last year and you are left wondering 'wtf did they think we'd never find out?!'

The pain continues. We gave our sellers an ultimatum which give them a shock and they came back that day with a compromise (until now they've taken days to respond) the rest of the chain have reluctantly agreed to the new date. It'll mean that we exchange early September with a long stop completion date of the end of November. We'll have to complete on ours mid September and find somewhere else to live for a few weeks, but if we've exchanged I'm willing to do this.

I just want it all to be over!!! What will it be like to not have the stress of all this!!!

@LopsidedWombat I just don’t get it, what do people think they will gain by withholding information? Do you think they do it in the hope that you will be so far down the road you won’t pull out?
Seems like madness to me, but then again we’ve always been honest and upfront and had very good paperwork when selling, I’ve never understood people who don’t put any effort or thought into selling a house.
Now I just think our sellers are untrustworthy idiots and I’m not sure if I want to buy there house!

We’ve just been to see our estate agent. Our buyer is making little progress and they think that it’s unrealistic to expect him to complete before the end of September. That was always the requirement of the wider chain, and is in all the paperwork.

I guess we prepare for baby here and it all to fall apart, but I’m so annoyed they’ve let us spend so much on surveys, searches etc when they are now saying it was “always unlikely”.

I’m sorry to hear that @TakeYourFinalPosition I hope you can get it sorted and that it doesn’t fall apart.
We now have to wait to see what the Japanese knotweed survey says won’t find out for a couple of weeks.
I’m now planning a trip back to UK incase I need to search for a new property. It’s all too complicated.
Covid has made our lives so different to what we expected and difficult, I just wish there was more certainty for the future.

Well we've had a letter today from the council advising us of our neighbours intentions to convert the local pub into four apartments. They'd actually already started building but have been shut down for a couple of months as they had no permission.

We've had to pass on the consultation details to our buyers solicitors and cross our fingers that they don't run scared as we haven't completed missives yet. Hoping that it will be fine as the neighbours had already started the work when our buyers viewed so they were aware.

Really need to get an entry date sorted with out new place so we can set a date and complete missives.

@Itscoldouthere the mind boggles doesn't it! I think you may be right as they surely cannot think it will go undiscovered. With ours, there were several things that came to light which had us wondering what else we might find after completion as the sellers proved themselves to be a bit creative with the truth but they pulled out last minute anyway. I hope yours works out for the best whatever you decide to do!

Does anyone know at what point you can discuss completion dates? Because our solicitor just keeps "noting my preference" but she might as well be telling me to fuck off and leave her alone. She said she was chasing whether our answers to enquiries were acceptable weeks ago and nothing since. Just keeps telling me she'll update me when there's news. I feel like replying and saying yeah but what are you actually doing about it?

I am going to have to split my family up and nobody gives a shiny shit but me.

@Getyourarseofffthequattro I had just started putting dates out there with our estate agent ( although that all gone out the window now) I think you’ve got to start somewhere and the chain all have to agree a completion date as once that’s fixed it can’t be moved after you’ve exchanged, obviously the time between exchange/ completion will be dependant on everyone’s circumstances but I think it’s quicker to get estate agents to start talking about it as some lawyers take forever, it’s in the EA favour to get things moving!
In my case it’s just us and our sellers so I was asking for completion 23 September (to make sure we made the end of sept stamp duty) with exchange ASAP.
I think if we now do still buy this house we will miss the end of September deadline so another £25000 lost!

@Getyourarseofffthequattro We've been told we can't discuss dates until everyone is ready to exchange, once everyone has their mortgage offer and all enquiries are resolved. Allegedly, our solicitors will let us know when everyone is ready. Realistically, the chain further up has been waiting for a while now and were keen to exchange in August and complete ASAP in September.

I hope you hear back from your solicitor soon.

I've got a glass of alcohol-free wine tonight. It's not remotely the same, but I feel lost. DH is still optimistically thinking that we'll get this done, but I just can't see how, if nobody is willing to chivvy the buyer on.

Our EA was really put out that we went in, and kept saying plenty of people have been waiting longer... She did say that she had a direct call from the estate agent at the very top of our chain yesterday, and that as a result she called our buyers' solicitor, who said they felt some paperwork was missing and that there had been an error with the searches, so they won't be back until the 8th... but we had enquiries from them on Friday, none of which mentioned any missing paperwork.

She said she'd told our solicitor about it yesterday, but we can't get hold of anyone on her behalf, and she's now 4 days into 3 weeks annual leave.

I probably need to mentally detach from the house, but I'd been dreaming of the nursery 🙈

Thanks both. In reality our sale and purchase are potentially at that point (well enquiries may or may not be satisfied nobody can be arsed to tell me!) But our vendor has only just secured her onward purchase but are hopefully ploughing on with mortgage offer and enquiries. Searches already done. Feel like I'll be at my mum's apart from dp for months and I cant hack it.

@TakeYourFinalPosition that’s so hard and understandable that you’ve been getting mentally attached if you have a baby on the way, one just wants to nest.
Moving is far too stressful and if you have existing MH or anxiety it’s a killer, all the waiting on others and lack of control, on top of spending so much money without knowing if you will actually get the bloody house, let alone worrying if you will like it once you move in.
I honestly used to be so cool about moving house, but it’s just got harder and harder as I’ve got older!
Enjoy your glass of wine (it will be nice even without alcohol, I do that with a virgin G&T ie no G 😊) I’m going to go and have a swim, we’re having a heatwave where I live in Canada, it’s so humid, actually rather unbearable, but my condo apartment does have a pool on the roof, which I’m extremely grateful for and use all the time!
